The apartment layout is generally well-regarded, featuring decent room dimensions where no room is smaller than 11 feet. The design is praised for its livability and the pleasant ambiance it creates. The inclusion of a foyer is seen as a practical element that aids in decluttering and provides a clear separation from the entrance to the private living spaces. The balcony is also noted for its aesthetic appeal.
They have used the foyer to make a nice shoe cabinet and put up hanging lights. The space outside common bathroom is used for common hand washing area as its right next to the dinning room. That way guests dont have to enter the common washroom to wash theirs hands.
That’s a pretty good layout. None of the room are below are below 11’ which is a win. The livability and ambience a foyer provide when you live in it helps to declutter things. All the best. It is a good design. Very beautifully made balcony as well.
This is good. More than a space for a shoe rack, a foyer is great as a separation from the outside and the private space of your home. And a wash basin outside of the bathroom is something a lot of new constructions don’t allow for- and it is so nice to have it.
The room sizes looks to be standard. If you are Ok with one balcony and two bathrooms, I would say go for it.

For residents with smaller family units (e.g., two to three people), the provision of two bathrooms is considered adequate. Similarly, a single, well-sized balcony is deemed sufficient, especially if it can accommodate both leisure and practical needs like drying clothes.
And tbh third bathroom is usually a waste of space IMO. This is a 2.5 bhk plan tbh and it works.
If you are Ok with one balcony and two bathrooms, I would say go for it. Personally I am also not a big fan of too many balconies and equal bed - bathrooms.
With the utility to dry clothes, I really feel no need for 2nd balcony as long the primary one is big enough to sit and have plants. We are a family of just two and might expand to 3 in few years so 2 bathrooms are enough for us.

Where residents want improvements

3 bedrooms and 2 toilets is a big issue. would be dealbreaker.
A 3BHK with just 2 bathrooms? Big no for me.
If you live in a 3bhk - you are looking at 3 bedrooms housing 3-6 people... how are 2 bathrooms sufficient when you have 2 kids rushing to school, 2 grown ups needing to get to work & elders as well ?
If will be an issue while selling the flat too
Only 2 bathrooms? Bedroom 2 people will have to walk across hall for bath and in nights. Are you ok with that?

3bhk with 1 balcony is a crime
And just 1 balcony is fine only if you don't like to sit in balcony and enjoy wind. Else you will miss it.
If 3BHK , I would recommend to go with atleast 2 balconies( mostly one for master bedroom)... So the main balcony many times would have some provision to dry clothes which takes away the essence of balcony.

2washrooms next to kitchen is bad. Look for 2.5/2 bhk where bathrooms are with attached entry and kitchen area is separated. Builder may be cutting costs in plumbing..

Layout is pretty basic nothing fancy. But it's not suitapble for 3bhk.

The arrangement of the drawing and dining areas is considered problematic, leading to a cramped feel. Furniture placement near the balcony door can obstruct movement, and the dining table's immediate visibility upon entry is viewed as awkward, especially when entertaining guests.
They put the tv on bedroom 2 wall and sofa on opposite wall. So the drwaing hall looks very clumsy with all furniture set very near to the balcony door which in turn make very difficult to move in and out of balcony. Also whenever anybidy enters the flat, they see the dining table first which is awkward if they are having food.
