What residents appreciate the most
The project is situated on the main Sarjapur-Varthur road, offering excellent connectivity. It is considered a good location for investment due to its proximity to IT hubs and schools, and is also near the route of an upcoming metro line.
The area has good IT hub connectivity, which is why it's popular.

The pricing is noted to be more competitive compared to adjacent Tier 1 builders, making it an attractive option for investment. There is also a possibility for buyers to negotiate for better deals, and 2BHK units are expected to have high rental demand and future appreciation.
For investment, it's really good. I'd suggest go for 2bhk which will have more takers.
I can get you some discount in sqft for DSR projects
Rates better than adjacent Brigade and Mana (around 10k persqft right now) others are asking 11k.

Some 2BHK units are highlighted for their spaciousness and superior design compared to offerings from Grade A builders. Additionally, most, if not all, flats are believed to be Vastu compliant.
design of flat - compared to many of the flats build by Grade A builder - found this one much more spacious and better design at least in case of 2bhk. I think most if not all their flats are vastu compliant as well.

The sales team is noted for being upfront about unit availability and not exaggerating bookings, which is appreciated by potential buyers.
the sales guy is very upfront with good number of availability. Otherwise mana and brigade nearby usually fool you by exaggerating the bookings.

Where residents want improvements
The Sarjapur Road area, where the project is located, is characterized by severe unplanned development, leading to chronic traffic congestion, narrow and poorly maintained roads, and inadequate supporting infrastructure. This significantly impacts daily commutes and the overall quality of life for residents.
I decided not to invest there due to Doddakannelli-Chikkanayakana Halli Rd being too narrow and with the amount of apartments and residential areas coming up, the infrastructure, traffic is already a chaos.
Sarjapura road is one of the worst planned parts of the city.
It’s really scary how the area is developing without even a bit of infrastructure to support the same. Just take example of traffic, the road is already congested
The traffic situation is worse in Sompura Gate . Imagine once people start living in Prestige city what will happen and the footfall and traffic it will generate.
Sarjapur and Whitefield are most screwed area.. People density is more.

The builder is frequently described as a '3rd grade' or 'notorious' developer, with concerns about subpar construction quality and cheap finishing materials, such as aluminum railings. There's a perception that the quality does not justify the 'premium' prices charged, leading to a product that falls short of expectations.
DSR is one of the most notorious builders in Bangalore.
Will not recommend to go for DSR, Abhee or Mana, they have inflated their prices, but can't match quality to the price being charged.
subpar quality under the guise of a luxury project
Construction quality isn't that good.
dsr is 3rd grade builder..use to sell 2bhk in 30-40 lakh now inflated. thy were never premiun

The project's location in the Sarjapur-Varthur area is plagued by significant water scarcity, with ground water sources often depleted. Residents are heavily reliant on water tankers, raising serious concerns about the long-term feasibility and sustainability of water supply.
all the under construction or planned apartments like Sobha, Rohan, Mana, Goel are just too expensive and in areas with little or no water
Water scarcity- Low ground water/quality. No active BWSSB water connection.
Water also similar case.
Do they have water? How many borewells? Do borewells have water? Brigade sanctuary is right in front I believe and those folks straight up said only tankers.
No Kaveri water. Ground water dried up. Largely societies are dependant on tanker water.

Despite marketing claims, the interior design and overall feel of the apartments are often criticized, with small washbasins, uncreative layouts, and particularly cramped room sizes for 3BHKs, making it challenging to accommodate standard furniture. The high density of flats on the available land also contributes to a congested overall layout.
their in house design and feel isn't that great. The washbasin was too small, the taps, though of Vitro, was of cheap quality. I have seen the layout of DSR Address, it's like the old design.
I don't know why 3bhk's aren't a minimum of 1600-1700 sqft.... I hate the fact that they squeeze 3bhk in just 1300 1400 sqft and act like it's a great thing
Way too many flats in the given land, layout is congested.
The size! OMG. So small. That's what breaks my heart. Buying a 3bhk for 2 crore and can't even put a big table, a big bed and a big wardrobe in a single bedroom.

The project reportedly uses an HT (High Tension) electricity line with private meters instead of a standard BESCOM connection. This leads to unreliable power supply, frequent power cuts (sometimes over 20 per day), higher electricity charges (often double normal rates), and power fluctuations that can damage appliances. It also prevents residents from accessing government electricity schemes.
At the DSR Highland Greenz, they installed private meters (which are completely unreliable) but charged the residents on the name of Bescom.
HT connection without letting buyers know before buying. High bills No process and bills shared via whatsapp
they have not given proper electricity connection and will be using HT line, with their own meter. Water also similar case.
fluctuations are so high and that all appliances are getting damaged
In a day there are more than 20 power cuts. Power condition in DSR is worst than any remote village.

There are consistent reports of significant delays in obtaining the Occupancy Certificate (OC), with promises of quick delivery extending for over a year and a half. Concerns also exist regarding overall project delays and stalled construction, potentially due to slow sales or financial constraints.
My hunch is that this project WILL get delayed. They are saying that possession will be given in June 2027. There is no chance in heaven the timeline will be met. Guess what is the stage of the construction right now? Ground floor. They are stalling the construction because not enough units are sold.
The OC was promised 1.5 years back, still it has not yet arrived. They keep lying about it every month.
salesman told that they have applied for oc and will get it in 1 or 2 weeks, but i don't think they have received it yet.

Feedback indicates a significant lack of after-delivery support, with the builder showing little concern for owners and making decisions without consulting residents. There are also complaints about incompetent maintenance staff, such as electricians and plumbers, who delay addressing issues and often blame residents.
Electricians, Plumbers dont know their job and comes after days creating a ticket and denies for everything and blames residents.
After delivery support apparently was quite bad
After sales they dont care about the owners, they take all decisions without even consulting the residents.

Residents have reported several specific quality and maintenance problems, including a lack of CCTV cameras in critical areas like basement parking leading to thefts, noticeable odors from the Sewage Treatment Plant (STP) throughout the premises, and recurring plumbing issues and seepage in parking areas and flats within the first year of occupancy.
Plumbing issues all over, seapage in parking in first year. Builder doesnt care and waiting for maintenance period to be over
STP smell all over
No CCTV in the basement leading to thefts
Seapage in flats in first year.

There is a concern that the project's location might fall outside the updated Greater Bangalore Area (GBA) limit, which could potentially lead to future challenges related to infrastructure development and regulatory compliance.
Road has been tarred till DSR Highland Greenz, a project which is outside GBA as per the upated plan. Correct me if I am wrong!

The builder reportedly has a policy of limited advertising, primarily relying on social media. This approach may result in the project having lower visibility and being less known to potential buyers compared to other developments in the area, often requiring discovery through brokers or direct site visits.
They have some policy of limited advertising except on social media. If notice would see posters for most of the projects in most of whitefield/ Sarjapur road except for this. Honestly am not sure how folks would find this project except through brokers or someone going to check properties in that area.
