I find it pretty good. Have been staying here for almost 5 years now, and the quality is pretty good.

It is notably close to Wipro Corporate Office (900 meters, a 10-minute walk) and the Outer Ring Road (3km away), making it an attractive option for professionals working in these tech hubs.
Location: This is honestly incredible. They're literally 900 meters from Wipro Corporate Office. I walked from there to the site in 10 minutes. Outer Ring Road is just 3km away too. The connectivity is fantastic.
We really liked the area and how well connected it is, though we do realize it can get quite crowded during peak hours.

I got the report it says no water logging issues because of the lake only. The lake is at lower ground so the water flows directly to that. The property is located on the slope so allows water to flow to the lake.

After an 1.30 hour discussion they are not even ready to reduce a 1 rs. They say we have one policy.

I am also considering but in delima as not A grade builder.
Keya sold out at 6k 6.5k in whitefield and suddenly post covid they increases price as every1 was doing same . its same not so good quality but with inflated prices. imagine their quality as they built in 6k . would go for A grade
Keya Homes TUF seems a better offer, though very little info about the Keya builder.

The area, particularly Hosa Road and Sarjapur Road, experiences significant traffic congestion, often 24/7. Commutes to places like Bagmane Mahadevapura can take over an hour, and the situation is expected to worsen with upcoming metro construction. The road leading to the property is also described as narrow and crowded.
Hosa Road has traffic now 24*7, if you are coming from bellandur you will always see 10 minutes traffic on the sarjapur road U turn to Hosa Road. While going I have seen traffic from 7.30 AM to 1.30 PM also. To go to Bagmane Mahadevpura it will easily take 1 hr 20 minutes one side. Traffic is a huge huge issue here.
The only thing holding me back is traffic on Hosa Road and Sarjapur road. It'll get worse when Red line metro construction begins.

The stated possession date is December 2028, which is over three years away and not suitable for those needing immediate move-in. There is also skepticism about whether the builder will adhere to these timelines, with some suggesting possession might be delayed until March/April 2028 or even later.

There are serious concerns that the project is built on a lakebed. Residents of a nearby layout, Lakeshore Homes, are actively trying to address issues related to Keya and another project (Saiven) due to this. This raises potential legal and environmental risks, making the high investment questionable for a property located 'so inside' and on potentially disputed land.
Another point which no one will tell you its in a layout called lakeshore homes and residents of that society are trying their best to do something about Keya & saiven project because both is on lakebed. It doesn’t make sense to spend 2 CR on something which is so inside.

Opposite to current entrance is lake as far as i know, there is that big road and lake by roadside, if you are saying the current entrance to sales office then its not going to be their main entrance afaik.

One thing which I didn’t like in urban forest floor plan is - the bay windows. In my current apartment as well it is the same kind of floor plan. While buying it indeed looked really good, but long term I feel the space is being used only for dumping clothes and a waste of square fit.

It's 12:50 AM. Nearby construction is going on by a builder. We have complained many times, but no proper resolution has been given. The builder keeps violating the rules. Project name- keya, the urban forest, kasavanahalli.
