Its proximity to good schools like New Horizon Gurukul (within 2 km) and the Ring Road (1.2 km) makes it highly convenient for residents, potentially saving significant commute time.
The project site location is very good with accessibility to all the major tech parks in Outer Ring Road in the Bellandur, Devarabeesanahalli, Doddakannelli area and it has a non-outer ring road way to reach offices in Whitefield also. Also, with good schools like New Horizon Gurukul in 2 km radius for kids.
Location-wise, it’s not bad, especially if you're working in EPIP or ORR stretch.

Recent efforts have led to the completion of CC road work at the Panathur Railway Underpass, which is now operational. This improvement is expected to enhance connectivity to the Outer Ring Road, addressing previous concerns about the road quality in the immediate vicinity of the project.
The Panathur underpass is operational and the road connectivity towards ORR is very good now.
Happy that the Railway Under pass has both the roads operational now.

In 1 year they have almost constructed 55%, its going at a very good pace.
Construction pace is decent. I visited 10 days back and a model apartment tiling is also done now.

I feel this area has a great potential to grow and this is their second major project after Meda Heights so i am hoping builder will learn and improve from past mistakes.

The property is confirmed to be on A khata land and is an A khata property, which is a significant positive for buyers as it indicates proper legal documentation and compliance, facilitating easier property transactions and approvals. The builder's previous project also eventually received its Occupancy Certificate.

Where residents want improvements
The immediate access roads, particularly the 1km stretch from Kadubeesanahalli and the Panathur railway underpass, are frequently described as being in poor condition and highly susceptible to severe flooding during the rainy season. This leads to significant traffic congestion, dust, and overall inconvenience for commuters.
I stay in that area. When it rains, it’s a hell. When it doesn’t dust and traffic everywhere. AVOID that area.
I'm considering purchasing 2 bhk at Medha east winds. Even though we like the project, we are highly concerned about the location and Panathur underbridge and S cross. Also, the underbridge is prone to flooding.
The last stretch of the road of around 1km (from Kadubeesanahalli) is a little bad with the Panathur railway underpass where a lot of flooding happens during rainy season.
Location(again) as every time you would come out of your society, you would find a queue of cars. Also, it’s on the main road - be ready for the dust and noise.
I have lived in that area and that area is pathetic... I think with this flat purchase, you should also purchase a boat and an off-road vehicle because you will definitely need those.

The builder has a concerning reputation, with residents from a previous project (Meda Heights) reporting unethical practices, frequent dishonesty, unresponsiveness to queries, and a tendency to cut corners after sales. Specific complaints include fake promises regarding CCTV coverage (only at entrances), lack of promised amenities like Gail gas and sufficient EV chargers, and employing unqualified security personnel.
Worst builder with unethical practices 1) they lie a lot on many things 2) they won’t answer queries 3) their promises are fake. For example they mention cctv (even in brochure) but they only provided cctv on entrances only. NO CCTV on floors. We had many thefts. In one of the case it was builder staff. Residents pooled 1500rs each to buy additional cams. Don’t believe anything if it’s now in WRITING.
Do not buy anything from Meda, repeat with me, do not buy anything from Meda. I am a resident of Meda Heights, they are corrupt and incompetent.
We are sufferring here in Meda Heights, check with any resident. This builder is not good, completely corrupt and unprofessional, they don't know how to maintain.

The prices quoted for units in the project are considered high, with some describing them as 'exorbitant.' This pricing is a concern, especially given the perception of the builder as 'B-grade,' which suggests that buyers might be paying a premium without the assurance of a top-tier builder's quality or service.
Is Meda B-Grade or C-Grade? Genuinely curious. This project is completely funded by the builder. Also it's parent company MRKR Constructions takes government contracts in Andhra Pradesh. Considering financial and experience it seems B grade builder.
But due to location, prices really high for a B class builder.

There is a lack of clarity and consistency regarding the project's possession date. While the RERA-registered date is end of December 2028, the builder's marketing team has quoted earlier dates such as December 2027, March 2027, or June 2027, leading to confusion and potential concerns about project delays.

Builder hired Anarock team for marketing. They are saying their possession will be in December 2027. Hard to digest.

Residents of the builder's previous project reported a significant increase in maintenance charges (from 3.5/sqft to 5.19/sqft) which they consider exorbitant. The builder is also accused of intentionally delaying the formation of the Resident Welfare Association (RWA) to maintain control and provide substandard services, treating residents as 'cash cows.'

Please be cautious with the builder. They will use such tactics to sqeeze money out of you (also the service they give is third class).
The maintenance is not good at all. The apartment still feels like it's not ready to move in.

they won’t answer queries. for under construction project, they don’t allow buyers to share number. till now we have no idea how many open parking we have as builder is not giving any number nor answering our query on this. builder started replying after 4 MONTHS (as they wanted to portray they address queries to make good rapo to sell meda east winds.
They have just one CRM guy so getting clarification on sale agreement points took time.

The property quality is terrible—bathroom flooring is poorly done, and the water smells so bad that it’s unbearable to use.
Severe voltage fluctuations damaging our big equipments, extreme water hardness damaging purifiers washing machines etc. Useless gym - barely any equipments, cracks appearing at different places, insects coming out of water - all these issues and such high unnecessary prices.

Some units within the project were observed to have limited natural light, which could impact the living experience. Additionally, despite the advertised open spaces, the overall layout did not feel as expansive as expected, and the entrance road to the property was noted as being narrow.
