Concerns Regarding Developer's Reliability and Potential for Scams (Linked to housing society model)

A significant number of discussions raise serious concerns about the developer's involvement in housing society projects, which are described as potentially fraudulent. These projects are characterized by being managed by a 'first-time developer,' having incomplete legal documentation (mother deed, DC conversion), and experiencing severe delays. There are warnings against investing in such cooperative society models due to a history of non-delivery of plots for many years and misleading practices, such as using reputable names (e.g., 'SBI') without actual affiliation.

The fact that they have used SBI's name to gain legitimacy is a big big red flag.

Uncertainty and Lack of Current Information

There is a noticeable lack of up-to-date information and clarity regarding the current status and progress of the projects. Users frequently inquire about recent developments, DC conversion updates, and whether registrations have commenced, indicating a general state of uncertainty and difficulty in obtaining reliable information.

Lack of Clear Legal Documentation and Approvals

A recurring issue is the absence or delay in securing critical legal documents like the mother deed and District Commissioner (DC) conversion for agricultural land to residential use. This process is noted to be lengthy and not guaranteed, potentially leading to legal troubles with original landowners. Some projects have been launched without these fundamental approvals, making investment risky.

They have just applied for DC conversion. Mother deed is not complete.

An order from Deputy Commissioner (DC) allowing use of Agricultural land for Residential purposes. The catch is DC order should follow Town/City master plan guidelines. Most don't and legal issues follow later.

Don't even think of checking out the plot when mother deed is incomplete.

Significant Project Delays and Non-Delivery

Projects associated with the developer have faced substantial delays, with some launched years ago (e.g., in 2019) still lacking basic approvals and showing no signs of land allotment or registration. This has resulted in prolonged waiting periods and financial uncertainty for investors, with some reporting waits of up to nine years without receiving their promised land.

Project launced in 2019, so there are already delays in approvals. They have just applied for DC conversion.

Builder's Perspective

Response to hard water issues:

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
