Politicians and builders work together to get more and more money in their pockets. Govt is not going to bother if the infrastructure can support it... There is no urban planning going on that's the truth.
Poor pot holed Roads, highly interrupted power supply needing us to install diesel generators in every apartment, unreliable public transport system, unwaliable foot paths
TLDR: No roads. Bad roads. No water. No footpaths. Heavy corruption. Ugly neighbourhoods. Exorbitant prices.
Really Scared with Unplanned Development | I work near decathlon sarjapur road and was searching for some properties around. It’s really scary how the area is developing without even a bit of infrastructure to support the same.
Saw this coming long ago, this is what happens when builders and politicians strike a partnership deal. Bengaluru had so many lakes and now all are apartments n villas.
For the amount of infrastructure issues that are there in these IT corridors in East Bangalore, I don't think anything less than a tier 1 or 2 gated society with amenities is a good investment for your family, from a quality of living perspective. Otherwise, be prepared to face 3rd world problems on a daily basis.
Bangalore isn't ORR, ORR isn't Bangalore. It is a living peak example of goons and exploitations (to nature, to humans).

Don't get impressed by lower prices as compared to tier 1 builders. Tier 1 builders have historically had easier resales and better price appreciation.
Too expensive, and living next to HT would not recommend that is the exact same reason, i did not invest there. Also read reviews of their other projects. 1.8 Cr for 2 bhk is pretty high.

Don't buy! You will pay hefty EMI, on the top of that hefty maintenance. Long term, it is not easy to survive in Bangalore.
You need to reduce your budget to ₹60 lakhs and challenge yourself in getting good property by taking more time than rushing to pay ₹ 80- ₹ 90 lakhs in Bengaluru. NOT worth it,

A building dependent entirely on water tankers means cost is going to rise higher and higher for maintenance every month.
Yes, water is another major issue on the area. We usually disregard right now as tankers are available. But its a major issue

Yes, it's true, borewells are no longer authorised. Moreover, if the government is not able to provide the water line what can be done!
Sarjapur belt is one of the driest area in Bengaluru due to its geological reasons, underlying this is hard rock with no penetration of rain water.

Stay away from DSR
only go for A grade.. Prestige, Shoba, Brigade, Godrej etc.. all others will sell you and provide no amenities and there is no resale for them...

Fair warning, if your commute needs to go through panathur road via the railway underbridge, avoid this at any cost. You'll regret being born if you commute via that road.
