Poor Construction Quality & Material Choices (General Lodha Projects)

Across various Lodha luxury projects, there have been significant complaints regarding construction quality, particularly the use of gypsum or drywalls for internal partitions. Critics argue these materials are inferior to traditional cement walls, are easily damaged ('punchable'), and are ill-suited for humid climates like Mumbai, potentially leading to issues like mold and rot, despite the premium prices charged.

Luxury flat in a lodha high rise priced 3Cr+ back in 2019. Literally punchable cardboard walls.

NR
Nitesh R.

Drywall will have many other implements attached to it in Indian houses. How can there be safety of hanging or nailing stuff on these drywalls? Builders in the US have specific points for load bearing, does Lodha instruct with the same? Fire hazard, given Indian cooking with Gas. Also why would you pay a higher price for a house you think they are making with cement, but end up making walls with drywall?

MS
Mohit S.

Bro , lodha sold bareshell apartments back then and that's why they used gypsum walls.

DS
Dinesh S.

They messed up a project in Mumbai on which we worked on and we literally had to pay from our pocket to our customers for repairs of dead tiles and damps to save our name and brand value.

RN
Rahul N.

providing dry walls in Humid city like Mumbai with incessant rainfall should be a crime. Anyway Lodha is a big ass corrupt company.

Allegations of Political Influence & Intimidation (General Lodha Projects)

There are serious allegations that the builder leverages political connections, making it challenging for customers to pursue legal action or seek redress for grievances. Reports suggest the use of intimidation tactics, including involving the police, against residents and activists who voice concerns or file complaints.

Deceptive Sales Practices & Lack of Transparency (General Lodha Projects)

Customers have reported instances where sales teams made false assurances, such as guaranteeing loan approvals, only for buyers to face rejections later. This has led to unexpected late payment charges. There are also concerns about a lack of transparency in property pricing, with discrepancies between advertised rates and actual values on official documents, and builders allegedly taking advantage of buyers' lack of due diligence.

builders always lie through their teeth and will make audacious claims to make sale.

KR

they told the property rate of 40 lakhs for 1.5 BHK, my dad told them that bankers don't give him loan as he is close to retirement, they assured us then and told they have setting with banks would make pass the loan easily, and made us pay the booking amount of 1.5 lakhs. but after one year 2 banks rejected our loan.

TS
Tarun S.

Lodha employees telling you loan is not going to be a problem is very different from Lodha promising you a loan. As per what u said, they have just allayed your fear regarding getting a loan. Getting a loan was your responsibility.

Issues with Maintenance & Society Management (General Lodha Projects)

Several Lodha societies have reported legal disputes with the builder over maintenance issues. Allegations include the builder collecting years of advance maintenance fees but failing to transfer them to the society, forcing residents to pay again. This has led to a decline in services, such as lifts being turned off to save costs, and general poor maintenance post-handover.

Multiple Societies in Lodha are themselves in legal case with Lodha. Lodha took 5 years maintainance from owners, but didn't forward it to the societies. Now, societies are asking the owners to again pay for the maintainance, otherwise they can't manage the cost. One lift in each affected societies is turned off to save money on public electricity.

In case of post handover repair(Lodha is known for bad quality in 60% of their projects), maintenance, conflict, freehold ownership etc how do you know who does what?

SD
Sneha D.

If residents are reaching out them with their questions, Lodha is using Police on them. One of the worst developers ever. Mangal Lodha does not answer questions.

High Price for Rental Investment

Given Lodha Massimo's positioning in the ultra-luxury segment and its high price point, it may not be the most suitable option for buyers primarily seeking strong rental investment returns. The high acquisition cost could lead to a lower rental yield compared to properties in a more affordable segment.

Choose based on budget/reason to invest - if you want to rent it out - go for lower priced options and not these coz they are inn ultra luxury segment.

Unclear Responsibilities in Joint Ventures (General Lodha Projects)

In projects involving joint ventures, there are concerns about a lack of clarity regarding who is responsible for post-handover repairs, ongoing maintenance, and freehold ownership. This ambiguity can lead to complications and disputes for residents in the long term.

It's a joint venture, not a Lodha project. There are too many companies involved and the land does not belong to Lodha. In case of post handover repair... maintenance, conflict, freehold ownership etc how do you know who does what? Who will you claim?

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
