Good Room Sizes and Overall Layout Design

The apartment layout is generally well-regarded, featuring decent room dimensions where no room is smaller than 11 feet. The design is praised for its livability and the pleasant ambiance it creates. The inclusion of a foyer is seen as a practical element that aids in decluttering and provides a clear separation from the entrance to the private living spaces. The balcony is also noted for its aesthetic appeal.

They have used the foyer to make a nice shoe cabinet and put up hanging lights. The space outside common bathroom is used for common hand washing area as its right next to the dinning room. That way guests dont have to enter the common washroom to wash theirs hands.

That’s a pretty good layout. None of the room are below are below 11’ which is a win. The livability and ambience a foyer provide when you live in it helps to declutter things. All the best. It is a good design. Very beautifully made balcony as well.

This is good. More than a space for a shoe rack, a foyer is great as a separation from the outside and the private space of your home. And a wash basin outside of the bathroom is something a lot of new constructions don’t allow for- and it is so nice to have it.

The room sizes looks to be standard. If you are Ok with one balcony and two bathrooms, I would say go for it.

Sufficient Bathrooms and Balconies for Smaller Families

For residents with smaller family units (e.g., two to three people), the provision of two bathrooms is considered adequate. Similarly, a single, well-sized balcony is deemed sufficient, especially if it can accommodate both leisure and practical needs like drying clothes.

And tbh third bathroom is usually a waste of space IMO. This is a 2.5 bhk plan tbh and it works.

If you are Ok with one balcony and two bathrooms, I would say go for it. Personally I am also not a big fan of too many balconies and equal bed - bathrooms.

HS
Harini S.

With the utility to dry clothes, I really feel no need for 2nd balcony as long the primary one is big enough to sit and have plants. We are a family of just two and might expand to 3 in few years so 2 bathrooms are enough for us.

Potential for Strong Resale Value

The apartment's layout, including its west-facing balcony and a good carpet area for a 3BHK, is believed to contribute positively to its future resale value in the market.

layout solid lag raha hai—balcony west facing + 3BHK carpet area good family ke liye. Carpet area mein usage concern sahi hai, but resale value strong rahega.

Good Ventilation and Inviting Dining Area

The design ensures good cross-ventilation throughout the apartment. The dining area is highlighted as a 'warm hearth,' suggesting it's a central, comfortable, and welcoming space within the home.

As long as it fits in to your life (family size, work, hosting guests/relatives etc) and intended use, and you’re okay with the livable area... Appears well ventilated with a warm hearth (dining).

Insufficient Bathrooms for a 3BHK

A significant drawback is the provision of only two bathrooms for a 3BHK apartment. This is considered problematic for larger families, accommodating guests, or when multiple individuals need to prepare simultaneously, potentially becoming a deal-breaker and affecting future resale prospects.

3 bedrooms and 2 toilets is a big issue. would be dealbreaker.

A 3BHK with just 2 bathrooms? Big no for me.

If you live in a 3bhk - you are looking at 3 bedrooms housing 3-6 people... how are 2 bathrooms sufficient when you have 2 kids rushing to school, 2 grown ups needing to get to work & elders as well ?

If will be an issue while selling the flat too

ND

Only 2 bathrooms? Bedroom 2 people will have to walk across hall for bath and in nights. Are you ok with that?

Limited Balconies for a 3BHK

The apartment features only one balcony for a 3BHK unit, which is seen as a major limitation. This restricts space for outdoor activities, drying clothes, or simply enjoying the breeze, diminishing the overall appeal and functionality of the home.

3bhk with 1 balcony is a crime

And just 1 balcony is fine only if you don't like to sit in balcony and enjoy wind. Else you will miss it.

If 3BHK , I would recommend to go with atleast 2 balconies( mostly one for master bedroom)... So the main balcony many times would have some provision to dry clothes which takes away the essence of balcony.

Kitchen and Bathroom Wall Sharing/Proximity

The layout is criticized for having two washrooms adjacent to the kitchen, with a shared wall between the kitchen and one of the bathrooms. This raises concerns about potential plumbing issues, seepage, and overall hygiene, suggesting possible cost-cutting measures by the builder.

Never ever put the kitchen and bathroom wall together/ Shared.

2washrooms next to kitchen is bad. Look for 2.5/2 bhk where bathrooms are with attached entry and kitchen area is separated. Builder may be cutting costs in plumbing..

Inefficient or Wasted Foyer Space

The foyer area, particularly near the main entrance and common bathroom, is criticized for being an unnecessarily large and 'unusable' corridor. This design choice is perceived as inefficient space utilization, potentially making the apartment less attractive for future resale.

yes thats the idea, but its a corridor of space thats wasted unnecessarily . we don’t need 5’ x 7’ for just a shoe rack or hanging lights

waste of space in the foyer near main door and outside common bathroom. its like an unusable ugly corridor of space. may be difficult to resell the flat.

Misrepresentation of BHK Configuration

There is a perception that the apartment is marketed as a 3BHK but functions more like a 2BHK, implying that the third bedroom might be undersized or the overall space not genuinely suitable for a full 3BHK configuration.

Awkward Drawing and Dining Room Layout

The arrangement of the drawing and dining areas is considered problematic, leading to a cramped feel. Furniture placement near the balcony door can obstruct movement, and the dining table's immediate visibility upon entry is viewed as awkward, especially when entertaining guests.

They put the tv on bedroom 2 wall and sofa on opposite wall. So the drwaing hall looks very clumsy with all furniture set very near to the balcony door which in turn make very difficult to move in and out of balcony. Also whenever anybidy enters the flat, they see the dining table first which is awkward if they are having food.

Low Carpet Area to Super Built-Up Area Ratio

The carpet area, representing the actual usable space, is reported to be only 60% of the super built-up area. This low ratio is considered a 'squeeze,' indicating that a significant portion of the advertised area is not directly usable living space.

Builder's Perspective

Response to hard water issues:

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
