Residents have experienced extremely poor maintenance services from the builder, characterized by rude employees who neglect their duties and refuse to provide proper answers or rectify issues. The overall service quality is described as 'shitty', forcing residents to consider taking over maintenance themselves.
when we asked the designated CRM person to the apartment about how and when it might get solved, the person literally said “neev yaaru antha nan nimge nan answers kodbeku? Nan yen bekadru madkothini neev yaaru kelakkke?”
I don’t know… i am just trying to manage and deal with the rude employees at this point…
Have paid for maintenance in the purchase agreement till end of October 2024… Have to deal with this shitty service till then…
You can probably head over to their office and find a senior enough person, but likely to be a waste of time. Best case scenario is to form a coop society and take over the maintenance.

There have been reports of significant design flaws in the sewage outflow planning in DS Max apartments, leading to severe problems like backflow and flooding of sewage in basement areas. This issue has been observed in multiple projects by the builder.
There's another one of their projects near Begur, with the exact same problem. To the extent that sewage from their treatment plant was seeping into our basement, an adjacent building.
There was some major design flaws in the sewage outflow planning and now there is backflow and flooding of sewage in the basement area…

Honestly the smaller builders charge heavy corpus but never maintain the property. With lack of amneties it gets to a point that you need to step out of the society for even taking a walk, and with lack of pavements, pollution even that is not an option. Quality of life is heavily compromised
