Nambiar Bellezea, which is a gated community of villas only, and it is beautiful. A little pricey, but the houses are amazing, the road within is well paved, there's plenty of greenery and it's the perfect atmosphere to raise children.

There are no significant issues with food delivery services from major platforms or internet connectivity. Furthermore, water availability in the Muthanallur area, where the project is located, is considered sorted.
A lot of water supply to Bangalore comes from Muthanallur area itself, so it’s sorted!
No issues from food delivery (big basket, Zomato, Swiggy, etc). You get deliveries from Sarjapur Road as well as Electronic City. - Internet connectivity is not a concern at all.

If you check RMP 2031 plan, the entire block besides the property is booked for commercial activity. Swift city is North Star. By the time we reach there, none of us would be able to afford D25.

Both the purchase and rental prices for Nambiar Ellegenza are considered significantly high and inflated. There's a sentiment that buyers are paying a premium for amenities regardless of actual use, subsidizing marketing and underutilized facilities.
I suggest not buying in Ellegenza as the prices are already inflated (I suppose you would be quoted 5cr+).
It's quite a bit of money to be given out if general service and amenities are not at par.
The developer is making you fund massive amenities through your unit cost, then using '100-acre township!' and 'world-class facilities!' as marketing tactics to justify the 2.1cr price tag. You're essentially subsidizing their marketing budget and underutilized facilities.
The asking is 1.2 - 1.3 lakh/month in Ellegenza, maintenance additional. It's a steep asking price.

No street lights on any of the approach roads leading to the society. The road leading to E-city is better but passes through villages and it takes 1 stopped/broken down vehicle to choke the life out of you.
The only concern is that it's in the middle of nowhere.

Nambiar has no execution experience except a villa project... There is a risk that these builder will collect money showing a grandiose dream but not complete it.
Nambiar D25 was somewhere in the middle—good space, lesser-known name.
Nambiar is a better location, but not a Grade-A builder from any angle, it will take them a decade to come close to Prestige level of returns on investment.

The Sarjapur area, including the project's location, suffers from a lack of active BWSSB water and sewage connections, making residents heavily reliant on tankers. This dependency leads to steep maintenance charges and a sense of insecurity. The area's classification under Rural Bangalore, rather than BBMP, means it receives less government attention for basic infrastructure development.
Sarjapur doesn't need a metro first, it needs BWSSB. I mean, without water and sewage connection to the apartments, you need tankers for both, so expect steep maintenance charges and insecurity for another 2 decades till the area moves from local panchayat to Bangalore corporation.
There is no active BWSSB water connection (Heavily dependent on tankers). Comes under Rural BLR, Govt gives a damn only to areas under BBMP.
Just check for water issues as Sarjapur struggles with that and its increasing year on year.

Securing domestic help is a notable challenge in the area due to limited supply. Maids are available but command very high salaries, especially given the size of the properties. Additionally, the villas typically do not include dedicated maid rooms, complicating full-time live-in arrangements.
With maids - there are many of them but they are all very highly paid considering the size of these properties. So be prepared to shell extra money for maids in particular with their demand, etc.
Except for the maid situation, which is an issue due to supply, everything else is quite manageable. The villas don't have a maids room by default in them so hiring a full time help is an issue.

The metro is projected to take 10-15 years to become operational, and past promises for infrastructure have seen long delays, leading to uncertainty and potential inconvenience for residents for at least a decade.
Is 30% worth all this uncertainty of development and inconvenience for a decade at least? NOTE: Once metro work or any infra work (like Sarjapur road widening) starts, expect hell on Sarjapur road.
Metro will take at least 10 more years, but will definitely happen. Just see what's happening to the yellow line... 10 years for Sarjapur metro itself is a very optimistic bet.

Nambiar's Bellezea is top notch in quality with pretty big plot sizes. But Ellegenza is not up to that mark - IMHO.
