I live in Sobha Windsor and love the design and ambience of the society. I don’t see any society has that kind of architecture in Bangalore.
Absolutely gorgeous, but is 2.8Cr justified? I’m blown away by the architecture. The English/Victorian theme is unlike anything I’ve seen in Bangalore—it genuinely feels like a different world once you step inside the campus.

Sobha is renowned for high loading. The upside is the overall built quality which is still better compared to Brigade, Prestige etc. I own a brigade property and the windsor quality is definitely way better.

Honestly, ₹2.6 crore for a 1,800 sq. ft. SOBHA apartment is a solid deal. If the road infrastructure is completed soon, you could potentially resell it for around ₹3.5 crore next year.
The price will definitely increase to 3.5 CR by 2030.
It will rocket to 3-3.25 crores if it’s 2.8 cr now.
I had bought a unit in Windsor a few years back (early launch days) and its already interesting to see how much the value has appreciated.

The project offers good amenities, a huge campus with well-done beautification, and fosters a community environment suitable for families and children, with ample space for recreation and convenient living, including security, 24/7 water and power.
The campus is huge and the beautification is nicely done. If commute is not your constraint, it's a good community to live in.
Amenities are importantly. It gives space to walk, kids to play, pop up stores, given a apartment has many people more vendors are willing to sell and deliver, easier to hire house help, security, quieter, cleaner surroundings, 24 hours water & power. The need to go out is minimised. This comes at a cost - maintenance bills, but it makes for very convenient living.
By the way the amenities are good but the rooms are small.

The immediate vicinity is noted to be developing, with new residential projects coming up adjacent to Sobha Windsor. This suggests that the approach roads and overall surroundings are expected to improve over the next few years, enhancing future livability.
Also, nearby projects (Cascade Lorven, Ankuraa Empire Living, Sobha Windsor Phae II) are coming up, approach road and surroundings gonna improve but will take atleast 5 years.
The road to Windsor recently got renovated & widened, so that is great news.
I live in the same area, the area is good it’s developing quite well, there are few more projects getting constructed in the same area.

Several towers have received Occupancy Certificates (OC), and registrations are on track, indicating that units are ready for possession, sometimes even ahead of RERA committed dates, which is a significant advantage for immediate buyers.

I’m looking at a "ready to move" unit and the broker is quoting 2.8 Cr.
Sobha will start handing over flats by mid-June, 2025 (earlier than their RERA committed date, due to Mivian structure, where construction is a lot faster).

Despite being slightly interior, the project is considered relatively close to Whitefield's offices, malls, hospitals, and the metro station. This offers a balance of peaceful living away from the main road's noise and pollution, while still providing convenient urban access.

Idk why ppl are saying location bad- I blv its only one 1 km inside from whtfld main rd mostly you will have car and also metro is 1 km. So many schools and hospitals closeby. It’s a good balance I feel less noise and pollution inside peaceful area.

The project is consistently cited as being significantly overpriced, with current asking prices (e.g., 2.6 Cr to 2.8 Cr for 1800 sqft units) widely considered artificially inflated. Many believe the fair value is much lower (e.g., 1.5 Cr or 10-13k psft), with sellers seeking 100% returns on properties bought for 1.3-1.8 Cr just a few years prior. Buyers are advised to negotiate aggressively or wait for prices to drop.
2.8 crore for area like Whitefield is a joke. These properties are not meant for salaried class. Even at half price, it's expensive.
They purchased for 1.5 and now selling for 2.8 in 2 years. Lottery for seller, Purchaser will be stuck.
Not worth it, location is king in real estate... prices are coming down SLOWLY as currently it's inflated too much.
Don't go through brokers. Price has been artificially inflated by brokers in Sobha windsor. Actual owners are finding hard to get a buyer at this prices. Flats were sold for 1.3-1.5Cr till March 2023. Not even 3 years and Owners are expecting 100% return.

There are widespread accusations of brokers and investors artificially inflating prices, creating hype, and engaging in "owner mafia" tactics to prevent units from being sold below a certain high price point. This makes fair negotiation difficult and frustrates genuine buyers.
The owners mafia is strong there and not letting others to sell for lower than their set price! The owners there are pathetic and leeches.

Brokers are randomly quoting prices and inflating the market. Don’t give in to the desperation, I have been extremely frustrated with games these brokers and channel partners play they are creating artificial scarcity.
Don't go through brokers. Price has been artificially inflated by brokers in Sobha windsor. Actual owners are finding hard to get a buyer at this prices.
Looks like posted by a broker/investor. I was getting a 1817sqft for 2.3cr just 3 months before. Now as the builder is compelling folks to do the registration, investors are getting desprate to sell.

Horrible area, literally approach is through slum. Plus all sellers are flippers so this is expected.
Worst possible location in entire Bengaluru, you have to cross 2 graveyard to reach the slum.

The internal building entrance is also described as narrow and suffocated.
I found the kitchen to be quite small.
I found the build quality to be average, when I visited and checked the balcony sliding doors were not firm and were shaking a lot. It felt like a lazy work done without perfection. Also kitchen is small and builder has done cost cutting there by giving open kitchen.

how can they give a public road within the project? It's not a gated society then. To access amenities you have to cross public road, wow.
Windsor has a couple of problems... Secondly. There is a plan to have a public roads go through the society. This is between BBMP and builder right now but will happen soon.

Location is very bad and depends on tanker. Paying 2+ cr for tanker water is not worth.

This city is crowned with bad road infrastructure & littered with garbage.
India is just one big slum where people tag their places as luxury. Paying maintence for life time and generations to come is more costly than the house.
Well. The infra, corruption, crime, polution in Indian cities never going to get fixed. Looking at city resources, bangalore is completely unlivable. It takes 3hours to drive 10km in this city.
If you want to invest 2.8cr, look into Europe... You would get a big fram house, plus far better air, water, traffic and peace.

Drainage water is found a new place to flow on the road and plants and bushes are enjoying the new place. Location: Near Sobha Windsor, towards Shivanakuntamma Temple from Immadihalli, Whitefield.
Windsor has a couple of problems. Firstly there is a garbage dumping ground right in front of the society. This will lead of mosquitoes and diseases.
