Congratulations to Globus and Yula group for winning one of the best plots in Neopolis Auction 3.0 for 131 Cr/Acre. It is going to be their second project after Neo which is near Prestige Clairemont.
The project at Plot 11 is first major USP as It is almost Corner plot project with Uninterrupted Views on 3 sides with ORR views on front side, lush greenery views on Left side & Gandipet Lake Views.
Neo Yula actually looks interesting — smaller scale but great location and early pricing. If they deliver on time, it could see better appreciation since it’s in Neopolis.

Where residents want improvements
The developer is perceived as a new builder with low credibility. There are concerns about the builder potentially changing names and a noted association with "Team4Spaces," which reportedly has a history of bad reviews. This raises hesitation among potential buyers, especially when considering high-value investments.
builer is new- associated with team4spaces which didn't have any great record but yula is also going timely, again layouts look good and it is certainly cheaper as compared to neopolis options but builder credibility is low.
Yula is nothing sort of great will never invest in the project whose builder keep changing the name, Team 4 had bad reviews all over.
I did not. I decided to go with a reputed builder in the area.

While the project offers competitive pricing, the overall cost for a reasonably sized 3 BHK flat in Neopolis, including projects like Yula Globus Neo, often exceeds a budget of ₹2.5 crore, typically requiring at least ₹3.5 crore or more for a decent and safe investment. Tier 1 builders in Neopolis tend to offer larger apartments, which can inflate the total cost beyond some buyers' budgets.
While per sqft price in Neopolis is within my budget, almost all Tier 1 builders seem to he building large apartments, blowing up the total cost.
Try for neo by Yula or GHR, but budget should be atleast 3.5 cr plus for a decent safe bet.
2.5 really tough to find in Neopolis minimum 3.5 cr for decent sizes their.

Although located in Neopolis, the project's true premium value is contingent on the completion of all planned developments in the region. Concerns exist that Neopolis might not fully realize its planned potential, and one side of the Neo project faces Khanapur village, which could detract from the overall exclusivity of the surroundings. Some opinions suggest that the Financial District offers more established growth potential.
Neo by Yula is located in Neopolis, which is a promising area, but its true premium value will be realized only after all the planned developments in the region are completed. The Neo project has an open layout ORR on one side, while the other side faces Khanapur village, which may affect the overall exclusivity of the surroundings.

There are general market concerns that some builders in Neopolis, including Yula, offer One-Time Payment (OTP) options, which some interpret as a sign of needing to raise funds quickly to avoid bank interest or due to financial pressure. This practice, coupled with observations of other projects by newer builders making slow progress, raises fears of potential construction delays, possibly extending up to seven years for project completion.
50 percent of builders give OTP options like GHR, globus,yula,apr,Rajapushpa and now Vajra. Once people stop going for OTP options then you will know Real estate is up or down. They don’t have money to buy land. Wait and see all projects will be deliveryed only after 7 years.
Previously in earlier auction during 2023, APR, Hallmark (now Globus-Yula) and GHR won some bids at avg price of 60-70 Cr. But all of these projects are yet to be grounded or at little progress.

Neo Yula Globus offering a throw away price of about 7000. Away from the clutter and pushed to kne corner of Neopolis may work; but they are behind APR’s 3.5 Acre; means they have no elevation view from 120 ft road.
