SAP, Shell, Airbus, Boeing, Philips are some big names am aware of who already shifting/shifted to tech parks near airport. So obviously projects around these areas will cater to such crowd Its similar to how EC came up, whitefield came up. North Bangalore is the next hub

Based on feedback from another Sattva project (Misty Charm), the construction quality is generally positive. Fittings are branded, overall planning is solid, and the developer has shown responsiveness in addressing issues identified during inspections, although some minor flaws and seepage concerns were noted.
All fittings were branded - Jaguar, Hindware, Schneider, Yale. Ceiling heights and overall planning was marked as solid by the inspection. And the place looked markedly better after the work was done by Sattva.

In my parent’s case, my dad works a full time remote job and is probably close to retirement. The outskirts seems like a good option for him as there aren’t a lot of benefits that he would gain from living in the city. Quick commerce is available as well, better roads, lesser traffic, overall the better option for my parents in their case

I spoke over call with them and they are not ready to negotiate at all, almost 2.03cr for 3bhk and they even said the road is merely 'proposed' and that it will not be made which I can't believe just yet. they are priced well over their competitors too
North Bangalore bubble will burst, By just showing the upcoming iT parks in that area does not mean it will have occupancy and Core IT companies will move there. ... For existing investor they are getting inflated and peak pricing with flats at 10k and land at 6k + per sqft.

SHOCKING NEWS IS THEY ORALLY SAY "THEY ALLOW CAR PARK INSIDE THE COMPOUND BUT REFUSE TO MENTION NEITHER IN SALE AGREEMENT OR SALE DEED"
If it won't be implemented is the builder willing to mention the same in the agreement and will he be open to mention the remedies he would be liable to if the CDP road comes in example to start with construction of new boundary walls gates etc.
The only thing management will do is to Lie to sell their property. Do you expect management to tell their customers that yes a public road will pass from layout.?

Despite builder assurances that the plan is outdated or won't materialize, there is considerable skepticism among potential buyers, especially given the area's increasing traffic and planned growth.
The road will likely come after 5 years and dissect the society into two halves.
the resale value will be affected I think as the main USP of this project is 'largest Gated community' in the vicinity and IN FACT they made this huge wide open spaces their biggest marketing factor and there's also this issue with the clubhouse- it's located in the 1st chunk and also it will kill the whole point of gated society if you've got to cross roads for accessing amenities.
I'm interested in a project but there's a Catch to it. | so I was looking to buy a 3bhkflat near airport corridor(North Bangalore) and looked at Sattva aeropolis... when I checked the brochure, there is a 'proposed CityDevelopmentPlan' road bisecting the project. am I overthinking this?

I guess I saw it passing over inside of the gate…yeah kind of entrance road maybe but isn’t it inside the society gate

This makes it less ideal for those needing quick access to established IT corridors.
If you end up buying in North Bangalore, you would be travelling the other way round, from North to Sarjapur and ORR for work. It's not going to be an easy journey.
How do we manage till the metro comes up or a new corridor or road gets completed?
How are they planning to come to office even once a week? I feel its a stretch to even go there for a site visit.

Sattva property is not worth buying has poor quality and not worthy buying pls dont invest in their appartment
At the time of 1st inspection, there was seepage indicators in the walls adjacent to the bathroom. Sattva claims its been fixed, but the inspection dampness report indicates that there is significant dampness in those same walls (it has been quite awhile since Sattva supposedly fixed the issue). Others in the community have reported similar issues, citing that they had to get additional work done post handover

It wont take all the jobs buddy, but reduction in workforce means companies will reduce office spaces rather than opening new ones...
I wonder, as AI and automation impacts roles will these planned tech parks go into execution or not.. if people only won’t be needed to work, what the hell these tech parks will cater to?? So I feel at this point of time it’s highly risky to invest in North Bangalore … anything can happen in next couple of years ..

I did see a few flights land during the time and there was enough noise or disturbance in both the places. Do consider this if you plan to stay there!

this is very wrong from ur part that we cant change the property we current have just booked (sattva aeropolis) to another sattva project (sattva cubix park) it's literally like changing the bank address to another address but still having the same bank
