Justified/Negotiable Pricing

While some consider the prices high, others believe the asking rates (e.g., 1.55-1.8 Cr for 1200 sq ft) are justified based on actual transaction rates in 2025 and the project's location and carpet area. There is also perceived room for negotiation.

According to sqft rates paid in actual transactions in 2025, the price for 1200 sqft should be 1.55-1.8 cr. So, what the buyers are asking is justified but there is room for some negotiation.

Persistent Water Logging and Flooding

The property, particularly its basement, experiences consistent and severe water logging during heavy rains, with reports of flooding causing chaos in the past. This issue is attributed to the project's location in a low-lying area, specifically between two lakes, and a storm water drain (nala) running through the premises. Despite some mitigation efforts like installing motors, the problem persists during above-average rainfall.

There's consistent problem of water logging in basement during rains. The property is located right between two lakes, and There's a nala going inside the apartment, connecting the two lakes. There was lot of chaos in the apartment couple of years back during flood.

AM
Alka M.

Relatives living here said it’s still a problem but not like it was 3 years back. They have installed some motor to push water out but doesn’t help when it rains more than average.

MK
Mayank K.

Do not buy flat in this apartment. When it rains heavily there is a water logging in apartment.

VJ

Water logging in basement is a thing though I saw it only once when it rained heavily for a consistent amount of time.

BR

It’s on a lake bed and yes water logging is still a problem so it’s not worth investing in.

AC

The project on Haralur Road has witnessed flooding 5 times in the last 2 years.

Location on Lakebed/Wetland/Near Storm Water Drains

The project is situated on what is described as a lakebed or wetland, specifically between Kaikondrahalli and Kasavanahalli lakes. A storm water drain (nala) reportedly runs through the property, connecting these lakes. This geographical positioning is a significant concern, contributing to water-related issues and raising questions about the long-term stability and legality of the construction, despite a green tribunal allowing construction after plan modifications.

KJ

Project looks good, but heard it's on a lake bed you can do your due diligence on that.

RM

The inside part of Shubh Enclave is all wetland. Especially the area near Shriram Chirping Woods and all adjoining area. Storm water drains still connect these lakes.

NT
Neha T.

The property is located right between two lakes, and There's a nala going inside the apartment, connecting the two lakes. Pretty sure its on lakebed or has a very low elevation.

RM
Rohan M.

It isn't just low lying. They have just simply built around an SWD. Metal fences have been put up but those aren't gonna stop water from flooding the society & bricking people's cars.

RA
Rohit A.

If it's this project, abort mission. That society is sandwiched between two lakes & a SWD cuts right through it.

High Pricing and Questionable Investment Value

The asking prices for units, such as 1.8 Cr for a 2BHK (1200 sq ft), are considered steep and potentially inflated. While some argue the price is justified due to location and carpet area, many believe it's overpriced for the issues present and may not yield good returns on investment or rental income in the long run.

1.5cr (plus stamp & registration) would be the most you should pay otherwise you wont get any returns 5 years down the line.

PR
Pankhuri R.

Asking prices for 2BHKs hovering around 1.8 Cr... Is this price justified? Feels like a huge price.

NP
Nandini P.

1.8cr is the max this property will fetch. From investment or rental yield perspective, you'll not be able to recover your 1.8-2.0 cr.

Project Stoppage, Partial OC, and Legal/Regulatory Issues

The project reportedly faced a long duration of stoppage and had issues obtaining Occupancy Certificate (OC). While partial OC has been received for some buildings, the history of delays and regulatory challenges, including a green tribunal case regarding wetland construction, raises concerns about the project's compliance and completion.

STP Water Issues, Poor Water Quality, and Nala Smell

Residents have reported recurring problems with the Sewage Treatment Plant (STP) water supply, leading to inconsistent availability and poor flush water quality. Additionally, the presence of a sewer (nala) running through the apartment complex can cause unpleasant smells, especially during rains, and some have noted tap water sometimes stinks. There are also reports of poor waste management in the general vicinity, contributing to smoke and stink.

STP water issues pop up now and then. One big turn off for us was the Naala (sewer) running through the apartment causing smell in rains and that the water from taps also stinks a little sometimes.

A BBMP vehicle was dumping garbage on approach road to Shriram Chirping Grove. This road and opposite lake has become a solid waste management site. Every evening they burn garbage and the area is full of smoke and stink.

Lake Encroachment and Buffer Zone Violations

There are allegations that the project encroached upon or destroyed parts of a lake and violated buffer zone regulations, particularly concerning the Kaikondrahalli and Kasavanahalli lake wetlands. This has led to environmental concerns and calls from residents to protect the ecosystem.

Response to hard water issues:

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
