What residents appreciate the most
The project is consistently marketed and recognized as a symbol of luxury living in Mumbai, attracting high-net-worth individuals and celebrities. Apartments command significant sale prices, reaching up to 400 crores for multi-floor deals, and high rental values, with some units fetching over 10-13.5 lakhs per month, and even up to 50 lakhs for premium offerings. This indicates a strong market perception of exclusivity and opulence.

Residents on higher floors enjoy spectacular panoramic views of the city and the Arabian Sea, including the iconic Bandra-Worli Sea Link. These elevated perspectives are a significant draw, offering a visually captivating and dynamic backdrop to daily life, with some even experiencing clouds below during monsoon.
Views are amazing but after few weeks you get used to them. During the monsoons it does feel like the clouds are below you.
The views are great, its quieter and air is fresh with good AQI. Downside is you have to be disciplined and not forget things like car keys at home or something when going out.
I stay on the 59th. Cons: 1) Longer lift time maybe? But negated with lobby level parking. 2) the urge to not get out of the house often No other cons

Residential, but I think there is a also commercial tower in the project.
Indiabulls Blu has it. But I reckon not more than 5 projects have it in Mumbai

The project is part of a larger development plan, including a new 81-floor supertall tower (Embassy Blu), indicating ongoing expansion and long-term vision. The developer has secured significant development rights and has strong financial backing, suggesting a promising future for the overall complex.
Mumbai to get another 300 meter supertall tower. Embassy Blu. 304 meters tall. 81 floors tall building part of Indiabulls Blu development. Location:- Worli.

Situated in Worli, the project benefits from a highly coveted and central location in Mumbai, offering excellent connectivity to key business districts and other parts of the city. This prime positioning is a significant advantage for residents.
Today there is no location in Mumbai that's got connected and central than Worli.
Only Mumbai has the skyline for that sub and that too Worli and Lower Parel Skyline. The rest of them are pretty meh.

Living on higher floors provides access to fresher air and better Air Quality Index (AQI) compared to ground levels, contributing to a healthier living environment.

The elevated position of apartments offers enhanced privacy, as there are fewer concerns about direct views into homes from neighboring buildings or ground level.
No one to peak inside your house
You'll love it. There's added privacy, the winds are felt and vehicles look like toys from above.

Where residents want improvements
A major concern for high-rise living is the inadequacy of city fire department capabilities, which reportedly cannot reach beyond 30 floors. This raises serious questions about evacuation and rescue in case of fire or other emergencies, especially given the long lift times and the potential for fire systems to be unreliable or ignored.
How far is the rescue/relief floor from your 51st/53rd floor flat? In case of a fire emergency, you ain’t getting down 51/53 floors by foot.
I have zero faith in fire safety within Mumbai.
Mumbai fire brigade can’t go beyond 30 floors this is what they themselves very clearly mention.
Can the Mumbai Fire Dept deal with fires at the top floor? Avighna park just recently happened. Dubai can afford all this because they are using firefighting drones & stuff. Mumbai won’t do all that.

Living on very high floors presents several practical challenges. Strong winds can be problematic, slamming doors and making it difficult to keep windows open, especially for west-facing units. Apartments can get excessively hot during sunny days, leading to higher AC usage. There are also concerns about dust accumulation, potential leakage/seepage, and the general wear and tear on fixtures due to wind.
Same in my room as well, the wind broke a guys floor to ceiling glass window in my building, and prepping the house for monsoon winds is a whole thing.
My experience has been hot. It gets extra hot during sunny days.. by a lot.. AC consumes more power..
One of my friend who lives in 23ed floor at my buld,Wind broke the bedroom doorframe.
The winds will not let you open the windows if they're west facing

The sheer height of the building leads to significant inconvenience, primarily due to extended lift waiting and travel times. This can make quick errands or spontaneous outings cumbersome, and in medical emergencies, every minute counts, making long travel times a critical issue.
it might take longer to go down in the lift but that's not that huge of a problem personally
It will take you a loooong time to go down and return with *dhania*
the biggest one if you are one who likes to use only home toilet for 💩 the tine from gate to home is considerably long.
If your lift goes on the blink, you won't have an option of walking down. Evacuating in emergencies can be an issue.

