Builder Reputation and Brand Confusion

There is a notable concern regarding the builder's overall reputation, with some perceiving them as not being a 'tier-1' developer and having a history of issues, including past fraud allegations. A significant point of confusion exists between 'Shriram Land' and 'Shriram Properties,' where negative experiences with one entity can inadvertently affect the public's trust in the other, even if they are distinct. There are also mentions of a director with a history from 'Properties' and concerns about corporate structures potentially shielding the main entity from liabilities.

Compact Apartment Sizes and Design

There are concerns that the apartment units, particularly 3-bedroom configurations, are considerably small, often described as 'matchbox' sized, which may not meet expectations for space in Bangalore. The design also includes common walls, which can impact privacy and living experience.

Shriram build quality is grade A but the apartments have common walls and they build match box size apartments.

They build match boxes for a premium. The 3 bedroom flats are build on 1000sqft. Too small for Bangalore

Premium Pricing for Limited Space

Despite the feedback on compact apartment sizes, the pricing for these units is considered premium, leading to a perception that buyers are paying a high cost for relatively small living spaces.

Builder's Perspective

Response to hard water issues:

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
