Looking for a 2bhk under 60L in Pragati Nagar, bachupally.

Don't buy 1.5Cr flat. Search near Pragathi Nagar or Kompally, might get around 80L-1Cr.

Rent a flat in a gated community, you can enjoy the amenities without stress..

AK

The only reason I would go for gated community is safety.

NR

Dont you think the amenities in those communities are worth it. Wouldn't it be a slight upgrade in lifestyle for someone coming from a tier 2 city.

Overpriced Properties & Questionable Value for Money

Many residents and observers perceive properties in Pragathi Nagar and surrounding areas as overpriced. High per square foot rates are often seen as disproportionate to the quality of the location, building, or available amenities. There are also concerns about builders charging excessively for basic amenities, leading to questions about the overall value proposition.

Hyderabad prices are as high as Mumbai despite the fact that Hyderabad has enough land to grow horizontally

TP
Tanvi P.

It's way too pricey for a nizampet flat.

PK
Priti K.

Pragathi Nagar is way overpriced. They are asking for 55-60 for a 10 year old, that too GP that too 25 or less UDS, and if it's 3-7 years old, they do some 2-3 lakh wood work and quoting for 65-70 laks.

AT
Abhishek T.

And fuck everyone who's charging 3-4 laks for amenities which nothing but a car parking which they have to build compulsoryly, cc tv and powebavkup which will not fucking way cost around 3-4 laks. On top of that you don't even provide a manjeera connection(simhapuri and other areas) and demand 3-4 laks amenities, fk those builders. They are looting us

PR
Piyush R.

too costly for the location, building and amenities

MK
Mayank K.

The interior costing now a days is minimum 30% Now it is not the right time to buy flat

Challenges in Resale Market & Price Stagnation

The resale market in Hyderabad, particularly for flats, is challenging due to an oversupply of new inventory. This makes it difficult to sell older properties without significant price reductions. Prices are often stagnant, and there's a common perception that flat values depreciate over time, making them less attractive as investments.

Flats will never be valued same unless there is a unprecedented boom for real estate

RS
Radhika S.

more than 1.2 lakhs apartments that are built not getting sold. My suggestion is to wait for the right time.

SR
Shalini R.

I highly doubt the resale market in Hyderabad. A few months ago, I went to a housewarming ceremony in Aparna One where I saw a lot of unoccupied flats even though the tower was completed a few months ago.

SM
Sunita M.

My advice, never buy a flat. You just a small chuck in the air, the land isn’t yours either. And it’s always a depreciating assets.

NR
Nitesh R.

Prices will always increase but only for the newly built property not for the resale ones (some exceptions). Once u bought the property n plan on selling it u will struggle n might have to sell it on a loss.

AS
Aditya S.

Resale flats aren't selling My colleague had a flat in aparna serene , initially he quoted 3 cr , brokers kept pressurising him to lower prices and somehow he was made to reduce to 2.5 cr in 3 months , then he eventually got a buyer at 2.15 cr

Poor Municipal Governance & Town Planning

Pragathi Nagar, Nizampet, and Bachupally fall under the Nizampet Municipal Corporation, which is widely perceived as ineffective. This leads to inadequate basic amenities, poor town planning, and a general feeling among residents of being disadvantaged compared to areas under the Greater Hyderabad Municipal Corporation (GHMC).
