What residents appreciate the most
The developer, ASBL, is generally perceived as a good and reputable builder, though some categorize them as 'tier -1.5' rather than top-tier. Their projects are noted for good layouts, relatively higher ceilings, larger balconies, and decent construction quality. The company has received industry recognition, including awards for 'Real Estate Developer of the Year' and 'Residential Apartment Builder of the Year'.
I’ve visited ASBL Spectra and the overall construction and finish looked good to me, so on quality they seem okay.
The layouts are pretty good - generally with relatively higher ceilings and larger balconies. And construction doesn’t seem to be too bad either.
They are OK builder. have good reputation.
ASBL is a good builder, and their standard of construction is good as of now.
I own a unit in Broadway. It’s too early to comment on the quality, but my buying experience was good.

Where residents want improvements
The '1 lakh/month rental offer' or cashback scheme for ASBL Landmark is met with considerable skepticism and strong warnings. Many view it as a marketing tactic to boost sales or address potential cashflow issues, with concerns that such promises can be unreliable, contain hidden clauses, or involve higher interest rates from specific financing partners. There are fears that the promised rent might stop if the project is delayed, leaving buyers with EMIs and no home.
Assured rentals are a SCAM. Stay away. Friendly legal advice.
Builder giving back your own money he's collecting via sales. And on top, his profit again. Ante imagine at what inflated prices they are selling. ...project completion and such rental promises can be ditched in a day if needed. You never know.
Do not go for the cashback scheme. Generally these are delayed and there will be clauses in the agreement to safeguard the builder. Also generally they will be with specific financing firms. They generally have a higher interest rate or other hidden charges.
Seriously??? You pay 10 lakh and then expect 1 lakh to come back to your account for next 3 years. Are you that naive?? ...the promised rent of 1 lakh stops (because it is already Dec 2027, remember) and now you have an EMI and no home yet.
Recently, ASBL seems to have launched a rental support / rent-back scheme for new bookings. I’m guessing it’s being done to boost sales, but it also raises a few questions: * Has sales velocity slowed down? * Does this indicate cashflow pressure?

The pricing for ASBL Landmark is considered to be on the higher side, with some describing it as overpriced, especially for an under-construction flat. Buyers report that negotiation with the builder is difficult, with only minimal reductions (e.g., 100-200 per sft) being possible. There are instances of price increases even when general market conditions are not favorable, suggesting a premium pricing strategy.
They are quoting 1.95 excluding GST and registration for a 1975sft flat. Is it possible to negotiate with this builder?
They usually don’t negotiate much, maybe 100-200 per sft at best.
It's not easy with negotiation from ASBL, but considering the current situation of RE, they might decrease a couple of 100s per sft.
Don’t trust this builder. He’s not even a tier-2 builder, and his prices are too high.
good product , but overpriced.

There are explicit concerns and reports of delays in the project's construction timeline compared to initial promises. Buyers are worried about the handover being pushed significantly, leading to potential mental stress and financial implications, especially for those relying on specific possession dates. This issue is exacerbated by the general advice against investing in under-construction projects due to inherent risks.
projects can be delayed unlike Aparna or MyHome.
ASBL Landmark – Anyone else worried about delays? Timeline shifted since booking + new rent scheme launched.
there is mental stress of possession getting delayed, which will happen with the price you're willing to pay.
Lets see how well it sticks to the delivery timeline.
After 2 years, you have paid 80% amount, then you hear that the project is delayed by another 18 months. Your bank EMI has started because you have already withdrawn 1.5 crore as loan, the promised rent of 1 lakh stops (because it is already Dec 2027, remember) and now you have an EMI and no home yet.

While generally considered a good builder, ASBL is not consistently ranked among the top-tier luxury developers like My Homes or Aparna. Some perceive them as 'tier -1.5' or not a luxury builder in any sense, which might influence expectations regarding premium offerings, long-term maintenance, and overall brand prestige compared to established market leaders.
Well, sort of - more like tier -1.5. Not quite in the league of My Homes and Aparnas.
Honer is better brand.
Don’t trust this builder. He’s not even a tier-2 builder.
Not a luxury builder in any sense.

Despite its prime location, the Kukatpally Y-Junction area is notorious for extreme traffic congestion, especially during office hours. This is a major drawback for residents, impacting daily commutes and overall convenience. The situation is expected to worsen with new developments like Lakeshore Mall.
Kukatpally is a good location but the traffic is extreme during the office hours and the whole road is pretty blocked right from nexus mall till cybertowers flyover.
Great breakdown thanks I do feel traffic will be a problem.
Landmark project is right beside Lakeshore mall. And traffic in coming days will be hell there. Already Y junction is always clogged regardless of holiday.
Anyways expect traffic in kukatpally.

A significant concern raised by existing buyers is the lack of support and communication post-sales. Once the flat is signed up, buyers report difficulty in getting resolutions or hearing back from the builder's CRM team, indicating a potential drop in responsiveness after the initial sale.
I agree the experience with the CRM team can be tough.
current owner: I would suggest to stay away from this property, no support post sales.
1 by marketing positioning, 10 in actual deliverables. Post flat sign up you will never hear from them for any resolutions.

The Kukatpally area, where ASBL Landmark is located, is primarily considered suitable for end-users rather than for significant investment appreciation. The market in Kukatpally is described as tricky due to a lot of existing supply, which could limit future value growth and result in a relatively low rental yield compared to inflation.
rental yield from apartments is very low. Infact lower that inflation.
On appreciation, Kukatpally is a bit tricky because there’s a lot of supply nearby.
That area is mostly for end users only. They won't appreciate much.

Few people are complaining about flys in the basement and general cleaning in basement.

There are specific concerns regarding the proximity of the Balnagar Industrial Land behind the project, leading to worries about potential groundwater contamination. This environmental concern has caused some prospective buyers to back out of considering ASBL Landmark.
I'm one of many who showed EOI for ASBL Landmark but backed out due to Balnagar Industrial Land behind the project on concerns on Ground Water contamination.
