Where residents want improvements
The builder has faced significant legal challenges, including instances where Occupancy Certificates (OC) were revoked after delivery due to plan violations (e.g., fire safety setback encroachments). There are also serious allegations of building on disputed land, leading to registration issues for owners in other cities, and hundreds of unresolved complaints on RERA sites.
Read reviews on their projects in Bengaluru as well as Chennai. Also in RERA site check complaint section. There are hundreds of unresolved complaints through multiple projects.
What about projects where the OC was revoked after delivery? Doesn't that tell a lot about the builder?
The builder failed to comply with fire safety regulations, particularly concerning setback areas... Consequently, the government revoked the OC.
They literally built on land that belongs to the Indian army and till now no registration documents given to any of the owners. It's been 3 years and still the case is in the court.

The sales team is known for extremely aggressive and persistent calling and messaging, often from different numbers, even after being asked to remove contacts from their lists. This behavior is perceived as desperate, intrusive, and a significant nuisance to potential buyers.
They constantly spam with calls, and I mean MULTIPLE calls back to back. Even when I ask them to remove me, they didn't, and they call from different numbers, so can't even block them. This shows absolute desperation.
Called me 18 times today! Blocked 2 numbers.
The number of calls are just ridiculous. Even after being told to remove me from their list.
My only mistake is to inquire about the price 1 year back. From then on daily I get their calls and WhatsApp messages with different phone numbers.

There are widespread complaints about the poor construction quality across various projects by the builder, including issues like roof leakage within a few years of handover, and general dissatisfaction with the build. Concerns have been raised by individuals with real estate experience and architects.
Stay away from the builder. Their quality is poor. You will regret it if you buy.
Roof leakage started within 3 years of handing over. Despite repeated complaints, there is no accountability from the builder. Construction quality and after-sales support are highly disappointing.
Personally have friends with various properties from the builder in Chennai. Construction is poor, delayed handover, numerous problems after handover and the list goes on.
Construction quality: Friends in the real estate circle who worked for the builder mentioned the construction quality is bad.

Many prospective buyers have reported that advertised prices are significantly lower than the final cost due to numerous hidden charges and add-ons. The builder is accused of not providing proper cost breakdowns, being unethical in their pricing practices, and inflating final prices significantly.
Their prices are bullshit and their addon charges are crazy.
I booked one but they added a lot of hidden charges. Cancelled my booking. Never again with this builder.
Lot of hidden charges and the final price is at least 50% more than advertised.
They are pathetic, never give you proper breakup. They quote for less and all additional taxes in a different way which looks like tax fraud.

Customers frequently complain about unresponsive CRM teams, lack of accountability, and poor after-sales support. Issues range from unreturned calls and emails to delays in providing legal documents, resolving complaints, and addressing modification requests, leading to significant frustration.
They don't respond, lot of issues and very unethical.
Terrible CRM team, lack of transparency and trust.
The team promised a refund in 15 days. Even after 4 months of multiple follow-ups, refund is evasive. Most of the time, phones are not even answered. Their after-sales team sucks.
Response from customer care is very poor and responsibility is conveniently shifted without proper investigation.

The builder has a history of not meeting deadlines for previous projects, with some buyers mentally preparing for delays of several years beyond the promised handover dates. For Casablanca specifically, some observers noted minimal construction progress even a year after launch, despite marketing around early handover.
Their deadlines are never met in their previous projects. We did not want to pay rent and EMI for a long time.
No progress in construction; it’s more than 1 year. Nearby friends can see the construction and have told, construction never happens there.
They have launched so many projects but they are yet to hand over a single apartment.
The project was launched in May 2024. I visited the site 10 days ago. There's barely any construction work. Only model flats and their office seem larger-than-life.

Many customers who cancelled their bookings have reported significant delays and difficulties in receiving refunds, with some losing a portion of their booking amount. The process often requires persistent follow-ups, threats of negative publicity, and can take several months.
My mother-in-law canceled their villa property after booking. Lost 2 lakhs in the process (they returned the rest, but gave some random reasons to keep this money back).
I cancelled my booking before they cashed in my cheque. Emptied the bank account and dropped an email saying you are not authorized to cash in.
One of my friends cancelled for another project, and it took a lot of time. What really works is if you threaten them with negative reviews online and also make sure your ticket is logged with their CRM team.
How long did they take to return you the booking amount? I have heard they never return the amount or take a lot of time. I am currently waiting for a refund.

There are concerns among potential buyers and observers about the builder's financial health, with some speculating about potential bankruptcy due to launching too many projects simultaneously across multiple cities without fully booking existing inventory. Allegations of not paying suppliers have also been made.
Heard the builder is almost bankrupt so proceed with caution.
They are going to go bust, it's just a matter of time. Too many projects at the same time in too many places, not sure about their sales or inventory.
The builder has launched so many projects in Chennai, Coimbatore, Hyderabad, Bangalore, etc. And none of the apartments are fully booked, I’m slightly concerned whether they can complete all the projects or can they become bankrupt.
Keep it clear, factual, and helpful for other residents.
Sales teams often claim that most units, particularly 3BHKs, are sold out, with only a few remaining. However, this is sometimes perceived as a tactic, as many units remain unoccupied or unlaunched, and similar claims have been made for other projects over extended periods.
This project was sold out almost more than a year ago when I checked, not sure how you are getting the availability or have they come up with Phase 2 or something.
The sales team mentioned that most of the 3BHK units are sold out, with only a few remaining in Tower 1.
Yes they are sold out because out of 10 towers only 3-4 are opened. Remaining are unopened, there’s phase 2 also. Don’t fall for this trap.

The project's location near Prestige Falcon City raises concerns about potential water scarcity, especially during summers, with residents in nearby areas frequently relying on tanker water due to depleted groundwater.
Yes I know about the fiasco in Falcon City during summers.
Water supply: We lived in Prestige Falcon City for 3 years. The groundwater is almost nil in summers. It was tankers most of the times. Casablanca is very near to Falcon City and you might have observed the road that leads to Casablanca already has a number of apartments.
