Poor Builder Maintenance and Customer Service

Residents have experienced extremely poor maintenance services from the builder, characterized by rude employees who neglect their duties and refuse to provide proper answers or rectify issues. The overall service quality is described as 'shitty', forcing residents to consider taking over maintenance themselves.

when we asked the designated CRM person to the apartment about how and when it might get solved, the person literally said “neev yaaru antha nan nimge nan answers kodbeku? Nan yen bekadru madkothini neev yaaru kelakkke?”

Have paid for maintenance in the purchase agreement till end of October 2024… Have to deal with this shitty service till then…

You can probably head over to their office and find a senior enough person, but likely to be a waste of time. Best case scenario is to form a coop society and take over the maintenance.

DS Max doesn’t care about their brand image and will most likely not rectify any of their errors.

There's another one of their projects near Begur, with the exact same problem. To the extent that sewage from their treatment plant was seeping into our basement, an adjacent building.

They target the budgeted segment as buyers are not very influential and they can work their way around.

Thes people skirt and bend the rules sooo much you never know what the actual root cause of the problem is… one cost cutting after another after another… so much so that it’s a complete tangled mess

Inadequate Maintenance and Amenities in Smaller Projects

Smaller builders, including DS Max, are noted for charging substantial corpus funds for maintenance but failing to adequately maintain properties or deliver promised amenities. This often leads to a compromised quality of life for residents, who may lack basic facilities like walking tracks within the society.

Honestly the smaller builders charge heavy corpus but never maintain the property. With lack of amneties it gets to a point that you need to step out of the society for even taking a walk, and with lack of pavements, pollution even that is not an option. Quality of life is heavily compromised

Builder's Perspective

Response to hard water issues:

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
