The advertisement on the front of this apartment was 'OC received'. But while trying to transfer the Khata, I found out that there was a huge deviation from the plan and it is going to create big headaches for us in the future. How is this even Legal ? How did they get OC in the first place? Answer: Corruption.
Lots of illegalities in every development, so I avoid pre-launch/launch/under construction projects. Prefer completed/ready to occupy/OC received projects even if they are a bit more expensive. Not worth the risk.
Don't even get me started about the water shortages in these big projects and the additional maintenance charge that you need to pay for getting water. This city is a joke
Not just the emi there is a monthly maintenance, for my apartment it comes to around 8k , thats over and above the emi
They could start building a new tower in open space. initially it is run by the builder, once they hand over, they will eat up your maintenance deposit. Any poor design will only be exposed much later. NGT could wake up one day and say you are too close to lake, will be demolished. Khata could be B type. All common facilities can be poor quality
True. One TIL I learned last week was, don't buy small apartments around big societies. Big societies bore till 1k feet and gonna use all ground water in 2-4 years and small apartments nearby bore till 300-500 ft and will lose all ground water later on.
Wait for a decade and watch people shelling out cash for water. There won’t be enough ground water for all these buildings.
Apartments typically lose value in 20 years because of the major overhaul they have to go through. With today's quality, I wonder if they even last so much sans the problem.s

I was stuck in the traffic for over an hour with a road that can't handle two cars going in the opposite direction.
No builder really cares for the access roads. They build hundreds of flats, adding hundreds of cars and bikes to an already overcrowded road.
Constructing projects with 1k units with the access roads which can't even fit 2 cars is absurd.
Purely based on location, balaji orion is better as it has a wider road in front of it, and would probably be the closest to main Rd.
