For those working at specific industrial locations like the Amazon warehouse near Pise village (Amane), Raunak City in Kalyan is considered one of the closest residential options, offering a relatively shorter commute to that particular area.
If so, Raunak City is a good option. Because it is closer to the highway where the warehouse is located.
Raunak City is towards that side of Kalyan. So one of the closest. But even then it's about 12 kms one way.

Where residents want improvements
Several projects are noted to be 'very far' from key transport hubs like railway stations, requiring residents to travel significant distances or rely on expensive private transport. The main roads leading to these areas, such as GB Road, are often congested, and local shared auto services are inadequate or non-existent, making daily commutes difficult and costly.
Why no share auto to raunak city sector 2 from Kalyan station? ... We have to come to DB chawk which is 1 km away from the Raunak city.
Bahut andar h n auto wala takes 40 rupees no matter what for less than 1 km distance .. avoid inner part go with road touch property
The warehouse area is still a little far from Raunak city and afaik there are no shared autos available to go there. A private vehicle or maybe a bus is your best shot
Apart from way far from station, any other reviews about project/quality/accessibility/builder etc.
Very far and gb road is always fucked up
Raunak is very far if you're considering local transport reach and amenities.

A recurring and major concern is the builder's consistent failure to adhere to promised timelines, leading to substantial delays in project completion and possession. Several projects have been delayed for many years, causing significant frustration among buyers.
They dont deliver on time and ain’t professional
They have had issues with late possession. I'd say double check everything before you go forward with it
Not good... Bad construction quality... I've also heard about delays
Dont buy in Raunak City unless it's ready for possession. Have bought home at one of the places the builder doesn't adhere to timeline
Year after year, many projects had been delayed their delivery timelines extended under RERA with shady deals. For example, projects in Thane, such as Ronak Residency and Ronak Bliss, have not been delivered for the last 10 years.
Do not go for Raunak. They have a project in pokhran 1, Raunak residency which has still not been completed even after 9 years from launch.

The areas around Raunak City projects suffer from poor civic infrastructure, including unmaintained roads that are often dug up for extended periods without repair. There are also significant issues with garbage collection and illegal dumping, contributing to an unclean and poorly managed environment.
This is the Condition of Roads Next to Raunak City, Wadeghar, Kalyan West Since Many Months, It is Like This, Its worse if we go ahead of this road No Repairs Done, No Care to Repair these
Raunak city cha changla road khodun 6 mahine jale aadyap kahi construction nav nahi

The location in question is situated at the entrance of Raunak City, Sector 4, right next to the MSEB office. I kindly request that the garbage department arrange for a collection at their earliest convenience to address the clean-up in this area.

Residents have reported issues with the quality of construction, including peeling paint, chipping cement, and substandard lifts. There are also complaints about poor planning, such as inadequate provisions for appliances like washing machines and dishwashers, and generally small, unappealing building designs.
All the phases are very poorly planned. Like no provisions for placing washing machines or dishwashers. Just a block of walls and an enclosed space. Quality of construction poor. Despite being a relatively new building, paints peel off, cemented portions on walls chip off, lifts are bad.
Vertical slum
mehenga wala mhada
Not good... Bad construction quality... I've also heard about delays
Same as Raymond. Such small homes and poor looking buildings

The builder, Raunak Group, has a reputation for being unreliable and shady, with concerns raised about their integrity, financial stability, and even political connections. Many express a lack of trust in their dealings, citing issues like unclear land titles and litigations.
Ronak, as a developer, currently has many problems, including cash flow issues, construction, trust and shady political connections.
Raunak Max City = big red flag.🚩 the proposed project land is not even title clear. they have 7 litigations on the same property.
Do not go for Raunak. They have a project in pokhran 1, Raunak residency which has still not been completed even after 9 years from launch. Untrustworthy and hopeless builder.
Shady builder

Despite promises, many amenities like gyms, pools, and lawns are often not completed or delivered on time. There have also been instances of unexpected costs, such as parking fees that were initially stated as included, and penalties being passed on to homeowners.
I believe there was an issue of penalties that was supposed to be paid by the company but was instead levied on the owners, and originally they had stated the parking lot is included but now it costs an additional amount.
Builders at times are shabby when it comes to delivering amenities on time.
The society itself has not come up completely yet, the gym, pool, lawns etc are a while away (they told me 6 months so you can take a year or two easy) The lifts are unfinished too, they're delaying finishing them as house construction is still going on

Ongoing construction activities, both within the project and in adjacent areas, generate significant dust and noise, impacting the living environment and causing discomfort for residents.
Else it's alright, a bit noisy cause of the construction but nothing too problematic
right opposite the building is another high rise being constructed, creates a lot of dust on the ground

The builder is criticized for lacking proper after-sale service. The sales team, often third-party, is accused of making promises that the builder later denies, especially if not documented in writing, leading to buyer dissatisfaction.
