Unplanned Development & Poor Infrastructure

The Varthur and broader East Bangalore region suffers from severe unplanned development, leading to a collapse of basic infrastructure. Roads are congested, narrow, and poorly maintained, with frequent potholes. Public transport is unreliable, and metro connectivity to Sarjapur Road is projected to be many years away. This chaotic growth is attributed to corruption and a lack of long-term urban planning by authorities, creating an 'urban hell' with high population density and environmental degradation.

Welcome to BLR real estate, where you have to compromise on the builder, build quality, budget, location, ROI, infrastructure, limited inventory (even during pre-launches) and even a basic necessity like water source or All of the above !!!

PN
Priyanka N.

Politicians and builders work together to get more and more money in their pockets. Govt is not going to bother if the infrastructure can support it... There is no urban planning going on that's the truth.

RA
Rohit A.

Poor pot holed Roads, highly interrupted power supply needing us to install diesel generators in every apartment, unreliable public transport system, unwaliable foot paths

PN
Priyanka N.

TLDR: No roads. Bad roads. No water. No footpaths. Heavy corruption. Ugly neighbourhoods. Exorbitant prices.

RN
Rajesh N.

Really Scared with Unplanned Development | I work near decathlon sarjapur road and was searching for some properties around. It’s really scary how the area is developing without even a bit of infrastructure to support the same.

RV
Reema V.

Saw this coming long ago, this is what happens when builders and politicians strike a partnership deal. Bengaluru had so many lakes and now all are apartments n villas.

SM
Sunita M.

For the amount of infrastructure issues that are there in these IT corridors in East Bangalore, I don't think anything less than a tier 1 or 2 gated society with amenities is a good investment for your family, from a quality of living perspective. Otherwise, be prepared to face 3rd world problems on a daily basis.

SM
Sunita M.

Bangalore isn't ORR, ORR isn't Bangalore. It is a living peak example of goons and exploitations (to nature, to humans).

SD
Sneha D.

Bangalore lacks city planning at every civic level. A combination of incompetence and corruption at the political and municipal level has caused this

TP
Tanvi P.

I have almost given up mentally now 😞 it’s gonna break and gonna break bad. I can’t even think of how this will get solved because as far as i see, there is not much land to expand roads also.

High Property Prices & Poor Value

Properties in the Varthur/Sarjapur area, including DSR projects, are considered exorbitantly priced, often with artificial inflation, leading to poor value for money. Many feel that the high costs, coupled with significant EMIs and rising maintenance, are not justified given the lack of basic facilities and infrastructure. This makes purchasing a property in the area a questionable investment, with some suggesting it's better to rent or look elsewhere.

Don't get impressed by lower prices as compared to tier 1 builders. Tier 1 builders have historically had easier resales and better price appreciation.

SM
Sandeep M.

Too expensive, and living next to HT would not recommend that is the exact same reason, i did not invest there. Also read reviews of their other projects. 1.8 Cr for 2 bhk is pretty high.

RS

Going rental here. Not going to give crores for this shit

SD
Sneha D.

Don't buy! You will pay hefty EMI, on the top of that hefty maintenance. Long term, it is not easy to survive in Bangalore.

SR
Sunil R.

You need to reduce your budget to ₹60 lakhs and challenge yourself in getting good property by taking more time than rushing to pay ₹ 80- ₹ 90 lakhs in Bengaluru. NOT worth it,

RP
Rajiv P.

The location is bonkers shite, that's why it's cheap

RV

its like we are paying crores for basic things like, walking areas etc. CRORES.

AT

It's crazy how they charge so exorbitant prices and still seem to hike it up based on demand. It's all scamsters.

DS
Dipti S.

I went with DSR, a tier 2 builder in same area. But yes, everything is priced like a tier 1 property.

MJ
Monica J.

its like you read my mind. Was worrying about the same things. Was looking out for some apartments from the past two weeks.. then asked myself.. is it even worth spending crores on it? finally the roads and environment outside are so bad!

Severe Water Scarcity & Tanker Dependence

The Varthur/Sarjapur area, where DSR Green Waters is located, faces severe water scarcity. Many large apartment complexes, including those by DSR, are entirely dependent on water tankers, as borewells are either not permitted, unsustainable, or yield hard/fluoride-contaminated water from extreme depths. This reliance leads to high and increasing maintenance costs, raising concerns about long-term feasibility and potential exploitation by tanker suppliers.

A building dependent entirely on water tankers means cost is going to rise higher and higher for maintenance every month.

SN
Sameer N.

Yes, water is another major issue on the area. We usually disregard right now as tankers are available. But its a major issue

PH
Pranav H.

I still don’t get it . How are people so stupid . You are buying a house to live forever to retire there and no piped or borewell water , and to entirely depend on tankers for water .

AJ
Aditi J.

Whole society seems dependent on tanker water, is this feasible in the long run?

SR
Shubha R.

In the entire sarjapur varthur area, this question is irrelevant unfortunately.

KA
Kirti A.

Yes, it's true, borewells are no longer authorised. Moreover, if the government is not able to provide the water line what can be done!

NS
Neelam S.

Sarjapur belt is one of the driest area in Bengaluru due to its geological reasons, underlying this is hard rock with no penetration of rain water.

RM
Riya M.

Do they have water? How many borewells? Do borewells have water? Brigade sanctuary is right in front I believe and those folks straight up said only tankers.

Builder Reputation & Construction Quality

The developer, DSR, is generally perceived as a mid-range or '3rd grade' builder, not on par with top-tier developers. Concerns include the possibility of substandard products, poor construction quality in some projects, use of cheap materials for finishes, and inadequate after-delivery support. There are also mentions of inflated pricing relative to the quality offered and a perception of the builder being politically connected and not prioritizing quality.

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
