Satisfactory Living Experience for Some Residents

Despite numerous criticisms, some residents in other projects by the same developer, such as Tridasa, report a generally satisfactory living experience. They indicate that initial issues were resolved, and daily life is not significantly hampered. Some buyers also express relief at successfully completing their purchase despite facing initial challenges.

Not saying..it's a perfect society.....it's not the best place to live on the planet.....but definitely not as bad as being said in some of the comments

I personally didn't face any issues with My Home Tridasa from purchasing....the sales guy kept me in loop about launch date ....later no issues with occupying the flat and initial issues got fixed after raising them.....I am staying there for last 1.8 yrs....I don't see any issue that has really stopped my day to day tasks ....we are absolutely fine staying in Tridasa.

Positive Sales Experience (Individual Cases)

While many reported negative sales experiences, there are isolated instances of positive interactions where sales personnel were helpful, responsive, and provided clear answers to queries regarding project specifics like Floor Space Index (FSI) and Undivided Share of Land (UDS). This suggests that the quality of sales interaction can vary depending on the executive.

On the contrary my experience with the sales person was good. Depends on the sales executives. He helped with all the answers like FSI, UDS and other queries asked right away.

UDS Mentioned in Agreement (Contradictory to other claims)

Contrary to claims of leased land and the absence of Undivided Share of Land (UDS) for some projects, one buyer reported that their agreement for a property by the developer clearly mentioned UDS. They also stated that they had legally verified the documents, suggesting that UDS might be provided in some projects or agreements, or that the issue is not universal.

That's not correct. We booked the flat, got all the relevant documents from My Home and verified them legally. Agreement clearly mentioned UDS etc.

Random and Non-Transparent Floor Allocation

Many prospective buyers express significant frustration and disbelief over the developer's practice of random floor and unit allocation, especially during new tower launches. Customers report not being able to choose their specific flat or even floor, with units being assigned without transparency, often after preferential allotments to insiders. This lack of choice, even after substantial financial commitment, is a major deterrent.

wtf is not knowing what flat you’re getting that non sense!!

PN
Priyanka N.

The flat number is assigned randomly after all preferential allotment are done i.e. builders and relatives etc take most in demand flats and then they distribute the remaining flats so for eg he booked one flat in tower 3 so he may get any left over not 24th, 25th or any floor or number he prefers

SP
Sheetal P.

Im absolutely stunned at the “random floor allocation”. Like wtf is that. If Im buying a home, the least I should have is to know where exactly is it and which unit.

GM
Gaurav M.

What is random floor allocation? Don't tell me you can't choose your flat/unit, that would be absolutely ridiculous.

SK
Suman K.

I was about to spend 2 Cr and it’s definitely not worth it, no transparency at all on floor allotment process, unless you have connections. You basically don’t have a choice after spending crores.

High Density and Overcrowding

The projects are frequently criticized for extremely high population density, with some estimates reaching 151-167 flats per acre. This leads to concerns about overcrowding, a lack of personal space, and a general feeling of living in 'mini jails' rather than luxury or even comfortable residential spaces. The high density is perceived to negatively impact the quality of life and amenities.

Poor Sales and Customer Service Attitude/Transparency

Numerous potential buyers report a consistently poor and arrogant attitude from the sales team across various projects. Experiences include unresponsiveness, difficulty in getting clear information on availability, and a general lack of courteous treatment, leading to frustration and a decision to walk away from bookings. This behavior is attributed to the developer's strong brand perception and high demand, especially from non-resident buyers.

Same experience, went to book a home in Tellapur and was absolutely stunned at builders attitude.

SP
Shailesh P.

For a sales team not be able to meet a client who walked into their office is a major red flag, I walked in because they were not responding via WhatsApp. That was enough for me to learn my lesson, somehow the attitude it same for all the projects, very poor responses, one line or one word answers and no clear answers on availability.

SR
Shubha R.

Yeah My Home sales people are horrible, when I was looking to purchase around 3.5 years ago at Sayuk we talked to the sales person, and pretty much immediately after coming out of that meeting decided that will never buy a My Home property ever, the experience was that bad.

Difficult Resale Market and Oversupply

The market for reselling flats in the developer's projects, particularly for non-resident owners, is described as challenging, with some claiming it's 'nearly dead.' This is attributed to an oversupply of new gated communities in West Hyderabad, making it difficult to sell properties without incurring a loss. There are also reports of issues with registration for resale transactions.

Allegations of Unethical Practices (Land Grabbing/Scamming)

There are serious allegations against the developer, including claims of land grabbing and being involved in scamming practices. Some express a general distrust, stating that the developer does not adhere to legal norms and that non-resident buyers find it particularly challenging to navigate transactions due to these issues. The developer's firms are also mentioned in contexts of political scrutiny.

Preferential Allotment to Insiders/Existing Owners/NRIs

There is a perception that premium units, such as corner flats or those with desirable views, are preferentially allotted to existing flat owners, insiders, or non-resident buyers before official launches. This practice leaves new or general buyers with fewer choices and less desirable units, contributing to the frustration with the allocation process.

Most of the My Home flats are purchased by the existing flat owners of their other projects itself before the official launch. All so called premium units like corner flats or flats with a view will go to them.

High Cancellation Charges

you'll have to pay at least 15k per month as maintenance charges in these gated communities few years down the line which will only put a hole to your pocket.
