What residents appreciate the most
Despite numerous criticisms, some residents in other projects by the same developer, such as Tridasa, report a generally satisfactory living experience. They indicate that initial issues were resolved, and daily life is not significantly hampered. Some buyers also express relief at successfully completing their purchase despite facing initial challenges.
After reading this I feel lucky to have completed my purchase a little while ago . Although I did have issues at the start however I’m now able to clear off most things .
Not saying..it's a perfect society.....it's not the best place to live on the planet.....but definitely not as bad as being said in some of the comments
I personally didn't face any issues with My Home Tridasa from purchasing....the sales guy kept me in loop about launch date ....later no issues with occupying the flat and initial issues got fixed after raising them.....I am staying there for last 1.8 yrs....I don't see any issue that has really stopped my day to day tasks ....we are absolutely fine staying in Tridasa.

At least one account suggests that the cancellation process, while involving charges, was smooth and did not involve harassment. This indicates a degree of professionalism in handling withdrawals, which can be a positive aspect for buyers who decide to cancel their booking.
Glad to hear that cancellation process was smooth and no harassment.

While many reported negative sales experiences, there are isolated instances of positive interactions where sales personnel were helpful, responsive, and provided clear answers to queries regarding project specifics like Floor Space Index (FSI) and Undivided Share of Land (UDS). This suggests that the quality of sales interaction can vary depending on the executive.
On the contrary my experience with the sales person was good. Depends on the sales executives. He helped with all the answers like FSI, UDS and other queries asked right away.

Contrary to claims of leased land and the absence of Undivided Share of Land (UDS) for some projects, one buyer reported that their agreement for a property by the developer clearly mentioned UDS. They also stated that they had legally verified the documents, suggesting that UDS might be provided in some projects or agreements, or that the issue is not universal.
That's not correct. We booked the flat, got all the relevant documents from My Home and verified them legally. Agreement clearly mentioned UDS etc.

Where residents want improvements
Many prospective buyers express significant frustration and disbelief over the developer's practice of random floor and unit allocation, especially during new tower launches. Customers report not being able to choose their specific flat or even floor, with units being assigned without transparency, often after preferential allotments to insiders. This lack of choice, even after substantial financial commitment, is a major deterrent.
wtf is not knowing what flat you’re getting that non sense!!
The flat number is assigned randomly after all preferential allotment are done i.e. builders and relatives etc take most in demand flats and then they distribute the remaining flats so for eg he booked one flat in tower 3 so he may get any left over not 24th, 25th or any floor or number he prefers
Im absolutely stunned at the “random floor allocation”. Like wtf is that. If Im buying a home, the least I should have is to know where exactly is it and which unit.
What is random floor allocation? Don't tell me you can't choose your flat/unit, that would be absolutely ridiculous.
I was about to spend 2 Cr and it’s definitely not worth it, no transparency at all on floor allotment process, unless you have connections. You basically don’t have a choice after spending crores.

The projects are frequently criticized for extremely high population density, with some estimates reaching 151-167 flats per acre. This leads to concerns about overcrowding, a lack of personal space, and a general feeling of living in 'mini jails' rather than luxury or even comfortable residential spaces. The high density is perceived to negatively impact the quality of life and amenities.
They are constructing mini jails and making yall pay for it
the building just feels overcrowded now.
167 flats in 1 acre is Bangladesh level crowding. It’s not normal in India.
all I hear is people complain all day about the quality of construction, amenities and density.
163 flats per acre is horrible. There is no way it can be called luxury or even liveable.
163 flats per acre is crazy

