Prevalence of Rental Scams and Misleading Listings

There are significant concerns regarding fraudulent rental listings and deceptive pricing for properties within the project on online platforms. Prospective tenants have reported instances where advertised rents were drastically lower than the actual expectations of owners, sometimes by 2.5 times. Additionally, there have been reports of scammers attempting to collect 'society security deposits' through online transactions using suspicious company names.

its a scam! went thru the same ordeal only to know that the owner was expecting 2.5x the listing price

It's a scam! The listings are fake. Some the owner will ask you to pay 2k as society security deposit and then run off with the money. They only ask for online transaction for 2k and the UPI id they sent was some "Good luck grain trading company". The owner will pursue on paying the 2k deposit and if you do, then bye bye. The money is gone. The society might be good, you better go and visit the property and connect with the society management for better understanding. Looks too good to be true. 15k rent fully furnished with only 30k deposit and that too in a location like Indiranagar. BEWARE people!

Challenges in Obtaining Direct Rental Information

Individuals seeking to rent apartments have faced difficulties in directly contacting homeowners or obtaining reliable leads for available units. This suggests a lack of transparent and efficient channels for prospective tenants to find and secure rentals without relying on potentially unhelpful or fraudulent intermediaries.

Necessity for On-Site Verification for Rentals

Given the issues with online listings, it is strongly advised that interested parties physically visit the property and directly interact with the security or society management to verify information and obtain accurate details about available rentals. This highlights the need for caution and additional effort to avoid potential scams.

A better way would be to just visit the apartment and check with the security. They usually will have all the details you are looking for.

High Rental Costs

The actual rental costs for units within the project appear to be on the higher end, with a reported 2BHK unit priced at ₹46,000 per month, in addition to ₹2,000-₹4,000 for maintenance. This indicates that living in the property comes with a significant financial commitment.

Builder's Perspective

Response to hard water issues:

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
