What residents appreciate the most
The project is situated in an excellent location in Bellandur, offering close proximity to major tech parks like RMZ Ecospace, Embassy Tech Village, and Ecoworld. This strategic positioning is considered a significant advantage and a primary selling point, contributing to its appeal for both residents and potential renters.
location is awesome (that’s the only USP).
The excellent location—it’s very close to RMZ Ecospace.
closeness to embassy tech village, eco world and eco space is reason for premiumness.
Location is great

Both blocks of the project are now completed, eliminating ongoing major construction noise within the society. While some interior work noise might still be present as new residents move in and customize their units, the primary construction phase is over, leading to a more peaceful living environment.
construction noise -> none (both blocks completed now so no ongoing construction but one may hear interior work noise as many people still in process of moving in.
that property is completed.

Where residents want improvements
Many potential buyers and residents feel that the property is significantly overpriced for the quality offered by a 'B class' or 'unknown' builder. Resale prices are noted to have increased substantially in a short period, leading to questions about the actual value. The high maintenance charges further contribute to the perception of poor value, with some suggesting better alternatives from reputable builders at comparable or slightly higher prices.
No, it's extremely overpriced.
prices really high for a B class builder.
You will get stuck with a overpriced , tier 3 builder 2bhk that no one wants to buy in future.
Very bad quality for a premium price
2bhk at 2cr is INSANE, and this is not even a tier A builder.
one of my friend bought a 3bhk there in 1.9Cr just 3 months back. you are overpaying a lot.

There are widespread complaints about the builder's management, describing it as unresponsive, unethical, and incompetent. Residents report that complaints go unheard, promises made during sales are often fake or not in writing, and there's a lack of transparency, particularly regarding open parking. The builder is also accused of cutting corners on services like security and delaying flat registrations despite full payment, leading to increased maintenance charges and a perception of being treated as 'cash cows'.
building still being maintained by builder as RWA is still not formed (builder slow down things intentionally)... They are just making resident as cash cow.
Do not buy anything from Meda, repeat with me, do not buy anything from Meda. I am a resident of Meda Heights, they are corrupt and incompetent.
Worst builder with unethical practices... they lie a lot on many things... their promises are fake.
Extremely disappointed with this place. Basic amenities like water supply, security, cleanliness, wifi, network issues are poorly managed and complaints go unheard. The management is unresponsive, making daily life inconvenient.
Delayed registrations inspite of full payment is reducing confidence and credibility in Meda construction projects.
management -> yup it sucks as it is still maintained by builder... Builder not spending money (taken as corpus). This should improve a lot post RWA takes over.

The society's cleanliness and housekeeping are described as poor, with maintenance services reportedly stopping at times, causing inconvenience to residents. The external environment around the project also suffers from garbage accumulation on roadsides and non-functional streetlights, contributing to pollution from frequent fires.
the road from aet junction to rmz ecoworld back gate is filled with garbage on the sides esp near meda heights... and the streetlights never work between meda heights and rmz back gate at night...
Meda heights Bangalore maintenance and housekeeping stopped leading to emergency for the residents in 400 flats.
Cleanliness at its worst

Prospective buyers' expectations of high rental yields (e.g., ₹65k for a 2BHK) are challenged by current residents and market observers. Actual rental rates for 2BHKs are reported to be significantly lower, around ₹50k at best, with even 3BHKs being negotiable to around ₹68k, indicating a potential overestimation of rental income.
Who the hell is paying 65k for 2bhk there ? APR has similar or lower rents FFS
rent will not be close to 65k. I was looking for 3bhks for rent in that society and we almost finalized a flat at 70k per month. For a 2bhk, it is realistic to expect 50k at best.

A major concern is the poor water quality, with reports of foul-smelling water that is unbearable to use. The water is also described as extremely hard, causing skin and hair issues for residents and damaging appliances like washing machines and purifiers. There are also general concerns about water purity and supply cutoffs, with indications that the area might be reliant on tanker water.
Tanker based from what i understand in that area.
foul smell in the water in one of the washroom.
water hardness has caused a lot of skin and hair issues. All my appliances like washing machine got damaged due to water hardness.

Despite being a gated community, residents report that basic amenities like security, cleanliness, and gym facilities are poorly managed or inadequate, with the gym having barely any equipment. There's a notable lack of a kids' playground. Furthermore, the builder has been accused of making false promises regarding amenities like comprehensive CCTV coverage (only at entrances, not on floors), Gail gas connections, and the number of EV chargers.
they mention cctv (even in brochure) but they only provided cctv on entrances only. NO CCTV on floors.
Useless gym - barely any equipments

Residents have experienced significant issues with internet connectivity, poor mobile network reception, and severe voltage fluctuations that have damaged electronic equipment. There were also complaints about random electricity cuts and a lack of proper electricity meter setup, leading to flat monthly charges. While some improvements have been noted with the switch to government power supply (BESCOM), these were prominent concerns.

Residents have reported significant issues with the property's build quality, including poorly done bathroom flooring, cracks appearing in various places, and the overall feeling that the apartments are not fully ready for occupancy. There are also concerns about suboptimal floor plans, such as 2.5 BHKs with only two toilets and a lack of attached toilets for secondary bedrooms.
The apartment still feels like it's not ready to move in.

The project faced significant legal concerns regarding illegal construction, with reports of towers exceeding sanctioned floor limits and more units built than approved. This raised questions about the project's integrity and the validity of its NOCs, although an Occupancy Certificate has since been received, addressing the immediate legal status.
this project is having illegal construction. Tower A is constructed till 14th floor while RERA sanction plan is till 13th. Similarly in tower B also. Approval is for 427 units, construction completed for ~480 units. So all the NOC(bescom, bwssb, bbmp etc..) becomes legally incompliant.
