Transparent Sales Process (Contradictory to other negatives)

In contrast to common deceptive sales tactics observed in Bangalore real estate, one experience noted that the sales team for the project provided a transparent process. They showed real inventory without creating fake urgency or last-minute unit switches, allowing potential buyers ample time for decision-making.

when I visited... Aarya by Mahendra Homes, the vibe was totally different — no fake urgency, no last-minute “that unit’s gone” stories. They actually showed me the real inventory and gave me time to decide. That kind of transparency is rare these days.

Builder's Questionable Reputation & Past Issues

The builder, Mahendra, has a history of litigation and issues with previous projects, notably Mahendra Aarna, where owners faced problems with property registration, non-handover to the owners' association, fake bills, and mismanagement of maintenance funds. These past issues raise significant concerns about the builder's reliability and ethical practices, leading potential buyers to express deep worry about the current project. There are also reports of the builder attempting to suppress negative reviews.

Its a trap dont go by any Mahendra properties , majority of them are litigated and owners are not able to do the registration even after years of staying one fine example is Mahendra Aarna check their google reviews

High Pricing for Location

The quoted price of 9k per sqft for Bommasandra is considered excessively high, with comparisons suggesting similar or better properties are available in more developed areas like Whitefield or Sarjapur Road for the same price. The project itself was priced significantly lower (5.5k per sqft) just a few years prior, and the builder has shown willingness to drastically reduce prices upon negotiation, indicating inflated initial quotes.

9k for Bommasandra is too expensive. You can get a site there for lesser and even a villa with the same price.

PN

I enquired here when they put for 5.5K 3 years back

KR

9k you can get in Whitefield, next to hopefarm. You can get bang on Sarjapura road. You can also get bang on Gunjur road. Stay away from this area at this price, it should not be more than 6000-6500 per sqft on a good day.

IK
Isha K.

Builders quoted this price and when I said price is too high in a matters of mins they slashed 8 lakh and told it could be done in 90 lakh.

Poor Location Connectivity & Safety Concerns

The approach roads to the property are described as resembling a forest, and despite agent claims of multiple connecting roads, residents report that these roads are unsafe for individuals, especially females, after sundown. The area is not considered active enough for comfortable evening strolls, raising significant safety concerns.

Agent is lying, I live in the area, yes, there are many connected roads but none of them safe for female after sundown. I don’t prefer any female to take these roads after sundown, which is a big negative.

Questionable Sales Tactics

The sales team employs tactics such as quoting high prices and then significantly reducing them upon negotiation, and reserving selected floors while claiming others are sold out. These practices can be misleading and contribute to a negative and untrustworthy buying experience.

Poor After-Sales Service & Customer Relations

There are explicit complaints about horrible after-sales service. Specific instances include the denial of referral bonuses, arbitrary charges for waste removal, and a lack of communication or action on reported issues like persistent leaks. The builder has even been accused of demanding the removal of negative reviews before addressing problems, and the CRM team is described as unreliable.

Construction quality does not seem to be good and could be better. Reading some of the recent reviews : After a pathetic Possession Experience, hell lot of construction problems... Latest photo of Leaks attached. Update on 23: Despite notifying for the Leak, no action has been taken & on top of that they have demanded me to take the review down only then they would address it. Update on March 01: Still leak persists and there is no communication from the builder side.
