There was 1 set of towers delivered pre 2016. That’s okay. But after that all towers are in a hot mess.

Projects are intentionally stalled by builders because they move funds from one project to another project. Rinse and repeat. They are not dying for lack of funds like you claimed nor capital is a problem for them.

Mantri has declared bankruptcy, I visited a mantri property which was already constructed; people moved in for a while but has a lot of units unsold. After a little digging around and talking to the society - found out that society had kept funds with Mantri that were supposed to fund the ongoing maintenance but Mantri was defaulting.

It’s most likely a scam. A new scam they are running where they give you very lucrative offer. Then take some booking amount and wait till they sell your house to someone else. You may or may not get paid back.

Avoid MANTRI DEVELOPERS. None of their projects are completed on time , They all are under litigations and taking more than 5-8 years after promised date of delivery. Few ex. Mantri web city , Mantri Energia , Mantri serenity , Mantri Lithos so on. Biggest fraudsters in real estate is Mantri.

Avoid!! No OC means it's illegal to reside there. Does it have a domestic electricity meter and a bwssb/local water connection (doubtful) for the flat? No OC means you are not paying any property tax either. Bbmp can issue a legal notice for illegal / unauthorised stay anytime I guess.

You may bring someone to mantri Webcity 10+ floor parcel 1 and notice. Even our inhouse TV are not that loud 🔊. Nobody is willing to buy land 🏡 apartment here bcz of them. Arena hall and sherlocks pub. Main culprits.
