New BEL road. Might be biased as I did my engineering there, but that place was " happening" even 10 years ago, and has a good blend of traditional and mordern. And some excellent food options( including lots of Dhabas, state messes etc thanks to MSRIT and IISCs proximity

I moved to Dollars Colony near MS Ramaiah for his sake, and boy, best decision ever. Firstly, the location is just perfect! Have a cafe right below my house where I could and work anytime, a bakery right next where I keep going to grab a coffee and smoke, Gold’s gym is 500m away, and I have access to pretty much anything I need on New Bel Road.

Strong Project Fundamentals (Godrej MSR City Shettigere)

The Godrej MSR City Shettigere project demonstrates robust foundational aspects, including RERA approval and successful loan sanctions from prominent public sector banks like SBI. Concerns regarding disputed land have been addressed, with assurances that such areas are not part of the project and no construction will occur near metro lines. The project has also experienced strong market performance, with all 2BHK units reportedly sold out and significant price appreciation.

Sbi is approving loans and has rera approval can anyone share the court document to prove it’s litigation? All 2BHK have been sold and going rate is now 11.2K pre sale was 9.8K

I am a newbie to buying properties so not aware of all the facts, but I verified the property blueprint and docs, the disputed land is not part of the project and no buildings are going to be constructed near the metro area. And it has been approved by sbi n other psu banks.

Yes! The residential areas there are really really calm and they are all next to that one big main road so you get most of the traffic and people gathering there. So you can have a nice walk in one street pop on the main road, get something and go to another street and all those trees make it so that just two streets away the noise is reduced drastically.

Land Disputes and Project-Specific Issues

The Godrej MSR City Shettigere project is associated with significant concerns, including existing land disputes, and potential problems related to access roads, CDP roads, nalas (drains), and the metro line's proximity. There are general warnings about "multiple issues" with the project. Furthermore, the M.S. MS Ramaiah City Layout 🚨⚠️ - Residential Area - Speed Limit 30kmph max - 2 wheelers overdoing speed + #overtaking from left? 🤷‍♂️ Avoid overtaking from the left, if someone stepping out of car, will be injured.
