Normal Salaried employees can't even think of going beyond 1 CR otherwise will remain debt for remaining half of the young life.
Homes have become unaffordable for what you pay in India . Also for 3 or 4% returns don’t make sense anymore .
Stocks will be ofcourse better investment than real estate. Why to wait for trickle down. I have sold my Re on April this year and invested in Google. I am loving it in INR terms. Few do it. I am not gonna buy RE for distant future in India. Too much hassle and less returns.
But to save someone's job we can't take a huge burden of EMI
People are keeping extra money for emergency/layoffs and not taking risk with high EMIs.
Prices may slowly up for next 6-7 years okay, but you are going to buy when you are comfortable no. There is no need to take a large loan and then be shut scared for your life through this nasty period
They felt themselves investing in simple S&P500 in usa dollar would have given them amazing returns compared to real estate in India. Infact it's a huge loss for them, since inr is continuously losing value.

I visited recently and they said 3bhk 1820 at 1.9cr.
was offered just 30k discount for a 3cr property..
Same happened when enquired about plots around banglore. They are inflating price for their commission
Lot of unsold inventory and selling below 1.4cr.
Tier A builders are desperate to sell which shows that they are not able to sell what they used to do till last year.
The prices are beyond my budget range. Clearly, It's all black money or NRI money. Normal Salaried employees can't even think of going beyond 1 CR
If they themselves are poaching, they don't have good sales trajectory. It could also mean, they are desperate but not willing to lower prices.

Its a trap dont go by any Mahendra properties , majority of them are litigated and owners are not able to do the registration even after years of staying one fine example is Mahendra Aarna

Owners association put a case on builder... Builder did not handover to association... No proper bills... Full jugaad... Ate away all money and he put in another project... He took 2 year maintenance from us... But now he says all that amount is over... For which he doesnt have any proofs

The sales teams for real estate projects in Bangalore, including potentially this one, are known for aggressive outreach through calls, messages, and emails. They often offer various incentives like free transportation and gifts to encourage immediate bookings, creating a sense of urgency or 'FOMO' (Fear Of Missing Out) rather than allowing buyers to make informed decisions.
But the whol real estate pricing works on creating FOMO. Even if many unsold flats are there, sales person will always tell you that there are only few units available and prices would increase from next week or next month.
I have been getting calls from last 6 months. They are ready to arrange pickup, drop, lunch and additional gold/silver coins upon booking. Despite saying I am not interested in your project.
I will not support this FOMO-driven sales. A house should be a place of peace, not an overvalued shell where we suffer.

I wanted to report ongoing construction activity in my neighborhood during the night for Mahendra Arto Helix. It's disruptive and affecting our sleep. This is also unlawful as per Karnataka HC 2012 ruling.
