High and Increasing Pricing

The pricing of the apartments is consistently noted as high and appears to be increasing, with quotes ranging from 10,500 to 11,500 per sq.ft. This makes the overall cost, including registration and interiors, a significant financial commitment that some find difficult to justify.

Meraki - seems expensive for the given builder. Paying too much for location.

It was 1.8cr for 1700 SBA IIRC . It’s been sometime though. What are they quoting now? 11k per sft

NT

Pricing obviously seems high but thats the case with everyone these days.

ND
Namrata D.

Meraki is ... quoted price is 1.97 Cr (Total: 1975 sq ft and 11K per sqft). ... price would be 11.5 k per sq.ft in that case price would be 2.06 Cr.

Perceived as Expensive for the Builder's Reputation

The pricing is considered high given the developer's standing, leading to a perception that buyers might be overpaying for the location rather than the builder's brand equity compared to larger, more established developers.

Meraki - seems expensive for the given builder. Paying too much for location. Consider, SNN or Prestige - better and bigger builder.

Lack of Nearby Grocery Stores/Shops

The immediate vicinity of the property lacks essential grocery stores or shops, requiring residents to travel 1-2 kilometers for daily necessities, necessitating a two-wheeler or four-wheeler for convenience.

Another issue is no grocery stores or shops nearby. You have to go 1-2kms for shops, so 2/4 wheeler needed always.

Builder's Perspective

Response to hard water issues:

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