Numerous potential buyers report a consistently poor and arrogant attitude from the sales team across various projects. Experiences include unresponsiveness, difficulty in getting clear information on availability, and a general lack of courteous treatment, leading to frustration and a decision to walk away from bookings. This behavior is attributed to the developer's strong brand perception and high demand, especially from non-resident buyers.
Same experience, went to book a home in Tellapur and was absolutely stunned at builders attitude.
For a sales team not be able to meet a client who walked into their office is a major red flag, I walked in because they were not responding via WhatsApp. That was enough for me to learn my lesson, somehow the attitude it same for all the projects, very poor responses, one line or one word answers and no clear answers on availability.
Yeah My Home sales people are horrible, when I was looking to purchase around 3.5 years ago at Sayuk we talked to the sales person, and pretty much immediately after coming out of that meeting decided that will never buy a My Home property ever, the experience was that bad.
Just visit their office and talk to salespeople, you’ll be laughing after seeing their attitudes

The market for reselling flats in the developer's projects, particularly for non-resident owners, is described as challenging, with some claiming it's 'nearly dead.' This is attributed to an oversupply of new gated communities in West Hyderabad, making it difficult to sell properties without incurring a loss. There are also reports of issues with registration for resale transactions.
oversupply and traffic situation in future around the Wipro circle.
Yes, this is true. Registration for resale isn’t happening.
NRIs have a tough time reselling their flats because the resale market is nearly dead
Literally the whole West Hyderabad is filled with new gated communities so it’ll be very hard to sell.

There are serious allegations against the developer, including claims of land grabbing and being involved in scamming practices. Some express a general distrust, stating that the developer does not adhere to legal norms and that non-resident buyers find it particularly challenging to navigate transactions due to these issues. The developer's firms are also mentioned in contexts of political scrutiny.
the builders of my home are land grabbers. They took away 23 acres of land which belongs to multiple owners in BHEL. They're fckrs and scammers Don't buy from them!
These builders are scammer!
Unless we have someone who is monitoring everymin and doing research, its very difffor nris to invest in such builder. They dont even care for law
ny home is a shit builder

There is a perception that premium units, such as corner flats or those with desirable views, are preferentially allotted to existing flat owners, insiders, or non-resident buyers before official launches. This practice leaves new or general buyers with fewer choices and less desirable units, contributing to the frustration with the allocation process.
Most of the My Home flats are purchased by the existing flat owners of their other projects itself before the official launch. All so called premium units like corner flats or flats with a view will go to them.
Wanted to highlight the issue with resale and their preferential treatment towards NRIs.
The flat number is assigned randomly after all preferential allotment are done i.e. builders and relatives etc take most in demand flats and then they distribute the remaining flats

Residents and prospective buyers raise concerns about the overall quality of construction and amenities. Specific complaints include extremely poor sound insulation, where everyday noises from adjacent units are clearly audible, and a general feeling that the quality does not justify the high price paid for the homes.
i lived in one of my home properties, the quality is shit, well most constructions are not that different, but i wouldnt prefer to buy given the quality
My Home Tridasa building’s sound insulation is extremely poor. You can hear everything happening upstairs or downstairs, even footsteps feel super loud.. This is common across all My Home communities.
all I hear is people complain all day about the quality of construction, amenities and density.

Buyers who decide to cancel their bookings face significant cancellation charges, reported to be around 200 per square foot. For a typical 2000 sqft flat, this amounts to a substantial financial loss, making the decision to cancel a costly one.
No harassment, only cancellation charges of 200 per sft.
For 2K sft flat, that’s 4L 😔

Residents complain about high maintenance charges that do not seem to correspond with the quality of amenities and upkeep provided. There is a concern that these charges will continue to increase over time, potentially becoming a significant financial burden for homeowners in these gated communities.
They charge a lot for maintenance, but the amenities and upkeep really don’t match up…
you'll have to pay at least 15k per month as maintenance charges in these gated communities few years down the line which will only put a hole to your pocket.

Residents in existing communities report various internal issues impacting daily life, including water contamination, persistent problems with bugs and rodents, excessive noise from children in corridors, long waiting times for lifts, and frequent conflicts within the community. These issues contribute to a chaotic and less peaceful living environment.
facilities are overcrowded, too much of chaos, brown water, too much of pests, noisy kids in the corridor, long waiting for lift, fights in the group.
there was a recent issue with water contamination and the building just feels overcrowded now. People on the lower floors are constantly dealing with bugs and even rodents..
