Just visited the stunning Lodha Upper Thane. The place has it all - modern amenities, lush green spaces and great connectivity.
There is everything thing located in there. Supermarket, medical even vegetable fruit seller.

The amenities are good; people who don't have travel needs can stay here and enjoy the breathable air, which should increase life span by a few years. Gym, badminton, tennis, cricket, cycling, etc. are all available. The Euro Kid School recently opened, and is functioning.
Excited to announce that today NAP Foundation has started Amul Icecream Parlor and an ATM in the premises of Lodha Upper Thane. This will not only entrust us with further employment creation vision but also will help residents with the facility of an ATM

The project offers a good carpet area for the price, with flats noted to be larger compared to some other projects. New flats are provided with amenities like ACs.
The flats are also small compared to upperthane.

Where residents want improvements
Connectivity is a major problem, with the Nashik highway frequently backed up, leading to hectic and time-consuming commutes. The area is not well-served by public transport (no nearby railway stations, poor bus services) and local roads are often incomplete or in bad condition, exacerbating traffic congestion at key junctions like Majiwada and Mankoli.
I stay in Upper Thane and the connectivity sucks.
Connectivity is major issue, nashik highway is always backed-up.

A colleague shifted there Recently and she said the construction is not that good. Nashik highway is always jam and even worse in the rainy season.
The only convenient way to get there is the Nashik Highway, which is always crammed with traffic

Upper Thane is a Lodha complex in Bhiwandi. Not part of Thane.
In the name of thane they build Lodha Upper Thane in Bhiwandi. Travelling to Viviana mall 15 minutes. It usually take more then 1 hour due to heavy traffic and travelling in bikes is a big risky.

You won't find issues instantly, after a period of time you will find issues. Many projects are having that issue.

They literally sell their properties just based on marketing their amenities. I'm pretty sure from your comments that you've been smitten by their marketing team's gimmicks.

I don't think it will appreciate in value soon as there is a large supply of units and more buildings are in the roadmap.
The monthly maintenance is way too much that you have to pay to the society and to the developer (quarterly) Quarterly maintenance to maintain the common roads and amenities also has a 18% GST charge

Even if they don't have to go somewhere frequently, they will need to go to market which will be frequent since you wont get anything nearby.
There are no Zomato or Swiggy services (although they still show up on the app, the restaurants are usually far away and take around 40-50 minutes).
