Consider moving to a township/society on the outskirts of Bangalore, like Asha Township on the Hennur side. It's basically away from the main city but not too far away.

I checked Asha Township, they’re quoting 9.5k per sqft, so it seems like a competitive option in the area.

Individual Plot Registration and Amenities

The project offers the significant advantage of individual plot registration, providing buyers with clear ownership of their land. This comes with the added benefits of security, access to community amenities, legal assurance, and the flexibility to construct a house according to personal preferences, within community guidelines.

The plot is yours and you can build the house in any way you prefer. There would be a maintenance involved for the amenities. Checkout Asha Township in Hennur.

Neglect by Local Authorities

Residents feel that Asha Township is being neglected by the BBMP and other local authorities despite paying taxes. Multiple attempts to draw attention to the lack of basic facilities and poor infrastructure have reportedly failed, leading to a sense of abandonment and frustration among the community. This lack of governmental support suggests that the township's issues may persist without external intervention.

Inadequate Water Supply and Lack of BWSSB Connection

A significant concern for residents is the lack of a reliable water supply, particularly the absence of a BWSSB (Bangalore Water Supply and Sewerage Board) connection. This forces reliance on borewells, with worries about depleting groundwater levels due to surrounding large-scale developments. The issue is compounded by the B-Khata status, which can hinder obtaining official water connections.

B-Khata Property Status and Associated Risks

Asha Township is identified as a B-Khata property, which raises significant concerns regarding its legal standing and future development. This classification typically indicates that the property may have issues such as non-compliance with building bylaws, construction on revenue land, unauthorized layout development, or a lack of essential completion and occupancy certificates. Consequently, owners may face difficulties in obtaining an E-Khata for registration, securing basic utility connections like electricity (BESCOM) and water, and could encounter legal challenges or litigations.

Since B Khata properties are not approved by BDA, be careful while purchasing. Ensure there are no rajakaluve passing, BDA notifications for PRR, and check for water connection and legal issues.

I liked some plots in a gated community, apparently its not A Khata, BDA. Some plots I visited that are B-Khata * Asha Township. Is it safe to buy and what are the challenges I *may* encounter?

TS
Tarun S.

From what I know B kathas are not getting E-katha which is required for registration. Also you might have issues getting BESCOM, water connection. If layout plan is not approved, then it's B katha.

Response to hard water issues:

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
