All their good units are apparently booked. I don't understand how a 2000SBU Unit, 5 years from possession, asking 3CR+, can be completely sold out this early.

Assetz, SNN are similar. You can say tier 1.5 But man some sales-men are so high-handed. I remember visiting with a friend... His words : Oh please sir, how can you compare assetz with SNN? We are a super premium builder comparable only to Sobha.

the jerks told me that they have sold off all 30 flats... I selected a different unit for which they straight away offered 20lakh discount(inflated prices) That guy has been calling me everyday since i visited them 2 weeks ago.

They tried their hardest to sell us the 2nd floor unit. After we refused, two days later, magically a 25th floor unit became available. It's all tactics by these builders to get rid of the undesirable units early.

Assetz salesmen are the most arrogant bunch of pricks I have encountered... they claim to be at par or better than most tier-1 builders while overpricing the projects like anything.

Sales team made promises they didn’t keep... One big selling point for us was the temple “inside” the property... After two years, we find out the temple isn’t even part of the project. It’s on a separate plot, no direct access, and buyers have no rights over it. So basically, it was built using our money, on what we thought was our land, and now it’s not even ours. That honestly feels like cheating.

They are arrogant to not only the customers but also their channel partners. We have created a partnership with them and generate leads with our money and also explain the project and provide the customer all the details but still they use unethical ways to rob our customers and take credit.

2.6cr in Kanakpura donot go, the area will take atleast 10 years to develop. My suggestion will be not to invest in Kanakpura. If you are solely buying for your own living purpose then also don't buy at this inflated rate.

Thr builder is no assets. It is Gokulam Shelters PVT Ltd. They have outsourced the construction work to Assetz. Gokulam shelters is owned by ISKON Bangalore

Gokulam is just for signing. Assetz will do construction and marketing. But Assetz name wont be there in any document

This is not subcontract, in most projects assetz is just the DM the builder is someone else.

The developer is Gokulam and not Assetz. Assetz is just a contractor and they are using the Assetz brand. Gokulam is owned by ISCKON bangalore with 4 monks serving as directors of the company. Gokulam has not executed a single real estate project in the last 15 years.

Their ability to get CC & OC will depend on their own land, approvals and development. Not related to neighbouring projects.. Mantri Serenity had other issues becuase of which their OC was delayed/ denied

The source of land for both Mantri Serenity and this project is the same. They should ideally publish land survey numbers that are under litigation and if this project land is related to those. Transperancy will only increase buyer confidance and clarify any doubts related to the project

In a city like Bangalore where traffic is mostly stand still during peak hours, location is still king. If your kids school or your office are long commutes, then life will be hell regardless of how fantastic your apartment amenities are.

Kanakapura Road resident here. In terms of property appreciation, it may be a good investment. In terms of lifestyle and infrastructure planning, it comes nowhere close to JP Nagar and Jayanagar.

balconies are the biggest scam in the North Indian market, especially in Gurugram. Eight months of super hot weather, concrete heating under the sun until midnight, hot air blowing in , everything here is against balconies.

Balcony and Decks are being sold as ultra luxury but it doesnt improve the quality of life as much. Even in the high end and ultra super duper luxury the Rooms sizes are not that big. 12"X11" or 13" x 12" rooms in a 2400 sqft with 6ft or 7ft balconies feel stupid.

Yes , have got floor plans. Look decent but they have a weird plan where front door goes into dining. Only one balcony in most units.

When the total balcony area is 60sqft in your apartment and the price of carpet is 20k - 25k or 35k psf, then you have to realise, is 15-20 Lakhs is worth paying.

The whole experience after the sale has been just awful – and it feels like once they get your money, you’re left completely on your own. CRM is a joke – and there’s no one to escalate to... It’s like shouting into a void. It’s been over 2 years, and we still don’t know what to do when CRM just completely ignores us. There’s no escalation path, no one in the management who cares. After the sale is done, it feels like you’re not their problem anymore.

Google reviews for Assetz has so many 1 star reviews. Builder said they do not care and it is a small percentage compared to the number of houses they have delivered.
