Strategic Location & Connectivity to Airport/Tech Hubs

The project boasts a highly advantageous location in North Bengaluru's airport corridor, positioned just minutes from Kempegowda International Airport. This area is recognized as a rapidly developing urban zone, benefiting from robust infrastructure and enhanced connectivity. It is particularly appealing for frequent flyers and professionals working in the numerous IT parks and Special Economic Zones (SEZs) that are either established or rapidly emerging in the vicinity, including major companies like SAP, Shell, Airbus, and Boeing.

SAP, Shell, Airbus, Boeing, Philips are some big names am aware of who already shifting/shifted to tech parks near airport. So obviously projects around these areas will cater to such crowd Its similar to how EC came up, whitefield came up. North Bangalore is the next hub

LP
Lata P.

Sattva Aeropolis near the airport is aimed squarely at the new North Bangalore workforce: studios to 3 BHK apartments on about ten acres, five minutes from Kempegowda International Airport on NH-44, with a lot of buyers coming from nearby tech parks like Prestige Tech Cloud and other information-technology and special economic zone (IT/SEZ) developments in that corridor.

Long-term Investment Potential in North Bangalore

The North Bangalore region, including the area around Sattva Aeropolis, is identified as a promising zone for long-term real estate investment. This potential is driven by ongoing and planned infrastructure developments, including metro connectivity, and government initiatives to establish new IT SEZs and industrial parks. While immediate returns might be speculative, a horizon of 7-10 years is expected to yield significant appreciation.

Positive Construction Quality (from other Sattva project)

Based on feedback from another Sattva project (Misty Charm), the construction quality is generally positive. Fittings are branded, overall planning is solid, and the developer has shown responsiveness in addressing issues identified during inspections, although some minor flaws and seepage concerns were noted.

Good for Remote Workers/Retirees

The location on the outskirts of the city is considered a good option for individuals with full-time remote jobs or those nearing retirement. it offers benefits such as better roads, less traffic, and the availability of quick commerce, providing a peaceful living environment away from the city's hustle.

In my parent’s case, my dad works a full time remote job and is probably close to retirement. The outskirts seems like a good option for him as there aren’t a lot of benefits that he would gain from living in the city. Quick commerce is available as well, better roads, lesser traffic, overall the better option for my parents in their case

High Pricing & Overheated Market

The project is perceived as being highly priced, with current rates already incorporating anticipated future growth, making it potentially less attractive for investors seeking significant short-term returns. The broader North Bangalore real estate market is described as overheated and speculative, with concerns that prices are inflated and may not offer substantial appreciation in the near future.

SP

I spoke over call with them and they are not ready to negotiate at all, almost 2.03cr for 3bhk and they even said the road is merely 'proposed' and that it will not be made which I can't believe just yet. they are priced well over their competitors too

TS
Tarun S.

North Bangalore bubble will burst, By just showing the upcoming iT parks in that area does not mean it will have occupancy and Core IT companies will move there. ... For existing investor they are getting inflated and peak pricing with flats at 10k and land at 6k + per sqft.

Lack of Builder Transparency & Negotiation

Buyers have reported issues with the builder's transparency, particularly concerning the proposed CDP road, with reluctance to include specific clauses in agreements. There are also complaints about limited negotiation on pricing, with the builder often stating fixed frameworks. Additionally, there's a specific concern about parking rules being verbally promised but not documented in sale agreements.

SHOCKING NEWS IS THEY ORALLY SAY "THEY ALLOW CAR PARK INSIDE THE COMPOUND BUT REFUSE TO MENTION NEITHER IN SALE AGREEMENT OR SALE DEED"

ND

If it won't be implemented is the builder willing to mention the same in the agreement and will he be open to mention the remedies he would be liable to if the CDP road comes in example to start with construction of new boundary walls gates etc.

The only thing management will do is to Lie to sell their property. Do you expect management to tell their customers that yes a public road will pass from layout.?

Risk of Proposed CDP Road Bisecting Project

A significant concern revolves around a proposed City Development Plan (CDP) road that appears to cut through the project. This could potentially divide the community, severely impacting the accessibility of amenities, compromising the "gated community" concept, and negatively affecting future resale values. Despite builder assurances that the plan is outdated or won't materialize, there is considerable skepticism among potential buyers, especially given the area's increasing traffic and planned growth.

The road will likely come after 5 years and dissect the society into two halves.

NT
Neha T.

the resale value will be affected I think as the main USP of this project is 'largest Gated community' in the vicinity and IN FACT they made this huge wide open spaces their biggest marketing factor and there's also this issue with the clubhouse- it's located in the 1st chunk and also it will kill the whole point of gated society if you've got to cross roads for accessing amenities.

PR
Pankhuri R.

I'm interested in a project but there's a Catch to it. | so I was looking to buy a 3bhkflat near airport corridor(North Bangalore) and looked at Sattva aeropolis... when I checked the brochure, there is a 'proposed CityDevelopmentPlan' road bisecting the project. am I overthinking this?

High Tension Wires within/near Project

Long-term Connectivity & Livability Challenges

Despite future plans for metro and infrastructure, current connectivity to the main city is considered distant, leading to potentially difficult commutes. The area experiences heavy traffic, and immediate livability might be challenging until promised developments, which could take 5-10 years, fully materialize. This makes it less ideal for those needing quick access to established IT corridors.

General Builder Quality Concerns (from other Sattva projects)

At the time of 1st inspection, there was seepage indicators in the walls adjacent to the bathroom. Sattva claims its been fixed, but the inspection dampness report indicates that there is significant dampness in those same walls (it has been quite awhile since Sattva supposedly fixed the issue). Others in the community have reported similar issues, citing that they had to get additional work done post handover

Future Job Market Uncertainty in North Bangalore

The long-term viability of planned tech parks in North Bangalore is questioned due to the potential impact of AI and automation on job roles. This could lead to a reduction in workforce demand and office space requirements, affecting future occupancy rates and the overall residential market in the area.

It wont take all the jobs buddy, but reduction in workforce means companies will reduce office spaces rather than opening new ones...

I wonder, as AI and automation impacts roles will these planned tech parks go into execution or not.. if people only won’t be needed to work, what the hell these tech parks will cater to?? So I feel at this point of time it’s highly risky to invest in North Bangalore … anything can happen in next couple of years ..

Airport Proximity Concerns (Noise/Runway Path)

While proximity to the airport is a key selling point, it also raises concerns about potential drawbacks. These include noise and disturbance from air traffic, and a specific worry about the project's location being directly in the path of a runway, which could imply safety or regulatory issues.