The developer has faced criticism regarding construction financing, with reports of projects being stuck due to funding issues and even selling off assets to deliver older commitments. There are also allegations of past scams and land grabs. Sales tactics are perceived as deceptive, often creating false urgency by claiming only higher-floor units are available to push sales.
Indiabulls was always in to real estate. When it was led by KP Singh they had some ethic and could build a brand but then they got in to various scams in Delhi/Gurgaon with land grab etc.
Indiabulls is stuck for money, is finishing projects near Elphinstone for which units were sold 10 yrs ago so now they have to deliver. They even had to sell their MF AMC which was source of their construction funding.
The finished building looks nothing like this. Why are you still posting a pic of the renderings?
Somehow every time one speaks to a builder, it's always the case that only one flat is available in the building and everything else is booked out.

During festivals like Diwali, fireworks and rockets launched from lower levels can reach higher floors, posing a fire hazard and causing concern for residents. There are instances of fireworks exploding near windows or even potentially entering apartments.
Diwali Rockets 🎇
On 17th floor, I do. Almost all fireworks from podium come and blow up near my window

A significant portion of the project, specifically one of its four towers, remains incomplete, and less than 50% of the finished sections are occupied. This issue has persisted for years, with comments noting that "that one building never gets completed" and attributing delays to factors like red tape, political issues, and funding problems.
That one building never gets completed.
These projects are really messing up the skyline and additionally they're homes at the end of the day which people can settle into. So, why are they still not getting finished. It's almost 3 years now that most of these projects are stuck.
This is Indiabulls Blu, with 330 flats (4 towers, 1 building is incomplete). Less than 50% of the completed part is occupied.
Ever incomplete. The sheer red tape!

Despite offering panoramic views, the high-rise environment can lead to a sense of detachment from ground-level community life. Future taller buildings nearby could also obstruct existing views. Additionally, the extreme height means that ground-level details, including green spaces or human activity, are often lost, leading to a "sea of blue/black tadpatris (slum)" or just adjacent towers.
Any floor lower you are closer to the commotion and with floors higher you only get views of a sea of blue/ black tadpatris (slum).
On the higher floors you tend to enjoy the view but the lack of seeing any humanity sometimes gets to the head.
Binoculars, high resolution cameras from neighboring tower says hi
The views in my case are just the adjacent towers 😢

The apartments are priced at an extremely high range, with flats costing between 9 to 15 crores, and even higher for larger units. This makes them largely unaffordable for the majority of the city's population, positioning the project exclusively for the ultra-rich.
forget 2 cr, the flats go from 9 cr to 15 cr.
People paying 10–18L per month aren’t renting a home — they’re
Yes because the price of the house would be probably 2 cores which majority of Mumbaikars would not be able to afford
Indiabulls Blu In the heart of Worli will be a good one too and they are expecting 50,000 when market rates are 65-70k

The immediate neighborhood around the project is described as chaotic and dirty, with narrow roads, constant honking, and significant traffic issues. Ongoing metro work and other construction contribute to congestion and a generally unpleasant environment, with some areas being described as almost slum-like, despite the luxury development.
This hafta system is why Mumbai city looks like shit in terms of development.
photography hides so much ... some one should visit this area its at a cross road where there is constant honking. the cross road has probably not changed in last 50 years.
It's an awful neighborhood. The whole India bulls Blu is ugly. The back lane which is teh Four Seasons residence is full of taxis , ubers and bikes parked on both sides and dirty as hell.you cannot walk on the road there.

Despite being on higher floors, residents can still experience significant noise pollution. This includes constant honking from nearby crossroads, the hum of traffic, and occasional loud music from events or parties within the complex or surrounding areas.
The noise of the traffic is very high as there is no dampening of the noise up there. Living on the 43rd floor, I found that very annoying.
Again the same thing is happening in Indiabulls blu Worli. Some wedding is going on with loud music and bass. I hope action will be taken soon.
