Run op! Run far, far away from housing societies or anything setup as a coop.

Today I visited the same Smart Town site, They are still telling the same stories like DC will get in 8 months and you need to pay 30% down payment.

They have just applied for DC conversion. Mother deed is not complete.
An order from Deputy Commissioner (DC) allowing use of Agricultural land for Residential purposes. The catch is DC order should follow Town/City master plan guidelines. Most don't and legal issues follow later.
Don't even think of checking out the plot when mother deed is incomplete.
