Even though metro station is still 5kms from my place, I can take a rapido bike to the station or a bus ride and can reach my Ulsoor office in better time than using an auto or cab.

Bangalore, like many urban areas, suffers from significant noise pollution and traffic congestion. Residents report constant hums of cars, loud trucks, engine braking, and general city chaos, which can be particularly noticeable in otherwise quiet areas or at night. This noise can disrupt sleep, cause stress, and negatively impact overall quality of life, leading some to seek properties further away from busy roads or even consider selling their homes due to the persistent din.
The problem is, when you live urban you get accustomed to the noise (which unknowingly adds stress). When your surrounded by quietness, the noise becomes obvious.
I can hear the hum of cars and the engine breaking of trucks. Living in the city, I was less than a mile from the interstate and while I could hear it, I don’t think I could hear as much detail.
Rain in cities like Bangalore is more about traffic snarls and flooded streets than serenity.
Noise pollution sucks. I live over a mile from a freeway and I hear the constant drone of traffic and truck brakes. It ruins my serene environment to the point I’ve decided on selling my property for something with less noise pollution.
I have always detested the distant din of road traffic. I find it one of the coldest, most depressing common sounds of modernity.

The process of obtaining refunds for booking amounts can be lengthy and challenging, often involving administrative deductions and requiring persistent follow-up, legal consultation, or appeals to regulatory bodies like RERA. Buyers report being caught off guard by these charges, highlighting a lack of transparency and weak consumer protection in the real estate sector.
Unfortunately in India, the refund in real estate doesn't work the way refund in eCommerce does. The main reasons are: 1) Weak real estate laws, RERA i feel is just for marketing 2) Costly and Lengthy legal process.
All builders are the same. I had a similar experience where they deducted a booking amount of 1 lakh, due to no fault of mine.
I booked a unit and paid 1L as token. I was made to sign a form via Aadhar. The next day, I had a sudden family issue... which led me to cancel my booking the day after. Suddenly a month later, I receive a demand invoice of 6.4L+GST, as cancellation charges! (Essentially 2% of the flat value).
Token amounts are expression of interest, by law you can cancel any unit free of charge within 15 days of booking. Please write them an email to the crm, stating this law.
Prestige finally refunded 90k. Charged 10k for admin charges. Was acceptable to me.

There's a high risk of fraud, especially with properties built on agricultural or unpermitted land (e.g., 7/12 properties, collector land). Obtaining genuine documents like occupancy certificates, fire NOCs, and structural stability reports from builders can be difficult. Additionally, issues like unallotted parking, undisclosed builder loans on flats, and illegal fees charged by brokers add layers of complexity and risk to the buying process.
Share certificate, electric bill, maintenance bill was on Dead Father's name. Wife was first nominee in society, son second. Yet the son was trying to sell the flat to me, this is illegal right?
I cannot trust builders will give me official genuine documents.
Ensure Full Building plan approval is in place and Check Commencement certificate. If these are not in place wait till it reaches there even if you need to pay 5% more. Its not worth taking risk.
Pay utmost attention to 7/12 properties. High chances of fraudsters there.

Living near certain institutions or Slum Rehabilitation Authority (SRA) buildings can significantly degrade the quality of life due to constant noise and other disturbances. Properties adjacent to temples, mosques, marriage/party halls, or SRA developments often experience loud music, religious ceremonies, festivals, and even funerals with drums and wailing throughout the day and night. SRA areas are also associated with issues of cleanliness, including garbage and old furniture being dumped on roads.
Avoid flats that have temples, mosques or schools near them.
If you want peace of mind, don’t buy near an SRA building, Marriage/party halls and lawns, Temple, Mosque, any place of worship. Constant noise, band baja throughout the day/night will ruin your life.
Go for non SRA trust me. SRA’s can be a huge nuisances. They play loud music for every random festival. Drums, Dhols, throughout the day and night.

This act sparked public outrage, not only for disrespecting the children's efforts but also for demeaning cultural heritage, with some comments highlighting potential communal undertones.
Her act not only disrespects the hard work of the kids but also demeans the rich cultural heritage that Pookalam represents.

Purchasing under-construction properties carries inherent risks, including a significant disparity between the quality of materials shown in sample flats and the actual construction. Buyers may also face prolonged delays in project completion, with builders often failing to meet promised timelines. There's also a risk of developers facing financial difficulties or going bust, leaving buyers in limbo.
Avoid building if it has started construction sometime ago no matter how big developer chances of going bust are always there.
Never buy under construction properly because quality of Materials in Sample flat and actual flat is huge.

Despite improvements in Bangalore's metro system, residents in some areas still struggle with poor last-mile connectivity. Reaching metro stations from apartments can involve significant distances (e.g., 5km) and reliance on less efficient options like infrequent buses or ride-sharing services, making the overall commute less convenient than desired.
5km is pretty poor. Needs to be walkable to be useful. If my total journey is 10-12 km why will I not just take the initial leg all the way (cab or bike or whatever).
Bus connectivity is also quite poor in certain places like mine, nearest bus stop is approximately a km walk. If I'm lucky I'll get a rapido bike to the station or a bus ride.

This problem stems from the developer's failure to make necessary payments to the electricity board (Bescom) and a lack of a formal agreement, directly impacting the residents' access to essential utilities.
M/s Castle Vista Pvt. Ltd. got SWAMIH funds for mantri serenity project at Bangalore. The building has not got permanent electrical power. The attached reply to RTI says developer has not made payment to M/s Bescom and also no agreement made. HELP BUYER.

For instance, 3BHK flats starting from 825-850 sq ft are considered a 'sham' as the rooms tend to be excessively small, resembling 'matchboxes,' which can compromise living comfort and functionality.
If you're buying a 2 bhk then don't go below 700sq ft carpet area and 3 bhk not below 1000 carpet area. Telling this because most of the prominent builders constructions 3bhk start from typically 825-850sqft carpet area which imo is a sham because the rooms will be the size of a matchbox.

While these appear tempting, they lead to substantial monthly maintenance charges (e.g., 15k-25k). For working professionals with demanding schedules, these amenities often go unused, making the high maintenance costs an impractical and unnecessary financial burden.
Don't go for high rises as you'll be paying around 15k-25k monthly maintenance for the amenities you are not even going to use. If you're a working person WFO who leaves the home @8am and returns @7pm, you aren't going to get the time to use those amenities.
