The nearby areas are developed more than when we went last time. It's close to work place and the flat had great lake view.

I think instead of selling it, you better put it some use by doing it up and letting it out as a service apartment or an AirBnb.
If you are renting, I don't see any negatives. Make sure that all the basic amenities are working as intended.
As long as you're just renting it, it should be fine but don't ever even think of buying a flat.

This notoriety makes it a highly risky and undesirable investment for most potential buyers, with many advising to 'stay away' from it.
That’s a ghost town, I would recommend not to fall into the trap of buying in it!
Aliens is just a scam at this point and they've taken NRIs like your for a ride unfortunately. Almost everyone familiar with aliens would stay away.
You will find hundreds of posts and news about that project.. all negative.. stay away if your friend cares for his money.

These include misleading sales tactics, unfair legal contracts designed to favor the builder, and even instances where properties were allegedly mortgaged to banks without the knowledge or consent of the original buyers. There are also claims of the developer attempting to suppress negative reviews and manipulate public perception.
The project was very well known for cheating, promoters getting arrested, not giving possession, and not giving refunds for several years before COVID.
The builder is close to governments since the 2008s, and there was a lawsuit and a whole drama a while ago, confirming they are scammers.

One day before the first installment was supposed to hit our account, they suddenly told us that their investors rejected the paperwork and that we now need to sign a new set of documents.
In 2012-13 days we gave 2.5lakhs for this but seeing the status of the project we cancelled it..and after many days of cancelling and much hassle we got our 100% refund luckily.
If you cancel your money is stuck. Even after court orders they don't release money in case of dispute.
We are looking for several avenues - India law must have some recourse for the customer. At this point I am so frustrated that I am willing to burn money and get a reputed lawyer and file an injunction against any future construction activity just to teach this group a lesson.

A simple google gives very bad reviews about this society, may be that is why you are facing this issue.
No one would buy there even if they get it for 70 to 80L considering the new buyer would never be able to sell in future.
The community has got such a bad name that 80% of serious buyers will not even look at it. You can attract someone from the other 20% by giving a fair price. Don't expect 50-100% returns though.
For 1.75 crore you will get a brand new flat with better amenities and resale value in same area with same sft. Sorry but good luck.

Amenities in the project haven’t been completed yet. The parking is not ready. Construction for amenities and club house is on hold. People are staying with inconvenience.
Unless their specific requirement is to live in a partially constructed building I'd suggest they stay away.
