What residents appreciate the most
Apartments on higher floors, particularly larger 3BHK units, are perceived to have better resale value and are highly desirable for rental purposes. There's an anticipation that as Hyderabad's high-rise market matures, higher floors will command a premium, similar to trends observed in other major cities. The project is seen as a decent buy for renting out, catering to the aspirational youth in the city.
Option 2 is a steal. Go for it. 1650 for a 3bhk is good enough. Wouldn't really suggest the third because in the long run you'd always dream about living in the top floors.
Trust me in 5 years higher floor apartments would have much higher re sale value than the ones lower.
High rise are perfect for renting.

I was thinking about 5 years from now every other building in that area is 40+ floors and was anticipating more demand for higher floors than lower floors.

The project is situated in Narsingi, a rapidly developing urban hub, offering excellent connectivity, particularly to the IT corridor and Financial District. Its proximity to the Outer Ring Road (ORR) is a significant advantage for residents. The area has also seen improvements like widened service roads, enhancing accessibility. This location is highly sought after by the IT and finance workforce, making it a prime choice for those prioritizing convenience to workplaces.
Seems a good investment in terms of connectivity and price appreciation. I checked recently, they’ve widened the service road as well.
The line is close to ORR and if you looking for keeping the vicinity in mind which is closer to IT hub then you're good to go with the line.
The Line has the advantage of location, especially if you’re working around the IT belt.

Most of the IT or finance crowd would like to live near the offices which are mostly in the west Hyderabad. Everyone wants good access and it is only measured by how close you are to financial district or ORR.

it feels less stuffy, views are ok, lesser light pollution at night, great ventilation and breeze during the entire day.. so it's good.
in terms SECURITY IS 10/10. If you have children and they don't return by 9pm or 10pm is completely fine. until 10pm all amenities are open.. they and enjoy with friends and you can relax. win win.
Pros like no noise or dust pollution, cleaner wind and air, views, serene lifestyle etc are there

The pricing of apartments in The Line, around ₹8,000-₹8,500 per square foot, is considered to be at par with the market rates in Narsingi. There is also room for negotiation, with potential buyers being able to secure units for around ₹8,100/sq.ft, making it a reasonably priced option in a desirable location.
Original price is 8500/sft but we can get you for 8100/sft.

Where residents want improvements
A major concern for The Line project is its exceptionally high density, with approximately 1181-1250 units spread across 5.5 to 5.58 acres. This translates to about 225 units per acre, which is described as 'insane density' and potentially leading to 'mayhem' in common areas once the project is delivered. Critics also refer to the units as 'matchbox houses' due to the smaller carpet area after accounting for common spaces.
match box houses is something no one likes! This is not Bombay to have 700 sft 3 bhk. Remember 25-30% of that goes into common areas and your carpet area is much smaller!!!
Extremely dense.
Avoid at all costs.. 1250 units in 5.58 acres.. 225 units per acre.... that's insane density... highest ever probably in the world. It's just a mayhem..

Some also argue that high-rises are less justified in Hyderabad due to ample land, and views might often be of an 'unplanned concrete jungle'.

not ideal for most old people. Also wait time for elevator , if god forbid any unfortunate incident happens the hassle of evacuation fire hazard or any other natural calamity all these and list goes on.
High electricity bill since top floor always gets heat up. It feels you are in bricks bhatti.
the wind blows so hard sometimes that they feel they got trapped in a twister. Also, it takes about 15 mins to 20 mins (peak time) to get from your apartment to your car and out of the gate.
high rises are the most useless commodities that anyone can buy. Personally I would like to check what sort of safety measures they have for fire in place

There are questions and concerns regarding the reputation and construction quality of Terminus Group, the builder of The Line. Some sources initially believed NCC Urban was the builder or a partner, leading to negative reviews on Google pages for The Line, possibly due to past experiences with NCC Urban's projects. There is also a lack of clarity on the exact partnership status between Terminus and NCC, and some perceive Terminus as a newer builder in residential projects.
The line is built by NCC if I'm not wrong, see NCC one project beside it, you will never buy if you see that quality and maintenance.
Don't know about the builder. Do your due diligence and talk to residents of their previous projects
NCC urban residents bombarded The line project Google page with 1* reviews and Terminus responded that LINE is solely built by Terminus, not by NCC.
Check real estate board. There are some concerns on the construction quality
When I visited they told that they are no longer in partnership with NCC. Not sire if that's true or not and that's a big doubt I have but no way to get clarity....

There is a perception that smaller 3BHK units (below 1500 sqft) and apartments on lower floors might be difficult to resell in the Hyderabad market. This is based on observations that builders often struggle to sell lower floor units, sometimes offering them at discounted rates, and that smaller flat sizes are generally less appreciated for resale in the city.
3 BHK below 1500sft is not advisable. You might be able to rent it, but resale will be hardest for such builds.
I heard that lower floors are hard to sell.
But the resale might be tough as mentioned by others in comments that small size flats are not appreciated in Hyderabad

The broader Narsingi and Kokapet areas are currently plagued by issues such as bad roads, high pollution levels, and continuous construction activity, leading to dust and noise day and night. This ongoing development phase means that despite the project's internal amenities, residents might face a less-than-ideal external environment for some time.
An upcoming area goes through that phase. Same goes for roads.
People spending crores for flat and once they come out it’s just shitty infra. Smh
I like in Kokapet bro ,it’s bad. Roads are not good , small roads , full pollution , construction going on day and night

The Narsingi and Kokapet areas, where The Line is located, are projected to experience severe traffic congestion in the coming years, potentially becoming as bad as Jubilee Hills. Despite some road widening efforts, the general sentiment is that traffic issues will persist and worsen during rush hours.
Be aware in 5 years Narsingi , Kokapet will become like Jubilee Hills , I’m talking about traffic.
