There is uncertainty among residents about the future of these old buildings, including the need for complete demolition and reconstruction, who would bear the costs, and how ownership rights would be managed in such a scenario.

I'm not sure how affordable they are now. I think many of them are running in the 2.5 cr - 6-7 cr range.

Given that delhi has no high paying jobs and the city is stuck in past, the prices are super inflated for those shabby boxes.

While some owners invest in interior renovations, the exterior appearance and overall infrastructure do not compare favorably to contemporary apartment complexes, leading to a perception of them as 'shabby boxes' by some.
I don't find anything extraordinary about these these apartments when you compare them with nice gated societies with all amenities inside being sold in Noida, Gr. Noida, Gurgaon and Faridabad.
My wife has recently moved from Hyderabad and is accustomed to modern, well-furnished apartments with good amenities—though I understand such options may be limited in Delhi.
