I had a 1 RK in those old buildings that was around 400 sqft. Here you say 419 2 BHK

bedrooms are small, especially master bedroom. I think the total built up area of this flat itself would be less then. Its a ultra compact kind of 2 BHK.

we were quoted 1.6 cr few weeks back.. i walked off from the table telling sales people i wont pay more than 1.35 for this as they are demanding a premium on an average piece of land currently

My review would be sell it as fast as you can (even with some losses) and buy in some other areas (Bhandup is not even prime area of Mumbai)

Entry and Exit is a headache especially on the weekends
Ingress outgress to this property is a challenge from Majhiwada, i experienced this twice once with my car and once with my scooty, it is dead scary to navigate towards Mumbai or Pokhran road during peak hours, the appraoch road from Majiwada is so narrow and infested with autos and shops on both side
You will be going from one traffic town to another one😂 Try travelling to Majiwada/ Ghodbundar road/ teen hath naka in evening, you will halt your decision
Entry exit could be a problem
All of Thane is filled with traffic and dust and pollution. There are huge trucks plying on ghodbunder road 24x7, adding to traffic and dust.

There's a discrepancy regarding guaranteed school admissions. While some buyers might expect admission to Sulochanadevi Singhania School, the actual guaranteed admission is for Suniti Devi Singhania School, which is a different institution.
The admissions guaranteed along with the apartment are not into Sulochanadevi singhania school which is the actual singhania school..it's into Suniti devi singhania school..
