6 acres of greenery, 32 new hobbies, and a space everyone in the family can claim as their own.
Personally I only use gym that too in eve or morn and that time it is crowded. Rest all amenities are easy to use. And maintenance of all things are very good. I often use their swimming pool and it's good.
If you want to personally stay and enjoy the beautiful scenery then yes, it's a good place. It's going to be a township so you will be able to enjoy luxury and amenities.

Anything beyond majiwada, kolshet brings life time of suffering on gb road. I considered la vie for their bullet payment plan. It gave me a lot of ease and breathing time.
The station is quite close by (3-3.5km). Major areas of Thane seem close by, as the place has direct access to the Mumbai-Nashik highway/Eastern Express Highway.

Several new phases and towers within the township, such as La Familia, are reported to be progressing excellently and are on track to meet their promised possession deadlines. Where residents want improvements
There are significant concerns regarding the builder's and society management's professionalism and transparency. Issues include incompetent management, unresponsiveness to resident queries, failure to deliver promised amenities, and disputes over amenity access between different phases. There are also reports of poor pre-sales service, including non-refund of booking amounts, and instances where the builder had to pay substantial interest for delayed flat delivery, indicating a pattern of unreliability.
The builder has a bad reputation of not passing down 2yrs of maintenance amount to the society.
Amenities promise kiya woh diya nahi increased the density of flat 1500 to 2500 flats in a 6 acre flat.
The management is pathetic. Like down right incompetent. People build illegal structures without any accountability.
I bought it in 2018 in L wing and still waiting for Possession. The builder has changed the plan and increased the RERA carpet area... The builder has already sucked out 85% of the total money... and is not willing to show us our unit saying that it is possible only after OC.

At Majiwada Naka on main road from Rustomjee Urbania to Majiwada Naka, at many spots footpaths are non existent, and wherever it exists has been neglected by authorities for years.
There is constant traffic jam on Nasik highway with Ambulance stuck for hours.
Facing issue of illegal parking in Rustomjee Urbania complex, bikes/cars are parked on both sides, it becomes difficult for School & TMT Buses to ply on these roads.
The road from Rustomjee Urbania connecting to Thane Bhiwandi Road is completely in shambles because of potholes and Samrudhi marg going om. Accident waiting to happen.

Residents face severe and chronic noise pollution from frequent celebrations involving DJs, loudspeakers, dhols, and firecrackers, often continuing late into the night. This constant disturbance significantly impacts work-from-home productivity, mental peace, and even children's well-being. Attempts to report the issue to authorities like the police have been largely ineffective, leading to frustration and a feeling of helplessness among residents.
I had an online interview today, but I was not audible to the interviewer because of the loud noise from a band and firecrackers.

More then Nullah there is big noise problem here, if u look for peace, then this is not your place. Around the vicinity of Rustomjee there is densely populated middle class of Old Thane, these people love their Dhols & bang it for hours every alternate day.
Working from home is hell here. Wfh, interviews, meetings from home is hell in this area. Those djs/loudspeakers and dhols are always banging till midnight 12 every night.

Rustomjee Urbania is Hell | Every 4th day there is DJ, Loudspeaker, Dhol, Crackers from crass living in vicinity.
Numerous times I have called police, noise control helpline, visited police station but they are all sold to politicians along with these miscreants causing this chaos.
The constant fireworks and smoke from it is making people sick. Our air quality was bad enough without this.

Residents experience difficulties with internal and external transportation. Elevators are reported to be slow, causing long waits during peak hours. While the railway station is relatively close, rickshaw availability is inconsistent, and bus services are infrequent, making daily commutes challenging without a private vehicle. The centralized parking for all towers leads to inconvenient access, and internal battery-operated vehicles are insufficient, resulting in long waiting times.

During rush hour the Elevators feel more like a slow train that stops on every floor and takes you 20 mins to get to the ground floor.
Getting a rikshaw in morning to go to train station is pain. You need a bike to do most daily grocery type task.
There are battery operated vehicles running around the complex. However, they are not sufficient and the waiting time for them ranges from 7-20 minutes so except senior citizens everyone prefers walking itself.
The parking for all towers is at one single area?! How do all tower people reach the parking then? By foot?!
The place is good but bit far from railway station.
There are no frequent buses Only 1 bus comes per hour and at evening u wont get any buses from thane station to Rustomjee like there are only 2-3 buses from 5pm-8pm.

We did not recieve water every 10-15 days. Kids and senior citizen all have so much issues of this no water situation. 700 kld water is required and getting only 360 kld.
