Tbh in PCMC there are three developed areas only - wakad, PS, and pimple nilakh.

Builders do decrease prices a lot. But only when you show them a checkbook. They won't negotiate much on regular inquiry.

Atleast PCMC is better in terms of infra, you get wider and better roads. Comparatively better working corporation.

All new projects in Saudagar are mostly single tower with foolish so called modern amenities. Projects like hill crest are selling smaller 3bhks for 1.75 Cr or so.
I was also thinking the price is high. But this seems like a trend in Saudagar area.
Nope it's overpriced, I stay in the society beside. The rate is worth properties in Amanora or Kharadi in front of IT parks or mall. Standalone buildings shouldn't be this costly.
How's the price justified?? The property rates should be high. In kharadi you get 3 BHK in 1.2-1.5. Max should be 1.25-1.35 as it's not on kunal icon road.

Yeah lower floors have very few takers now a days. Don't see a reason for going to lower floors in a high rise building.
