If you want expansive amenities and better community go for Ivana. Callisto master layout seems half baked and slightly higher dense. It lacks the amenities and the designs of Ivana.

If you are in IT sector - to be able to reach office within 15 minutes, that too on traffic free ORR/Service raod will be a pleasant experience and definitely a stress reliever if you love driving and hate traffic.

There looks to be a few grey areas but we were shown a legal opinion doc, rera approval means that dispute was not a problem, also getting the loan from sbi which itself verifies all legal issues.
i don't think there’s any legal issue with the project. It has been approved by SBI, and if there were any legal concerns, the bank wouldn’t have sanctioned loans and construction will not continue.
So far there is no negativity about the builder in the market

Yesterday I visited their sales office, they quoted the same price.. they are charging ORR facing and club facing charges on top of the east/north facing charges
Anvita Ivana is quoting ₹7800 per sft for their phase 2, which is still starting construction. Prices are crazy and don’t seem low at all.
They were quoting me 7000 with some bargaining as base price for 3bhk flat back in September. Not really sure how they hikes 1k per sft price for 3bbk in just 3 months?
BUT dont buy from builder, I worked with landlord and landlord share flats are much much cheaper than builder flats.

Masterplan 100ft roads don’t mean shit. ... Kollur internal roads need to be expanded and aligned with masterplan roads, more so than Anvita side but there’s zero progress.
The existing road is damn too narrow to handle full occupancy of the Ivanas and villas adjacent. I liked the project but skeptical about the approach road.
the interior road from Kollur service road into the Anvita Ivana area has been damaged and in bad shape for many years. Very dangerous road conditions with many accidents already happening. Requesting your help please as no response from municipality.
