Flooding Concerns

The property has experienced issues with flooding during monsoon seasons, particularly affecting the parking areas of some towers. Measures like sandbagging were reportedly used to mitigate water ingress, indicating a recurring problem that affects the property's perceived perfection.

It was just the parking for some of the towers, they sandbagged the gates later to not let anymore water coming in.

Yes, there are problems at Adarsh too.

My point being it's not the perfect place you make it out to be if it floods when it rains.

Poor External Road Conditions and Connectivity

The external roads leading to and from the community, especially towards major arteries like the Outer Ring Road, are described as being in poor condition. Additionally, there is a perceived lack of convenient public transportation and ride-hailing services during peak hours, making commuting outside the society challenging.

what my friends say is the roads are still pathetic, there are no buses, no autos, no cabs during peak time. If you plan to stay in the society most of the time, its good. If you have to go out- its pure hell.

How has it been since last year? Could you also tell me how the road is, for example, to get to Outer Ring Road? I haven't been to Bangalore in a while but I think 4 years back that road wasn't great.

Historical Project Delays

The developer, Adarsh Builders, experienced significant delays with the project, pushing deadlines multiple times. These delays were attributed to factors such as labor problems and scarcity of construction materials like sand, impacting the initial delivery of the 2005 project.

Builder's Perspective

Response to hard water issues:

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
