Financial Burden and Poor Investment Value

The high cost of properties in Bangalore, including projects like this, translates into substantial EMI commitments, making it a heavy financial burden for many salaried individuals. There is a widespread sentiment that real estate in the city no longer offers attractive returns compared to other investment options like stocks, with some even considering it an 'opportunity loss' for those investing with stronger foreign currencies due to INR depreciation.

Home should bring peace not the burden of EMIs

RD
Ramesh D.

Normal Salaried employees can't even think of going beyond 1 CR otherwise will remain debt for remaining half of the young life.

PV
Purnima V.

Homes have become unaffordable for what you pay in India . Also for 3 or 4% returns don’t make sense anymore .

MJ
Monica J.

Stocks will be ofcourse better investment than real estate. Why to wait for trickle down. I have sold my Re on April this year and invested in Google. I am loving it in INR terms. Few do it. I am not gonna buy RE for distant future in India. Too much hassle and less returns.

CR
Chaitanya R.

But to save someone's job we can't take a huge burden of EMI

YS
Yogesh S.

People are keeping extra money for emergency/layoffs and not taking risk with high EMIs.

VJ

Prices may slowly up for next 6-7 years okay, but you are going to buy when you are comfortable no. There is no need to take a large loan and then be shut scared for your life through this nasty period

SP
Sanjay P.

They felt themselves investing in simple S&P500 in usa dollar would have given them amazing returns compared to real estate in India. Infact it's a huge loss for them, since inr is continuously losing value.

High Pricing and Unsold Inventory

The project appears to have a considerable amount of unsold inventory, leading to units being offered at prices significantly lower than initial quotes. The asking price, reportedly around ₹10,000 per square foot, is considered high and contributes to the general perception of unaffordable real estate in Bangalore. Despite a potential slowdown in the market and builder desperation, prices are not being substantially reduced, and agents are perceived to inflate prices for commissions.

What is the asking price for Mahendra Arto Helix, Electronic City ? I can see on 99acres that even Mahendra is asking for around 10K per square feet of Super built up area

SN

I visited recently and they said 3bhk 1820 at 1.9cr.

MR
Manoj R.

was offered just 30k discount for a 3cr property..

HK
Hemant K.

Same happened when enquired about plots around banglore. They are inflating price for their commission

MR
Manoj R.

Lot of unsold inventory and selling below 1.4cr.

RM
Ritu M.

Tier A builders are desperate to sell which shows that they are not able to sell what they used to do till last year.

PK
Priti K.

The prices are beyond my budget range. Clearly, It's all black money or NRI money. Normal Salaried employees can't even think of going beyond 1 CR

NT
Neha T.

If they themselves are poaching, they don't have good sales trajectory. It could also mean, they are desperate but not willing to lower prices.

Questionable Builder Reputation and Practices

The builder, Mahendra, has a history of significant issues in its other projects, including legal disputes, difficulties with property registration for owners, and a lack of transparency in financial dealings, such as the handover of maintenance funds to resident associations. There are also concerns regarding poor after-sales service and suggestions that online reviews might be manipulated. Furthermore, there's an inquiry questioning the project's affiliation with 'Mahendra Homes,' hinting at potential brand confusion or misrepresentation.

They have horrible after-sales service.

BR
Bhavna R.

Its a trap dont go by any Mahendra properties , majority of them are litigated and owners are not able to do the registration even after years of staying one fine example is Mahendra Aarna

SP
Shailesh P.

Do check the reviews on Google. Ignore the paid 5 star review.

RP
Rajiv P.

Can you please confirm is Mahendra Arto Helix belongs to Mahendra Homes ?

MS
Meera S.

Owners association put a case on builder... Builder did not handover to association... No proper bills... Full jugaad... Ate away all money and he put in another project... He took 2 year maintenance from us... But now he says all that amount is over... For which he doesnt have any proofs

Aggressive Sales Tactics

The sales teams for real estate projects in Bangalore, including potentially this one, are known for aggressive outreach through calls, messages, and emails. They often offer various incentives like free transportation and gifts to encourage immediate bookings, creating a sense of urgency or 'FOMO' (Fear Of Missing Out) rather than allowing buyers to make informed decisions.

But the whol real estate pricing works on creating FOMO. Even if many unsold flats are there, sales person will always tell you that there are only few units available and prices would increase from next week or next month.

MK
Mahesh K.

I have been getting calls from last 6 months. They are ready to arrange pickup, drop, lunch and additional gold/silver coins upon booking. Despite saying I am not interested in your project.

KP
Kavya P.

I will not support this FOMO-driven sales. A house should be a place of peace, not an overvalued shell where we suffer.

DS
Dinesh S.

I can confirm I have been getting similar calls, whatsapp, sms and even emails.

Disruptive and Unlawful Construction Activities

This causes significant noise pollution, disrupts sleep, and is considered unlawful as per local regulations. There are also complaints about water wastage during these construction processes.

I wanted to report ongoing construction activity in my neighborhood during the night for Mahendra Arto Helix. It's disruptive and affecting our sleep. This is also unlawful as per Karnataka HC 2012 ruling.

Builder's Perspective

Response to hard water issues:

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
