What residents appreciate the most
In contrast to numerous negative reports, some buyers have expressed satisfaction with the builder's ability to complete projects on schedule and deliver properties that are considered well-built and of premium quality, particularly from an investment perspective.
Projects get completed on time, and no hassles what so ever. ... It's well built and offers premium quality. As an investor, I'm happy if the builder delivers on his timelines and on quality. DS Max did that.
Have you personally done the ground work? See with your own eyes and then speak. Everyone knows most of reviews are paid. Either way, I made my ground work and happy to have bought one from DSMax.

their prices are quite attractive compared to competition.
Location and pricing seems promising though for skyfield.

While generally not recommended for purchase due to quality concerns, the properties are acknowledged as a potentially suitable option for individuals looking for budget-friendly rental accommodation.
Currently a tenant at a DS MAX society. Facilities and maintenance are below average, but it's worth it for the rent I'm paying. Consider DS MAX only if you want a budget friendly accomodation on rent, it's not worth purchasing imo.

Despite criticisms regarding overall quality and workmanship, the builder is noted for providing essential infrastructure elements such as rainwater harvesting (RWH), metro connectivity, sewage treatment plants (STP), and access to roads, which are crucial in the Bangalore context.
Major things, looking at Bengaluru situation, are Quality construction (better than other builders), RWH, Metro Connectivity, STP, access to roads; and this is delivered.

Where residents want improvements
There are widespread and consistent complaints about the use of low-quality construction materials and cheap labor, leading to significant structural issues. These include visible cracks, extensive seepage during rainy seasons, and a general lack of durability, causing properties to deteriorate rapidly and be likened to "urban slums" within a few years.
Pathetic quality, leakages... Parking size.. what not.
I have lived in a DS Max property... It wasnt great as far as quality of the house was concerned! There were massive seepage spots in rainy season in two of the rooms.
Don’t buy from DS Max. They build with the worst quality material and cheapest available labor. I live next to a DS Max. My building is 8 years older than DS Max, but requires far less maintenance and has no cracks compared to DSMax.
They turn into "urban slums" in a few years as they're made with poor quality materials.

The builder carries a pervasive negative reputation within the real estate community, with numerous individuals strongly advising potential buyers to "stay away as far as possible" and "avoid DS Max entirely." They are frequently categorized as a "name to avoid" and are considered unsuitable for property purchase, especially for long-term ownership, often being compared to low-quality imitations.
Sad reviews I see from The net. Better to stay away I guess
DS Max is like the "ABIBAS" shoe of apartments.
Unless you want to stay for rent, don't even consider DS max.
Stay away as far as possible.

Property owners frequently encounter extremely poor post-sales service, characterized by rude and uncooperative customer relationship management (CRM) staff who refuse to provide answers or commit to resolutions. Attempts to reach senior management are often futile, reinforcing a perception that the builder disregards brand image and is unwilling to rectify errors.
DS Max doesn’t care about their brand image and will most likely not rectify any of their errors. They target the budgeted segment as buyers are not very influential and they can work their way around.
There was some major design flaws in the sewage outflow planning and now there is backflow and flooding of sewage in the basement area… when we asked the designated CRM person to the apartment about how and when it might get solved, the person literally said “who are you to demand answers from me? I will do whatever I want who are you to ask me anything?”
Even if you get hold of them, you will not receive a proper answer.

Projects are plagued by fundamental design flaws, notably in sewage outflow planning, leading to severe problems like backflow and basement flooding. These issues are not isolated, with similar problems reported across multiple developments, alongside persistent issues like water leakages and inadequate parking.

There was some major design flaws in the sewage outflow planning and now there is backflow and flooding of sewage in the basement area…
There's another one of their projects near Begur, with the exact same problem. To the extent that sewage from their treatment plant was seeping into our basement, an adjacent building.

The builder is accused of engaging in unethical business practices, including skirting and bending building rules through cost-cutting measures that compromise quality. There are claims that they often act as marketing agents for properties they don't own, focusing on sales commissions rather than construction integrity. Additionally, they are said to target budget-conscious buyers who may be less influential, and allegedly force owners into substandard and overpriced interior contracts.
They don't own most of their properties. They just take over the project marketing and attach the ds-max name. The construction quality is horrible. They just sell and take commission.
Thes people skirt and bend the rules sooo much you never know what the actual root cause of the problem is… one cost cutting after another after another…
I personally find their CEO to be a very sketchy character
