If its too cheap to be true then certainly its a scam. Unfortunately these days scammers keep the price lower only by 5-10 percent and even smart people think its discounted and fall for scams.

I can attest to this, my parents have put money in instalments from 2010-2015 of about ₹10L, when the developer demanded more my parents quit, moved to rera court. Till date there has been no refund, court has ordered a sum of about ₹20L to refunded along with interests if delayed further, the developer hasn’t budged
I invested 2.05 lakhs as first installment in postal city in 2010...well in 2024 atleast I got same money back.. They keep on telling some reasons and delaying it forever.. Even bank interest might have made it 4 lakhs..good atleast I got my 2 lakhs back 😁😁
don’t go anywhere near a property that requires you to become member of some cooperative society. People who invested 20 years ago are still trying to recover their money.
I have seen lot of these pamphlets... they are asking for payments in 4 installments, and they will use each installment for purposes like land purchase, development etc etc. So, nothing is done yet. It could very well be an agricultural land... such projects will go on hold indefinitely.

Properties situated close to the airport, such as those in the Bagalur area where Himagiri City is located, are subject to significant aircraft noise pollution. There are also safety concerns due to being in flight paths and potential future depreciation in property value, especially if new airport construction or expansion impacts demand in the immediate vicinity.
Is the site on the flight path of the airplanes coming and going from airport? The noise levels will be quite a lot in that proximity.
Don’t invest in that area, any day any long haul or short haul flight can land on your roof…
Don’t even think about investing, once the new airport construction begins, price will reduce due to less demand. That’s one of the reason why they’re selling at cheap prices.
