More “resort” than “city apartment” with wide open views, tons of greenery, and a lake in the backdrop. The best part is Zero traffic noise. After years of living with Bangalore’s constant honking and I thought standing on a balcony and hearing only wind and birds was such a relief. Even in my budget, it felt like buying myself a daily holiday.
The first time I even came across the project was through a Times of India article that described it as an urban resort community. That phrasing stuck with me because most projects around Sarjapur feel like standard townships — dense, crowded, very phase-wise. This one felt like it was trying to do something a bit different.

Plus, I liked that they’re handing over landscaped areas along with possession, so I know I’ll get the lifestyle and resort vibe from day one.

We booked a unit here after much research and back and forth. But what stood out was the project density, and the floor plan.. Amenities also seem well thought of..
The layout there was significantly more open, and the resort-style landscaping made a huge difference. The views from every room were breathtaking, and the fact that it only offers 3BHK apartments felt more exclusive.

What resonated with me was that it’s a 3BHK-only community. That automatically makes the place feel more family-oriented.

For value-for-money, NBR's Soul of the Seasons (Sarjapur) and Godrej Ananda are decent.

Buy towards Gunjur Carmelaram side, its a good area to invest in currently and will do well in the next 3 to 5 years, is accessible from multiple sides.

Where residents want improvements
While the builder verbally promises an earlier handover by July 2028, the official RERA completion date is November 2029. Many buyers are cautious and are mentally preparing for the later RERA date, recognizing that verbal assurances are not legally binding. This discrepancy creates uncertainty for prospective residents.

However the builder is promising handover by July 2028 since it’s a maivan construction. I don’t know how much genuine are those claims. Thoughts ?

Yes bcoz in Rera everyone gives max timeline…they were confident that they will deliver in 2028. Mostly by end of 2028
For Phase 4 of Sobha Neopolis, the start date was given as April 2024 and RERA end date is Dec 2031. When I asked them they told me the completion will be in May 2028. I am unsure of that though.

Aluminium framework and Mivan is same . It’s just different terminology . But 12 m road part is a disadvantage
Just now visited the site(NBR). It looks a bit shady at least during night also the exact front road looks a little narrow. Definitely will visit in day time to know exactly also FYI there's another connected road which is okay.

Its a JV project and most likely will attract title issues. People buying in phase 1 will only get Phase 1 documents for verification. Want to understand that if there is a possibility ofany legal issues in phase 2 (the documents of the same are currently not being shared as they dont have rera approval for phase 2) so is it still safe to proceed with phase 1 ?
