Check out Dwarka Sector-9, Pocket-1 DDA Flats. Location is amazing, proximity to Ramphal Chowk and Sec-6&10 markets. Has a great central park and each block got its own garden. Very spacious.
I live in D7 Vasant Kunj, and have been here for the last 12 years. This is probably one of the better places in Delhi to live in. Also the proximity to airport and Gurgaon is underrated.
Prime location adjacent to the golf course, less than 1 km to UER2, and within a 5-minute drive to the Airport, Yashobhumi, and Dwarka expressway. Good connectivity to Gurugram.
You can buy a 2BHK converted into 3 rooms 2nd or 3rd floor in Mayur Vihar Pocket C for around 1 Cr. It is a good location. DDA flats with solid construction. Good proper gated peaceful location.

It's really beautiful and quiet here. The area is green and the temperature is 1-2 degrees cooler than the rest of the city. Sanjay Van and Aravali Biodiversity Park are nearby.
Dwarka is a no brainer. - very green - lots of infra projects coming in. Both public and private. Massive appreciation coming in my opinion. - good infra overall - quite peaceful.

Pocket E has big size flats. Pocket C is more or less small size DDA flats with rooms 10*11 and 10*12 and a big drawing room/hall of around 20*12.

Where residents want improvements
Despite initial base prices, DDA flats, especially in desirable locations like Mayur Vihar and Dwarka Sector 19B, are often sold at significantly higher premiums through e-auctions. This rapid price escalation, coupled with additional costs like registration and renovation, renders them largely unaffordable for middle-class buyers, often exceeding the cost of comparable private developments in other NCR regions.
Despite the cons, these got sold at huge premiums at the E-Auction. The golf course facing 3BHK's got sold at 3.05+ cr (base price was 2.05cr). I guess all the rich folks gobbled up these flats which were meant for the middle class. Sad day to be an aspiring home owner.
Reality check. Prices in Mayur Vihar are now 1.7-2.5cr. originally constructed in 1980s. Just unaffordable for a common folk.
Low rental income, and the prices in the Auction went up to 50-100% above the starting bid price. A 3cr for 3BHK is about 30% higher than what you get in Gurgaon for with several amenities and better build quality.
Delhi real estate is beyond the reach of a middle-class salary person, salary wale toh bhul hi jao.

Built quality is poor, you would have to redo all the bathrooms, walls needs PoP and kitchen slab is not so great. At least 20L-30L renovation before you move in.
Most houses have structural problems. They’re old DDA flats and no one ever gets proper repairs. The house we were in - false ceiling of bathroom collapsed, water comes only between 6 and 8 am, electrical wiring in the houses are ancient.

Several DDA areas face significant environmental challenges. Dwarka Sector 19B is particularly affected by foul odors from nearby drains and poor overall planning. Vasant Kunj experiences water shortage issues, sewage pollution in nearby water bodies (like Machchli Talab), and general cleanliness concerns. Additionally, some areas contend with nuisances like stray animals (monkeys and dogs).
Proximity to Naghafgarh drain raises concerns of bad odor. This flows right next to the golf course, and at the site, I saw another about 25m wide drain right next to the EWS apartment on the southern part of the site. The planning of this whole area is very very poor, it's surrounded by open drains and this part of Dwarka stinks.
Major issue we face is excessive problem of monkeys and dogs. They’re a huge headache on a daily basis.

The colony is full of old bored people who have lots of time on their hands. Which means they will annoy the fuck out of you.

Expect appreciation of 3-6%, very close to the rate of inflation. There is absolutely no trigger point for appreciation going beyond that since DDA flats are old and not well maintained.
