Properties within Brigade Gateway, even those that are over a decade old, demonstrate significant appreciation and command high resale prices, often reaching several crores. The project also offers attractive rental yields, with some 3BHK units generating substantial monthly income, indicating a robust investment potential.
Rental yield (which is decent. Ppl get 1lakh per month for a 3BHK in my society).

They absolutely do especially based on the locality... Plus those are solid constructions, so the age doesn't show so much at all.

Brigade Gateway is strategically located in Rajajinagar, an established and highly regarded area within 'old Bangalore'. This location offers convenient metro connectivity and places the project adjacent to significant landmarks, enhancing its appeal for both residential and commercial purposes.

Usually, you'll have a in-house plumber and electrician (or a dedicated one) who'll be there within an hour of you calling.

Amenities? Are those Olympic standard club houses with gym and pool and what not, kept up and maintained? That again depends on the apartment management. Generally if things are looking okay when you make your first visit then they will stay that way.

I think, apartments are safer than independent house as neighbours are closer. Outsiders cannot directly ring the door bell without the security first call you up. My kid plays with a gang of 20 kids and that itself makes an apartment worth staying for me.
Apartments have to be the safest option for the elderly. In our apartment, to get to your door, someone has to undergo two levels of security check.

Where residents want improvements
The Brigade Gateway area is characterized by extremely high rental costs, with property agents quoting minimums often exceeding Rs. 1.1 lakh per month. Even older apartments within the complex command premium prices, making it a very expensive option for both renting and purchasing.
The rent in Bangalore is so high, especially Brigade Gateway area. One of the property agents offers a minimum of Rs. 1.1 lakh. Is this high rent normal now in Bangalore?
No to nil. Any wise money will not buy a resale flat that too at 3-5crs unless he's sleeping on the road which he won't be.

The vicinity of Brigade Gateway, particularly at major junctions near landmarks like Iskcon and Phoenix, is notorious for heavy traffic jams. This congestion is further exacerbated by infrastructure issues such as a manual railway gate, leading to significant delays and frustrating commutes.
For decades the manual railway gate behind the Brigade Gateway/Orion Mall, Bangalore still exists choking traffic. Pl resolve it with a road over rail track or under pass.
Oh absolutely, the junction isn’t chaotic enough with Iskcon, Brigade Gateway, and Phoenix clogging it up. Let’s go ahead and make it completely unliveable because clearly, profits are all that matter. Who needs livable cities when we can have traffic jams and concrete everywhere
We daily commuter bike rider delay wasting time waiting in traffic jam AT Yeshwanthpura near by metro cash and carry ,brigade gateway ,immediately looking into this major complaint and resolve ASAP

Any idea what the rationale behind, 'going from independent house to apartment is a step backwards' mentality is? Ya. I have seen that. I think it has something to do with "land ownership", "independence" and "individuality".
But everyone we meet advises not to leave an independent house and go to apartments. They say it's a step backwards. I don't get it though.

While the project boasts numerous amenities, the high ratio of residential units to available facilities can lead to overcrowding. This often results in limited access to popular amenities like swimming pools, gyms, or sports courts, requiring residents to wait for their turn or book in advance.
They're well maintained. But you have to see the number of apartments : amenities ratio. If you have one swimming pool for 1000 houses, it's not going to be very useful. Same with gyms and badminton courts. We have one badminton court for roughly 1000 houses. So this means, you'll have to wait for your turn and you'll get only 30 minutes of court time.

The overall cost of living in the complex can be significantly impacted by high maintenance fees, particularly if the property relies on borewells and tanker water for its supply rather than municipal water. This dependency can lead to substantial monthly outlays for residents.
We pay 2.2 rupees per sqft as maintenance per month. So for our apartment of 2240sqft. That is roughly 1L/year. The maintenance is high because we don't have Kaveri water and we are relying purely on tankers for water.
