I loved the balcony, it's the heart of the apartment. When we stand on the balcony the feeling was amazing. Spacious balcony where we can keep enough plants and an entire setup to have a good family time.

Very nice balcony, kitchen is little small however if you use a breakfast corner then you might use it nicely.
I honestly love this layout. Not cramped IMO. Has a big kick ass balcony and other rooms are sufficient sized to have king sized bed and wardrobe.

Where residents want improvements

There are also broader concerns that many projects near Neknampur Lake, including this one, might be illegal or built in buffer zones, leading to litigation risks and potential project halts. In most cases these are encroached. Even if everything is great on paper and is legally okay, every lake is at some point a bigger lake in the past.
Apparently there were some reports of the builder filling up a portion of the lake with concrete. I could find many complaints on social media.
Any risks due to HYDRAA since its adjacent to lake?
The PCB slapped a notice on the builder for encroaching Neknampur lake and halted construction for environmental violations.
Don't buy any property close to lakes. A duplex apartment project close to this was halted for the exact reason.
Someone complained against them to the Pollution control board about they contaminating the lake, and then the HYDRAA thing took another 3 months or so.
Problem is lake encroachment, not the price. Even this project seems encroached. There were complaints of lake encroachment. I would stay away from such projects especially after HYDRAA.

The builder price is 1.4 crore, but I'm thinking of selling my unit at 1.15 crore to buy a bigger size.
They seem to quote quite high prices for the status of project today.
For me, the base rate was 8500 per sqft, and the total including everything came to 7.1 crore.
The builder is quoting around 8.2k SFTP and 9 lakhs for amenities, plus floor rise etc.
300 per sft for lake view is too much!

The kitchen is noted as being small, and the bedrooms are also considered undersized, especially once furniture and modular kitchen setups are installed. Some suggest that anything below 1700 sqft might feel congested for a 3BHK, depending on the number of occupants and their lifestyle.
The Kitchen is small. Consider platform will occupy 2 feet.. it'll become cramped.
If you do interiors you will feel it much more small.
Truth be told, it is cramped.
I felt kitchen is smaller and bedrooms are okay okay, but yes one more foot would have been great.
Bedrooms are very small to be honest, but the balcony is my favorite part.
Anything below 1700sft is suitable for 2bhk, else it would feel cramped.

The builder appears to be constructing towers sequentially rather than in parallel, possibly due to funding constraints. Initial possession dates have been pushed back, with the first two towers now expected by December 2025 and the remaining towers and clubhouse by June 2026, though some anticipate further delays to December 2026.
Apart from the two towers near the road there doesn't seem to be much progress.
The work has been slow. Lot of work to be completed.
The major con seems to be the speed of construction. The builder doesn't seem to have enough funds to construct all the towers in parallel. He is doing them one by one.
I have been seeing its construction since 2018. So yeah too much delay.

The smell from the lake is too much. And mosquitoes, a big issue.

The lake is stagnant water and not flowing water. If you have not puked or bitten by 10 mosquitoes, you'd be lucky. Early mornings and late evenings are worse with more mosquitoes. Higher floors will not give you relief.

Due to its proximity to the lake, there are concerns about potential structural issues such as wall dampness and seepage. Historical data from satellite imagery suggests that the area might have previously been submerged, raising fears of future flooding problems, especially during monsoon seasons when the lake reaches its full tank level.
Check Google Maps timeline to see if the area was previously water... if yes then you will have flooding problems.
Seepage and dampness... this happens with the best of the best builders. The lake will disappear every summer and come back to FTL every monsoon.
