Bought a 1687saft flat in prestige city for approx 1.5cr. The area seems to have great potential. Forum mall is a part of the township only. New high court adjacent to it as well with upcoming metro right next to it due to the new high court. Plus multiple A grade builders like godrej aparna ramky right next to it. 1 work in gachibowli as well and I know it might take me around 35 mins to come home but the untouched greenery and lake is something invaluable and totally missing in concrete jungle projects in tellapur or other areas. Checked all the problems some people were saying like the lake encroachment hydraa problems etc but it is absolutely approved by all govt bodies and very sure won't have any legal issues in the future.

I think the lake and 2500 acres agricultural university makes a lot of difference . I think it’s also coming with lake view restaurant , Hyatt , forum mall , and new high court is 5 mins away. Please check everything I mentioned here twice with builder . With Metro , I believe financial district is 5 mins away the AQI levels are low I think in this area . The problem with fiancial district , nanakaramguda is its concrete jungle with very low green . Double check this thing too

My personal review : I think it’s close to more greenery , the pollution is moderate or less . The location is also close to more water resources . I feel water problem won’t be much there . Since it’s an apartment with very good lake parts , I feel there will appreciation in future . Don’t forget forum mall comes attached

Located in Rajendra Nagar (Budwel/Shamshabad), the project boasts excellent connectivity via ORR, NH-44, IRR, and PVNR flyover. It is noted for its proximity to the airport (as close as 15 minutes) and a reasonable commute to Gachibowli (around 30-35 minutes). The area is also seeing the development of a new Telangana High Court project adjacent to it and has upcoming metro connectivity.

I've the exact same reasons. And also it being next to PVNR flyover. The connectivity is good. In the city, you can see that Ramky is also starting to venture in Rajendra Nagar area and there are other builders coming up too. So, give it some years, pricing of that area will improve IMO.

The project is being built with using proper hydraa guidelines. Where residents want improvements
There are widespread allegations and concerns about the developer and its employees facilitating black money transactions, particularly in resale or reassignment deals. This involves registering properties at significantly lower values (e.g., 1.2 Cr instead of 2 Cr) to evade stamp duty and capital gains tax, with buyers being asked to pay the difference in cash or through unofficial channels. This practice raises serious legal and financial risks for buyers, including potential tax liability and government scrutiny.
This seems like the case of non-registered owner. The investors who purchase the flat in all cash deal to provide builder with working capital and don't register the property. These are the buyers who help builder showing the properties as "sold out" in initial few days. Now the investors wants to make the profit but don't want to pay the tax. The builder is with them because they encourage this in first place. If you pay the extra cash, you will have to pay the tax whenever you sell it. Thanks for posting and making everyone aware. Hope the flat goes unsold or gets sold at a heavy discount.
**I strongly advise against proceeding with this transaction unless you fully understand the legal and financial risks involved.** As a first-time property owner, you'll already have plenty to worry about—whether the interiors are being done right, if the neighbourhood is decent, if there's proper connectivity and water supply. When you're spending ₹2 crores, legal compliance should not be one of your headaches. That part should be rock-solid—not a gamble.
In all this, they said the benefit of doing this is I'll be the first owner 🤣 and I just have to transfer 80L which is the profit of first owner directly to him and prestige will register it clean kn my name. I told you are doing shady business and backed out

Too expensive for a place so far away from the main IT hub. It depends on what job you do. If you are someone outside to IT sector and more likes business or remote work person then it's great. If you were to travel back and forth to main city it defeats the purpose.
That’s almost 10K PSF for Budwel where development will take at least 10-15 years to fructify and the place becoming liveable. In same price you’ll get better deals within the city
Not at all a good investment. It takes years for that area to get developed. It's a high price even for an end user. That whole area is overhyped, and isn't that area filled with factories around? You can get a better flat in financial dt at that price, which can be useful for investment and rental as well.

Despite claims of good connectivity, the project's location in Rajendra Nagar/Budwel is considered too far from major IT hubs like Gachibowli and the Financial District, leading to daily commutes of 30-45 minutes or more. Poor ORR connectivity and the area's industrial nature further detract from its appeal for daily living.
I have seen the project and the exact same pitch from their sales team, but that location is too far from everything. You may not feel it now driving on ORR but once you start living and have to drive 30-45mins for almost all go to places you’ll regret your decision.
Nearest ORR Exit is almost 8 km, so that's pretty far if you consider commuting via ORR. Commuting via city routes is not any option.
Prestige City is way too far for daily commute as of now.

Recently, I visited Hyderabad and saw atleast 4-5 factories emitting toxic emissions nearby Prestige City. One of the worst areas I have ever seen for residential development point of view. There is skepticism about how quickly the Budwel/Rajendra Nagar area will develop and become fully livable, with some estimates suggesting 10-15 years. That’s almost 10K PSF for Budwel where development will take at least 10-15 years to fructify and the place becoming liveable.
What are the growth prospects in this area? Gachibowli,Financial district,kokapet etc are nearby IT corridor. Rental, resale demand will be there. Commute time will be reasonable to offices which are mainly concentrated in this area. I don’t know what benefits we will have buying flats in prestige city/surroundings? Low price(comparatively) is the only factor? What new industries are coming there?
The area may or may not develop in long term. If you are content to have you and your family live there away from all hustle bustle then okay. But having in a city have so many other perks like good school options, good for commute, meeting friends and family, casual eateries outside.

Like we saw here in Prestige city ,Hyderabad. They started taking Expression of interest cheques and started blocking flats from past 6 months. Once they got RERA and launched it, they call it sold out in 1 day, 3 days etc. Just hyping for next.

There’s definitely a lot of hype and honestly, it’s the same story with most big-name builders. Whether it’s Prestige or Aparna’s Cyber series, the pricing everywhere is on the higher side. If you’re spending that kind of money, it’s safer to stay as close to the IT hub as possible. And more importantly, explore multiple options instead of getting carried away by brand hype alone.

I think prestige is yet to build that reputation with the Hyderabad audience and are far from being in the top 4 of preferred builder in this city. I might replace that with Auro Realty or DSR.
never go for Prestige. It has a poor build quality. Two cases: 1. Sometime ago, a fully built and occupied tower of Prestige Shantiniketan in Bangalore crumbled, killing several people. The news was subdued. 2. In Prestige society elsewhere, a kid got electrocuted in swimming pool (The question is how did current leak into swimming pool. what is the quality of construction. were sufficient measures taken?)
Kalpataru is their construction partner, just google about them. They have bad reputation in Mumbai. I don't know if they will do good job here under Prestige. Also check feedback of other Prestige projects in Hyderabad.

Most probably prestige employee is brokering a deal between you and a previous buyer. Also, I was about to finalize a deal there last year, but backed out, looking at the density of the project. This was meridian park which had most amenities, even that was like a high rise slum. So do your research
