Majiwada is a suitable place and one of the best place to buy a flat in Thane given its proximity to eastern express highway, thus entering and exiting quickly towards Mumbai

If you look at it from Thane's distance POV, the station is quite close by (3-3.5km). With a private vehicle, you can take 1 turn to get to Saket and then take another turn where the road goes straight to the railway station. Major areas of Thane seem close by, as the place has direct access to the Mumbai-Nashik highway/Eastern Express Highway.

The building has shops for all of your daily needs - groceries, chemist, salon, meat, stationary, etc. There are also sweets shops and franchise restaurants of big fast food chains, along with one veg family restaurant as well. Walking on the podium feels great, with winds flowing most of the time.

The main priority is area of the house and I found rustomjee to have good area at an affordable price compared to projects like Ashar.

Where residents want improvements
The project is located near a sewer system (referred to as a 'nalla' or 'biodiversity park') that flows into the Thane creek. This proximity leads to issues such as unpleasant smells, especially on windy days or during specific hours, and a significant problem with pests like rats, mosquitoes, and other insects, affecting both lower and higher floors.

I have heard there is nalla problem there
The biggest flaw is that it is located right beside a sewer system, which flows to the thane creek. It is called as a biodiversity park, but don't be fooled by it. Lower floors have mosquito problems and some insects can even make it to the higher floors. Rodents can also be a problem.
It's because your nose has become accustomed to that stench. Next time whenever a guest comes, try asking them about it. You'll know.
The Nalla problem is true as it looks very bad.

Despite its strategic location near major highways, the area around Majiwada and Ghodbunder Road experiences severe traffic congestion, particularly during peak hours. This can lead to significant delays in daily commutes, making travel by private vehicle or public transport (buses) time-consuming and frustrating. Future infrastructure projects like the Thane-Borivali tunnel and ring metro are anticipated to worsen the traffic situation.
Then there is constant traffic jam on Nasik highway with Ambulance stuck for hours
There are no frequent buses Only 1 bus comes per hour and at evening u wont get any buses from thane station to Rustomjee like there are only 2-3 buses from 5pm-8pm

Yup, GB road pain is real, it might get solved in 5 years but you can never trust blood sucking politicians.
Whenever there is traffic in around Majiwada all the traffic is routed... And the traffic will worsen once the Thane - Borivali tunnel starts , its already a mess due to dump trucks drilling near that area !!
After reaching Mulund toll you’ll take some 40 mins to reach home in evenings . Even if you take the train you’ll take 30-40 mins to reach via auto from station to Kolshet/ majiwada.

Some added information that the carpet area is around 700 and they're quoting a price of 1.69cr.
get it for 1.2 with parking
Don’t buy directly from the builders you’ll get ripped off. I’ve personally known people bough the apartment in La Familia for 1.25 to 1.40 cr for the same area.
they use this tactic where they pressure you to make a booking before disclosing the final amount. I was quite surprised by the huge margin between the quoted price and their actual rate.
1.69cr for 2BHK is not a good deal when you see the locality it’s maximum 1.3-1.4cr at best, instead check Kolshet, which is a better locality.

Residents in other Rustomjee Urbania projects (like Azziano) have reported issues with the overall management and maintenance quality. This includes problems like infrequent water supply, slow and inefficient elevators, and a lack of accountability for illegal structures. There are also concerns about shared parking areas for multiple towers, leading to long waiting times for internal transport within the complex.
So it's true? The parking for all towers is at one single area?! How do all tower people reach the parking then? By foot?!
They have created absolutely pathetic situation around amenities between old and new wings. See the comments on post how people are running around court cases, police stations and builder is absolutely useless
They have several issues! Rats climbing the drain pipes , No water for days. During rush hour the Elevators feel more like a slow train that stops on every floor and takes you 20 mins to get to the ground floor
There are battery operated vehicles running around the complex. However, they are not sufficient and the waiting time for them ranges from 7-20 minutes so except senior citizens everyone prefers walking itself.
the management is pathetic. Like down right incompetent. Lift is slow, people build illegal structures without any accountability

Multiple prospective buyers have reported significant issues with the refund process for booking amounts. Sales teams allegedly promise easy refunds upon cancellation, but then become unresponsive, leading to prolonged delays and refusal to return funds, raising concerns about the developer's pre-sales and after-sales integrity.
Pre-sales is so f'ed up that I don't trust them with the after sales at all. I heard the same echo from across Thane projects and beyond Thane as well.
With immense pain, seeking your intervention and justice to end more than 90 days waiting to receive refund of Token Amount of Rs. 2 lakhs against cancellation of booking of Flat 3705 at Wing C La Familia, Uptown Urbania Project by Rustomjee.
We made EOI payment for a 2BHK for Dombivli location before the launch with the promise of no questions asked refund if we withdraw the application later. It's been more than 45 business days and we're ghosted by the representative who pitched us, they won't pick-up the call and won't reply easily to our mails.
Day 3: Still no response from Rustomjee Developers regarding the refund of our ₹51,000 for their La Familia project in Thane.

While the immediate vicinity of the project is considered decent, there are concerns about the character of adjacent areas, such as Rabodi, which might be perceived as less desirable. There's also a mention of the project being close to a 'Smasha Bhoomi' (cremation ground), which could be a concern for some buyers.

While the township offers internal amenities, the immediate external area around the project might lack sufficient options for restaurants and social outings. Residents often need to travel to other parts of Thane, like Viviana Mall or Hiranandani Meadows, for weekend entertainment and socializing.
From a restaurant/going out places, there isn't much near the space so your weekends will probably be outside Rustomjee (Viviana OR Meadows etc) for socialising
