The project is strategically located in Velimala-Kollur, offering excellent connectivity being near ORR Exit 2 and just about 10 minutes from the Financial District. This proximity to major IT hubs and the Outer Ring Road makes it highly accessible while still providing a serene environment. The Kollur area itself is noted for its strong investment potential, rapid appreciation, and upcoming commercial developments, promising a vibrant community in the near future.
Kollur definitely looks strongest right now — fastest appreciation among the three, great ORR connectivity, and with all the high-end commercial projects coming up, it should turn into a proper happening area with good crowd in 2–3 years.

Despite earlier concerns and delays, the project has successfully obtained RERA approval, which is a crucial regulatory clearance for real estate projects, providing a level of assurance to buyers regarding project legitimacy and adherence to timelines.
They have got the RERA approval now.

Where residents want improvements
Initially, the project lacked RERA approval, which is a significant red flag for buyers. Even after eventual approval, the process was noted to have taken an 'eternity,' causing uncertainty and frustration among those who had invested or were considering investment.
can you please add me to whatsapp group for natures nest, i have also bought one, it takes forever to get RERA approval
Its delayed by years and they dont have rera.

The project has faced considerable delays, reportedly by years, with observations of minimal to no work happening on the construction site for extended periods. This prolonged stalling has raised concerns among potential buyers and investors about the project's progress and eventual completion.
Interesting. It was stalled for so long. I wonder how’s the construction quality etc
Its delayed by years and they dont have rera. Also hearing that they have serious financial issues. I have made few visits to the site and literally no work is happening, though the project was delayed by years.

There have been conflicting reports regarding the project's possession timelines. Some prospective buyers were informed of a 6-month handover period, while others were told 1.5 years, and some sources indicated possession as far out as March 2028. Such discrepancies can create confusion and distrust among buyers.
looks good but possession seems to be march 2028.
Hello , I’m planning to Villa in this project, Can you please provide feedback pros and cons , as per current status project will be handovered in 6 months

For a budget in the 3-4 Cr range, villas in areas like Kollur, including this project, may involve compromises on construction quality, plot size, specifications, or long-term maintenance. Buyers might find it challenging to secure a truly premium gated villa without significantly increasing their budget, potentially leading to dissatisfaction with the overall quality or lifestyle offered.
in Tellapur/Kollur/Mokila, most villas in gated communities compromise either on construction quality, plot size, specifications, or long-term maintenance unless the budget goes significantly higher.
a villa in tellapur or kollur makes sense on paper because of land value and future growth. but at your budget, you’ll still be compromising on builder quality, location feel, and social life.

Concerns have been raised about the construction quality, partly due to the project being stalled for a prolonged period. A broader criticism of the builder's quality was also noted, with one comment suggesting that even their head office exhibited poor construction, implying corners might be cut in units for sale.
Interesting. It was stalled for so long. I wonder how’s the construction quality etc
Very poor construction. In fact you can go to their kondapur head office and see the poor quality over their itself. If they can't construct their HQ with good quality, think about the corners they are cutting in units for sale.

There are serious allegations circulating about the builder facing significant financial issues. Such rumors can deter potential buyers and raise concerns about the project's long-term viability and completion.

Allegations suggest that a 'mafia' of employee investors might be artificially inflating the project's prices. The concern is that these individuals could be maintaining high prices to offload their units as soon as RERA approval is secured, potentially creating an unstable market for genuine buyers.
Its mafia of bunch of employee investors who are artificially keeping the price high, so they can dump as soon they receive rera.

The Kollur area, where the project is located, has been described as having 'very bad roads' and a 'village environment.' This suggests that while the location offers connectivity, the immediate surroundings and local infrastructure might still be underdeveloped and not appeal to all buyers seeking a more urban or polished living experience.
Kollur is also good option but roads are very bad and the surroundings have some village environment

One observation noted that the project has 'too many villas.' While the project is large, a high density of units might detract from the sense of exclusivity or spaciousness that some buyers expect from a villa community.
Nature nest is too many villas…
