I checked our resale flat for immense which they have started giving possession , i loved it especially the quality . And the layout is just insane they have this connecting amenities on some top floor spread across all the tower it is insane .

I think all A grade builders follow timelines (runwal/oberoi/kalpataru etc) I'm not sure but that's more often true than not.
Following was my ranking: 1. Kalpataru 2. Godrej & L&T 3. Lodha and Runwal. Kalpataru, Godrej and L&T are all good builders.
Kalpa Taru is a one of the biggest builders in India. They may be facing some cash crunch, but, their financials are solid.

Kolshet also seems to be good with new upcoming township of oberoi, godrej and kalpatari, lodha has already delivered projects like Amara and sterling With costal road, kolshet kalher bridge and thane metro connectivity will be sorted

Where residents want improvements
The project has faced extensive and prolonged delays, with buyers waiting for possession for 4 to 8 years beyond the original promised dates. Despite initial commitments, construction progress has been slow, leading to significant frustration and protests from homeowners.
We bought a place in Immensa under construction, and offcourse it was stuck for years.
Immensa was promised in 21, covid allowed the extension to Oct 22. It’s still not delivered.
Work stalled then picked up at slow pace now nearing completion (awaiting possession) after booking made in the year 2017.
Immensa possession was 2021 and the project delivered that too still not complete yet is 2025. 4 years delay is a joke to you?

DO NOT BUY Kalpataru's under construction buildings. Some of their projects are running 4-5 years late.

My family had been stuck in a project since 2011... A full 10 years behind schedule... Better to spend more and buy directly from the house owner rather than go through 5-10 years of emotional, mental and psychological trauma.
If this is your life savings, best advice would be to purchase ready possession even though it may cost you a little more but you will be at peace.

The project's location on Kolshet Road is criticized for being far from the main highway entry, requiring a significant walk from the main gate for daily necessities. The area also suffers from heavy traffic, leading to long and miserable commute times, especially for those working in other parts of Mumbai like Nerul.
Kolshet Road and GB Road is full of traffic. You will have to hit GB Road either to travel to Mumbai or towards Borivali via GB Road.
Immensa is quite far from the main highway entry even if we considered you enter from Manpada. So not a great choice for travelling. Also Immensa tower from Main Gate is healthy walking distance which can be a concern for family who walk to buy things and daily required item.
You're trading 'miserable Palava' for a 'miserable' 2-hour commute from kalpataru Immensa to Nerul. You'll be living in your car.
I live in Balkum (rented) very close to Dosti, and often ride through it to get to NaMo Park. Just please live anywhere else but Balkum. The traffic - PATHETIC.
The more interior u go it may become chaotic and conjusted…Majiwada is a suitable place and one of the best place to buy a flat in Thane given its proximity to eastern express highway, thus entering and exiting quickly towards Mumbai
Traffic in Thane is horrible. You would take anywhere between 1-1.5 hrs from Immensa to Nerul in moderate traffic.

Homebuyers report extremely poor customer service, with staff being unresponsive, rude, and unprofessional. There is a significant lack of transparency regarding project timelines, construction updates, and compensation for delays.
The staff is pathetic and only says what the management has asked them to say... they don't have any professionalism, even basic to inform you as a customer. Pathetic in a nutshell.
Have lost the trust in Kalpataru brand. They have no empathy towards their customers. Communication is not clear and no transperancy.

There are strong accusations that MahaRERA officials are not acting in the interest of homebuyers, instead colluding with the developer by repeatedly granting extensions to project deadlines, thereby prolonging the delays.

Shameless Maha RERA officials take bribes and give "extension" to the real estate project's "date of possession". Kalpataru Immensa at Thane is an open example where Maha RERA has done this time and again.
RERA sanction is like a sanction letter by the builder to himself. In case of Kalpataru Immensa Thane project, the RERA Maharashtra or MahaRERA were supposed to act in favor of flat buyers. Instead they played into the hands of the builder and are extending deadlines regularly.

They are severely short on funds and even sold a huge chunk of their land in Thane to Amazon last year.
It seems Kalpataru group has misutilized the hard earned money of immensa customers and played with the sentiments by giving false promises. Hope IT dept. will investigate and bring out the truth now.

Their Thane Immensa project has been much delayed, 2) there financial numbers are not as great as they were in the past and apparently they have inadequate cash flows and in loss for last few years, 3) there was a recent IT raid at their offices in Mumbai
Builder is asking extortion amount of Rs 1000 per sq feet to give NOC. Reason is Society not formed yet, hence Builder NOC is a must if you wish to resale the property.

Concerns exist about the delay in society formation, which leaves the builder in control of the land and potentially allows them to demand additional lumpsum payments for maintenance or even cut off utility supplies if disputes arise. This can lead to depreciation in resale value.
Unless the society has been formed and the building has been handed over dont go for it. There are lot of projects where the building has tower a and b construction completed but tower c and d is remaining meaning the builder still has ownership of the land and society.

Builder should ensure that these gated communities don't become a den of stray dogs & cats. In our under development building at Kalpataru Immensa a deranged woman has already started a colony of stray dogs & cats & on any objection calls the cops,who are hand in glove with her.
